I've now moved and my rating went down since the first. Why isn't zero stars an option!?! The Villas is the worst complex I have ever dealt with and lived in. They will nickel and dime you, tell you the things you paid in the beginning are no longer what you thought when signing, are two months behind on utilities, can't keep managers at their complexes, allow months to go by without getting maintenance taken care of, charge you for hidden things when you move out, accuse you of stealing things when you leave, the apartments were cheaply made and corners were cut so you pay a lot for low quality, and overall it's just a negative experience. I'll detail each of these below. I lived in the Villas on Main for three years. It was in my final lease term that Villas changed and Alliance is the cause of me moving. I know this won't change much of my situation, but hopefully it can help some not get stuck in the same.
Nickel and diming- Every month there was a new fee we were now responsible for paying. First was they were moving to a billing company and now we get to pay for them to bill us. The final straw was outside power. REALLY!?! shouldn't that be just factored into rent?! Oh the real kicker, NONE of my outside lights in my building worked, the parking lot was out, and several others in the complex were out. I questioned this with the apartment complex and they said they needed a special ladder or something to change the lights...a month later still not fixed. How many people does it take to change a light? Apparently more than work at the Villas...
I paid $199 in the beginning that I was told was the administration fee and deposit. Come to find out it was only admin fee, but I don't know what they actually administered. I had to track them down to fix things in my apartment even after the initial request, I wouldn't get a response when I asked, they never answered their phone, and more. What are you administering there? Told if you rented for 24 months or longer the carpet cleaning fee would be waived, well got charged 75 or 85 for that, and another 75 or 85 to clean my spotless apartment. I asked what I needed to pay before moving, I was told $95, paid that, now I'm getting charged an additional $225 for utilities, cleaning, and a shower rod they claim I stole, more on that later. Then when I questioned after getting the final bill was told "yeah that happens a lot, what people are told isn't actually true."
I found out they are two months behind on utilities, the complex was able to handle billing you timely without alliance, but now can't. What is that billing company for??
Prior to moving out I was asking about cleaning because every apartment I've rented from had a list of what needed cleaned. I was told not to worry about it because they bring in a cleaner and just bill me for it. This was the first I'd heard of that since moving in. I asked how much that would be, no response. More of that great administrating I'm sure.
Accusation of stealing- when I moved in there was not a shower rod in the bathroom. Not a big deal. I just bought one. No where was it mentioned there should be one, no walk through by them catching there wasn't one and telling me it would be fixed, and I just moved on with life. Now I get the bill and I'm getting billed for stealing a shower rod. I called them, and they said there wasn't a mention of not having one when I moved in. REALLY!?! Out of all of the things I could have taken you think I was desperate for a shower rod?? Probably a crappy one at that too. I have to send them pictures of the rod in the bathroom. I have a pic of the bathroom but the rod is barely visible. Who thinks to take a picture of a shower rod, especially when there isn't one and you don't know there should be??
Poor quality- the vinyl flooring was starting to peel. I told them, and a week later it was back to peeling. Dishwasher doesn't really work. It took them two months to come look at my toilet and AC unit last August. I fixed the AC unit myself. Is this more administrating they...
