I've stayed at this property for over 3 years and absolutely loved it until recently when the new manager Veronica came on board. Things ended up slowly declining once Jessica left , which warranted my husband and I to break our lease early due to the decline in the community and management not taking the initiative to rectify concerns in a timely and professional manner.
I put in a service order to have the tile in the bathroom pulled up and replaced because it was filled with water damage and a maintenance worker came in and checked it , said he'd come back to do something about it and never did. The living room ceiling had water damage , we put in a service order for that and they literally just painted over it and eventually the water damage spread and begin to show over the paint. The foundation in building 11 is HORRIBLE. There's cracks all through out the apartment which made it easy for insects to come inside. We brought this to Veronica's attention when she asked why we were considering breaking our lease and she advised that building 11s foundation isn't as bad as building 10s as if that was suppose to make us feel better. She tried asking us if we'd stay and they will work on the foundational issues which we kindly declined. You want to fix the foundation issues ONLY because we're breaking our lease but didn't offer to fix issues to ensure our comfort while we were there ? That's insane and unacceptable !
But wait ,there's more ..
We received our final account statement and seen that we were charged$65 for cleaning when we worked tirelessly to sweep, mop and wipe down the walls of each room so how is that even possible ? They didn't have to clean a thing !
Also , we were charged an fee of $800 JUST for damaged flooring alone . I called the office and spoke with Leslie and voiced my concerns about the $800 and advised that I wasn't going to accept this $800 fee when there was only 1 square foot of damage to the living room floor due to our furniture leaving an indent . She responded and said the $800 fee is a percentage of the fee that they have to pay for their 3rd party vendor to come and fix the flooring. That's mind boggling to me because they didn't pay a dime to fix the water damaged floor in the bathroom but want to charge us a percentage of the fee to fix up the apartment for the next tenant but didn't have the decency to call their vendor out to change our bathroom tile ? I advised that I wanted corporate's number to further discuss this and other concerns ( in a VERY respectful manner ) and she declined giving me their number saying , " If I have billing issues I can call their billing concierge department that's inside the email that she sent with the final account statement . I replied with," I'm not only discussing billing concerns but other concerns that have risen as well". She then copped an attitude and proceeded to tell me with an elevated voice , " you ARE trying to call them with billing concerns and like I said you'd call the billing concierge department for that". It took everything within me not to get in my car and go up to that office to see if she had the same energy in person. If you're in a a managerial position there's no reason what so ever you should raise your voice or try to challenge me , especially since you guys never had any issues from me while I stayed there and NEVER had was late or needed to make arrangements on my rent.
I usually don't leave bad reviews, neither do I ever ask to speak with corporate but the last 9 or so months of being at this place has been nothing short of horrendous and unsettling. I will be posting my concerns and my reviews on all social media platforms to ensure no one pays rent at this place until better management is hired.

Read moreHey Everyone, We have lived at the Abbey for 2 years now. When we first moved in, we liked it because of the floor plan. We had space. However, The parking is absolutely awful. We eventually were able to get 1 covered parking spot. Great right? WRONG.... Other people park in our parking spot all the time. No-one ever checks to make sure cars that don't pay for spots aren't parking in covered parking. Before we had our 1 covered parking spot, both of us were having to park at the front of the apartment complex and walk all the way to the back where our apartment is. Being a woman I was completely uncomfortable...the parking lot is not lite well enough. I attached a picture of the trash...it is like this ALL THE TIME. Our trash people are terrible. The dumpster is always broken. the trash piles up outside of the dumpster all the time. The recycling dumpster is the same one. AND....this is the only trash dumpster for the entire complex. Our build specifically has several teenagers, they don't pick up after themselves and there is always trash in the stairwells and in the breeze ways. Our bikes were chained up and still stolen!!! The pool area smells awful....all you smell when you get near it is Chlorine. You can't just relax because you get a headache from the smell. The maintenance people are overworked. Our AC has gone out 3 times since we moved in because the unit is so old. The maintenance people told us they have asked to get them replaced but the management company won't because they don't want to spend the money. WE LIVE IN TEXAS people!!! Plus, they don't consider that an emergency...My husband and I had to go stay in a hotel because I got heat exhaustion and started throwing up. They refused to reimburse us. The management team doesn't care about the people that live there. They don't inform you when you have packages arrive either. You better hope UPS/FEDEX leaves a note on your door or you will never know. Also, don't expect the only man (or the women) in the office to help you carry heavy packages to your car. THEY WONT HELP! or EVEN OPEN THE DOOR. THIS PLACE IS AWFUL, I wouldn't recommend this place to anyone.
And btw, they want a 60 day notice....Who knows 60 days prior where they will be moving to? The market is so crazy right now.

Cons: The parking is down right ridiculous. The trash is straight out a health hazard. The side gate is constantly broken. You will not get your full deposit back. The cable/internet provider.
The Abby at Vista Ridge is a pretty decent apartment complex. I really don't have to many complaints. I do believe the rent is a little pricey for the apartment but the location is great. I always felt safe and it's a quite decently landscaped apartment complex. The staff is nice. The maintenance is okay. I never really had any major issues so I can't comment on that but I did have issues with my stove. I put in multiple request which the staff was quick to come in and evaluate but the burners never seemed to work right. Besides that, everything else was okay. I never had issues with bugs. My electric bill was decent.
With that being said, the parking is straight up horrible. Honestly, its like they didn't make enough parking for the amount of people that live there. If you work/get home past 6pm good luck finding an apartment. Also, if you stay out past 8pm on the weekends good luck finding a space also. I frequently had to park across the complex. Literally, on the other side of the complex to get to my apartment. Secondly, the trash at the dumpster is a MAJOR issue!!!! It is a health hazard. I mean, the trash is literally overflowing into the parking lot all......the.....time. Now, with that being said, I'm not sure what they can do about this. I've only seen one dumpster and on recycle which might be the problem. I lived close to the dumpster and I frequently saw rats/mice. If you look at the buildings near the dumpster you will their traps. Really gross, considering this could be improved greatly with trash control. I never saw these pest in apartment but I lived on the second floor.
They use frontier.....just google this company. Horrible.
I can't comment on the pool because I never used it. The gym is pretty good for an apartment complex gym. Move out/in was simple. At move out, you will be charged 50ish dollars for the apartment to reconnect their electricity and to clean the carpet when...
