If you choose to live here, it's only a matter of time until you realize the living nightmare this complex is.
I lived here for three years, with each consecutive year this place becoming more of a dump. You want help from management? Good luck, they will fall back on "it's out of my control" like every other problem here. Do you want to live peacefully, rest assured your car is safe, and that your apartment is safe? This place is not for you then. I lived in Coates, we had homeless people living in our stairwells because management failed to get the lock to the outside door replaced for close to 3-4 months, if not longer. The gate to our parking lot? Broken for months, with numerous bar-goers taking the parking spots you pay for, no towing enforced. The only time they towed a car, was when a resident was forced to park in an unmarked spot since BOTH parking garages were full of bar-goers. Unless you live on Washington St, it is LOUD on Broadway until 3-4am.
Do you want your maintenance issues taken care of? Good luck, not only do they overwork their maintenance staff, but I've had requests sit for months and received emails from management about how I have a TBD time until they can answer my request. Every unit I lived in had A/C problems, faulty outlets, problems with insulation, heating, plumbing, etc. The real question is, what DIDN'T have a problem? What did management contribute my apartment problems to? "You live in a historic building, what do you expect?"
I lived in a townhome as well. That was the year a homeless man decided to live below me in an unoccupied unit. This homeless man also ATTACKED me. I had to call the police because again, management will not help you. My townhome had such severe insulation issues, I couldn't heat it beyond 55 degrees in the dead of winter. What was their solution? Bringing me space heaters.
While I lived here, I got to witness firsthand, conflict amongst their staff that not only occurred in front of residents, but that actually escalated into a court hearing. Guess who was asked to go to court for having witnessed this? Me, along with other residents.
Staff asked to borrow money from me. Other staff openly complained to me about how toxic the work environment was. The turnover rate here is insane, I've witnessed new management up to 3x/year. With that being said, expect there to be times that there is just nobody able to be in the office because they'll probably wind up short-staffed yet again.
Random people off the street were stealing packages since they didn't keep our packages in a safe space or had enough people to watch over them. What else more do I need to say?
Upon finally moving out, they messed up sending me my deposit NUMEROUS times. They mailed me a check, only to call and tell me they had an extra check for me. I called to inquire because I told them that I already received a deposit check. The woman on the phone checked with her "manager" who told her at the time that must have been the rest of my deposit and that they will mail it to me. That was news to me, did I pay extra fees I don't recall? That's very on par for quality hill, so I said ok. Lo and behold, my bank calls to tell me that Quality Hill put a stop payment, to which I had to pay the fees for, because this was in fact NOT the rest of my deposit, but instead an error on their end. Did anyone actually call to explain to me they made a mistake? No, I had to call just to be told this was "out of their control." Out of their control? I called to try and be pro-active about whatever check they were talking about mailing me, to ENSURE this wasn't a mistake, and after being reassured it wasn't a mistake, it was.
Would love for this useless VP, KATHY, or someone above the management here to give me a call because this was the worst experience of my life and none of them care if they screw you over. Doubt she will because she must be the most corrupt of them all. I experienced things here that are so unprofessional that I should've never experienced.
I wish I could leave a...
Read more(Others may not have experienced this but this MY STORY MY VOICE/LIFE STORY) PSA TO THE KANSAS CITY AREA AND THE SURROUNDING. If I could give this property 0 stars I would ALL THE BAD REVIEWS YOU SEE ARE TRUE*
Personal experience I WOULD NOT want ANYBODY to experience what I have been through mentally, emotionally, physically and spiritually when renting at this property and the abuse and harassment I faced from staff.
The people in that office currently are incompetent, deceitful and liars. They have no sympathy, empathy, professionalism nor the right qualifications to work in property management and when you enter that office you will see a facade so I fore warned you.
This property is government funded and the money that YOU WILL BE GIVING as a tenant is definitely not going into property improvement nor making the environment or the tenant and property relationship on good terms. They will send certain emails of notifications and will not notify you when entering illegally so I advise some type of security camera.
They will lie straight to your face and take your money to get you into the unit, and pocketing OUR HARD EARNED TAXED money, because the money we are giving each month it is definitely not going into up-keeping any of these buildings and will NOT tell you if the unit is inhabitable, will delay your process on moving in and will tell you before you sign the lease “if you don’t like it you can look around for another apartment” manipulation and let’s not talk about the pool they are using for FALSE ADVERTISEMENT that you WILL NOT BE allowed to swim in.