   Read moreI wish I could leave a review with 0 stars. This was the worst place I've lived. If not for being the first place I lived with my wife I would have no good memories here. We just moved out after a 10 month lease and my life could not be better. When we moved in the place was filthy. There was blood on the walls and the bathroom door was broken in like someone was savagely beaten in the apartment. There was dog hair from the previous owners as well as dog food on the laundry room floor. The front door was missing an entire weather strip making it very expensive to heat in the winter. When we looked at the apartments before moving in we were told that the apartments had out door storage space which we were looking forward to using. When we got our keys our apartment had no outdoor storage space because there was a fire riser next to our apartment. We had to deal with this because we found out after moving in that not all of the apartments have outdoor storage. With all of these problems that I sent in service requests I only saw the maintenance guy one time to fix a hole in the wall in the bathroom and this was the first week that I moved in. I previously put a review on Google and the office workers emailed me and asked what they could do to fix the issues and they asked why I left a bad review. I took the review down and communicated with them via email and told them of the problems that I had with the apartments and staff. They told us to put in a work order and said that they would try and repair the apartment. We were able to check the status of the work order online and it said that they had come to look at the damages, but nothing was ever repaired. It was awkward for family and friends to use the restroom in our apartment because the door wouldn't shut. They required that we have two move out inspections, which they never showed up too. I had to go remind them that I had these appointments set and they still wouldn't do the first inspection, I was told that they would call and reschedule this and they never did. I was told at the final inspection that the maintenance man would need to be there because the worker in the office didn't know what she would need to look for. The maintenance man wasn't working the day of my scheduled appointment-- that I set when I gave the office my required 60 day notice. There were TWO cleaning charges at the end of my lease that were not in my contract a $65.00 cleaning fee and $125.00 carpet cleaning fee. My wife and I talked to a worker about move out charges and requirements and were told verbally that the only charge that we should have at move out was a mandatory $65 cleaning fee, there was no mention of any other charges. I was under the assumption that the non-refundable deposit that I gave them before I moved in would be used for cleaning fees and for the cost of daily use damages- so these fees were unexpected and could cause someone unexpected financial hardship. When we asked why we had to pay the carpet cleaning charge we we're told that the apartment would need to be as it was when we moved in-- we didn't leave dog food on the floors. The apartments also sent out a letter to everyone in the complex stating that we could be charged additional fees for communal gas and electricity. Nothing is consistent with the contract that you sign when you move in and the office staff do not communicate to the tenants or each other. Don't pay $1,000+ a month...

Worst apartments I have ever lived at!!!! I am a current resident and cannot wait to move out of here. This place is a complete joke!!! The manager in the office is rude and extremely unhelpful. If you have issues donât even try to call corporate because there is no way. The number is disconnected. I had to email them which was a nightmare to get that information and she called me back on an unknown number

Patio violations- Completely ridiculous!!! The first violation we received was because we had a single Costco tote out there which is not listed on our lease. I contacted corporate via email and her response was that we werenât allowed to have that out there and that she would ârewordâ the lease. Meaning itâs not on The lease and we should be able to have that out there. We just got another one today because we have a wooden chair out there. Apparently they get to pick and choose what chairs are âoutsideâchairs.
They turn your ac off- Apparently they can pick and choose when your ac gets disconnected when itâs gets too cold outside. We were told the units were freezing up and thatâs why they disconnect them when it cools off. They donât let us have use of them till itâs 65 out. This was all news to us till they emailed up stating they were disconnecting them⌠none of this was brought up when signing our lease. Keep in mind just because itâs cool outside doesnât mean itâs cool inside! And all the ducts are connected. It would get up to 75 in our apartment with windows open. They then turned the ac back on without informing us. We had to figure it out ourselves!
Rent- They advertised rent 1,444 when we moved in. On top of that you have the ridiculous tv package you have to have and our car port. We got our first statement for rent and it was close to 1800. They make you pay for the common areas which were not even brought up to us when we were talking about what we pay per month. On top of that you have to call and open your own account for gas or the apartment will charge you a fee because they have to take care or it. NONE of this was explained to us when moving in.
Loss of information- We also received a note on our door saying they didnât have any of our income information or information on our dog and wanted us to resubmit everything. COMPLETELY RIDICULOUS given that the entire lease contract is electronic and you wouldnât be able to get an apartment without the financial information. Turns out they had lost it. Completely unprofessional and unorganized.
Garbage- The garbage on my end of the apartment complex is always a disaster!! Stuff will sit out there for days! For a company that supposedly takes pride In the appearance of the place that shouldnât be there or at least be acknowledged and picked up!
