Then Langdon Park is the place for you! Seriously. This place used to be a lot better. The last manager, Ana was very nice, easy to get a hold of and personable. Management under "The Derby" was always personable and easy to get a hold of and water shut offs, while common, were still communicated well in advance. Not to mention, Ana was present 5 days a week and would stay until 7pm at least.
Since Langdon Park purchased the property, that hasnt been the case. Property manager Fred Grinder is nearly impossible to get a hold of and its easy to see why. One glance at his office during business hours and you can see for yourself that hes hard at work casually talking to his (mostly female) office staff or scrolling on his phone while the office phone is ringing. I had a $50 spike in trash fees during aprox march-june this year, which some other tenants have substantiated as being in their bill as well. I called Fred who said he would "look into it" and never got back. Of course, the office is only open during mon-fri during normal business hours. Fred is only there mon-thur and evidently has a lot of "meetings". So have fun playing phone tag with him if you decide to move here.
Water shut offs are super common but often notices arent made until the evening before a shut off for the next morning. Tough luck I guess. But now unit inspections are almost every other month, so hope you dont mind having absolutely no privacy or respect for your space here as well.
Also for some reason theyre trying to make this place sound "fancy" for some reason since Langdon Park bought this out. Dont be fooled, this place used to be semi decent affordable housing for working people in the area. Now its mostly transplants and transients who stay here for like 6 months. Despite their website saying units have been "renovated", the only renovation thats happened has been in the office and the entrance. The elevator barely works most of the time, the units are old and get extremely dusty pretty quickly, and most of the flexibility in price, rent payments and communication with management that made this place a deal are all gone.

Read moreJust tried calling the office for basic information and to confirm what was advertised on a rental site that lists available apartments. You would think that would be simple right? Oh, but not with them because they are too busy trying to be hipster and fly. After the fake British accent on the automated system while waiting "for one of our call representatives" and being told the call may be recorded as if this is some customer service line you call to handle a bill or something, they then ask if you want an option to receive a text, then set up an appointment by text. I hit the option not to so that I could get a human on the phone...and that's when Fred finally did. Condescending, pompous, and his whole tone had this "wheeler dealer-ish" vibe to it. Instead of just answering my simple questions, I had to have a verbal wrestling match with him first, as if standing my ground with a sleazy used car salesman. He kept cutting me off mid-sentence asking "What's your price range?" But my question wasn't pertaining to that so I had to fight to "be able to" ask it. When I finally was "allowed" to formulate sentence, he tried to shuck me over to the website. I said no, I have you on the phone now, so why would there be a need for me to go to the website? You could just tell he had fallen into this routine of asking everyone the same "salesy" cookie cutter questions, rather than doing what real sales is all about: LISTENING. After all of that he said so is your question? After finally answering he started interrupting again so I told him about himself and hung up on him in the midst of him trying to overtalk me. If it's this hard to get a simple question answered I wonder what else is hard there that shouldn't be. And I'm not trying to find out, so no thanks. Read moreLangdon Park at Hollywood Studios (formerly the Derby and the Harvey) is supposed to be an affordable housing property that is gated, convenient, enjoyable, and hassle-free; at least that is what they make it sound like when you first move in, but it is poorly managed, and the tenants get little to no consideration for all the hassles and inconveniences they endure. The water gets shut off 1-2 times a week for 6-10 hours, and they have been known to leave the office without turning it back on for 25 hours (this happened about 4 years ago). The landlords are supposedly re-piping the water pipes in the building, and the water must be shut off even though they claim they installed separate shutoff valves for each floor so the entire building would not have to suffer without water. Renters on the new leases from 2018-2023 pay utilities, including water, which is unfair; since they receive no compensation. Trash is left out front, the electronic gate is constantly blocked or breaking down, and tenants still pay $150 monthly for parking without compensation. The office is recurrently closed or not answering their phones because they should have notified the tenants before waking up to no water again! Unless you are okay with dishonesty and apathy as part of your leasing agreement, avoid renting from this place or FPI Management, who manages...