Not only that this property holds illegal evictions on tenants if they feel like they are harassed, they will place threatening letters for eviction and made up numbers on something you don’t even owe on rent.
I.E. (Me) a tenant speaks out against multiple problems I.E. in ALL 3 of these buildings they have some type of inhabitable living conditions such as asbestos, INFESTATION of roaches, bed bugs, no air circulation unsecured doors in the building, no security, car break ins, strangers wondering throughout the building and the list goes on if you are a tenant there you will definitely get the full packaged experience of the deposit you will be dropping.
Sentinel has already been on the NEWS and in ARTICLES need I say more? Do your research on this SLUMLORD property.
These apartments are not up-kept, I COULD NOT even drink the Faucet WATER because they have bad plumbing it comes out cloudy and made me sick as a dog. TIP: purchase water if you have to cook or drink
Maintenance does not hold the right qualifications, will half the job and never come back, works orders that I placed went in-completed so don’t count on seeing a commercial company vehicle.
When it comes to placing work orders they will go incomplete without no notification and say complete and disappear, when serious complaints are placed it goes unresolved and the office WILL DELETE emails so keep a paper trail when interacting with them. Healthy Home Inspections will be your best friend when wanting something done if you will be renting here.
So my message is to you all do your research now.
KNOW your rights as a MISSOURI tenant when renting because slumlords are not doing anything but rising and getting worse nationwide.
In MY OPINION this is a good start if you are looking for a quick spot to move this is it but any other further stay I would not recommend once you move in you’ll always see...

Edit 2: They fixed my ceiling leak and re patched the ceiling. I updated my review to show this. If you get them a little motivated they will follow through with maintenance repairs and it is an alright place to live. Will update on getting my security deposit back
Google has char limit so ill put the tldr and some tidbits TLDR: They are just like any other big rental place. they skimp on everything they can to save money and they avoid spending money to make their place better where they can. They have cheap counters, cheap doors, cheap appliances, cheap cupboards, cheap carpet to hard flooring transition, cheap electrical, and it seems they have rushed workmanship on most things. Their lease is a deathtrap and an inexperienced renter can get f#$%ed on a lot of stuff. They dont really honor maintenance requests for leaks (bathroom since march) and office is somewhat slow to respond to inquiries. All in all, not the worst place ive rented from but definitely not the best. Take pictures of everything, save conversations, remember to give 60 days, and pray you dont get a leak. We will see if this review goes to a 1 star upon moving out.
The things I am most angry about is that they havent fixed my leaking bathroom, that they promised me Google Fiber and didnt actually have it when i moved in, some of the cheap and rushed things, and lack of good communication. Some things I like are no pests, big closet, in unit w/d, nice front office, and ability to have pets. Ill expand until the character limit. My bedroom electric switch doesnt work for anything. None of the outlets are on it and they dont have a light so it serves no purpose, the gfci in the bathroom trips randomly. the counters are wood or cork or something with a nice looking layer on top and that comes off around the corners, the carpet blocks my utility closet door so it is really tough to get to the w/d, no storage in the bathroom and you need to buy a drawer for it. No place to put pans in the kitchen and need to buy a storage thing. They didnt give me the sqft of my apartment even when i asked (i moved anyway cause i was in a tight position). The parking spots are really tight and people double park all the time. The apartments are overpriced, I had broken plating over my cable jack and light switch when i moved in, the windows are a bit tough to open, the bathroom doesnt have a lock on the door, the fridge and stove are cheap, no recycling, they take a while to respond to inquiries and emails and sometimes never respond if you send it through the online portal, the carpet is coming up around the transition from carpet to hard floor, the cupboards are really cheap and some of them arent level. All in all the place is average and the money grubbing tendencies turns me off of it a lot. The quality is rushed and cheap and they prefer stagnation to helping, especially on big things like ceiling leaks. They are nice, though, which helps a little bit but it doesnt excuse them. I would definitely recommend getting a loft or going a different place downtown if you can. This should be last resort housing imho. ill update...
