The terminal is pretty well maintained. I've only always taken the ferry to Battery Park and it costs $4 oneway on the weekend and $6 on the weekdays. One can always buy tickets using the app instead of waiting at the terminal. There's a ferry to Battery Park in every 15 minutes.
Given the fact that it takes only 5 minutes to reach the city, this is much more convenient and relaxing than perhaps taking the path to exchange place. Also, the ferry has open seating at the top providing great views of New York and the Hudson. All in all, it's worth taking the ferry during the summer.
I wish I could say the same about the staff. On numerous occasions, I've found the cashier as well as the person collecting the tickets to be rude.
Pro tip: Do come in at least 10 minutes before your ferry as the cashier can take...

He speeds across the Hudson to the point passengers have to hold on to their seats so we don't get thrown off. The taxes in this area has reached nosebleed levels resulting, unfortunately, in severe gentrification.
