Four months living here: I have a leak from the roof into my bedroom. It is leaking down where the ceiling and the wall meet. It smells terrible. It has stained the wall and the carpet. It has been almost two weeks and there is no resolution of the issue. It is near the external wall so it is certainly the roof/drainage above leaking through. There has been one attempt to fix the issue and the next day it rained and the leak continued.
Moving day: The day came for us to move in. We went to walk through the townhouse.
The back patio area had been trimmed but there is a large amount of dirt missing so the ground is uneven and hard to walk through.
The back door had a lock. Great but the door was not locked. The handle to the door is broken off leaving sharp metal exposed.
Upon entering into the dining area, I see leaves, bugs, and other dirt in the carpet. Obviously, the townhouse had not had the carpets cleaned the day before like the staff told us.
The kitchen. Hmmm. Well, I donāt like living in other peopleās leftover food crumbs and hair. The cabinets had drip marks from food and grease. The sink had mildew on the drains and stains that had never been wiped off.
The living room and closet carpets were the same as the dining area. Bugs, leaves, and other stuff in the carpets. It definitely did not look like the carpets were cleaned.
Upstairs, the rooms were cleaner. The bathroom seemed cleaned but there was paint all over the fixtures and in the shower/bath.
When we left the townhome and went to the office to sign our lease, we informed the manager of the townhome not being clean. She checked something in the office, and came back to tell us the cleaner was scheduled to come at 9pm that very night. We also mentioned the carpets but she did not confirm that they had been cleaned.
So we signed our lease, paid our dues and got our keys. We went home and hoped that the cleaner would come that night.
I went over at 9am the next day to see if the cleaner had come. But he did not. The cleaner did not come. The place was in the exact state that we left it the day before. So, I went home, got cleaning supplies and spent the next 5 hours cleaning my new home that I had been told would be cleaned.
We moved in the next day because we were too exhausted from cleaning to move that day.
Upon moving in, I noticed that we did not have a Carbon Monoxide detector. For your safety, make sure you check for this device before you move in. Donāt be like me.
So I get up Monday and call the office around 9am. The manager answers and I tell her how the townhouse was not cleaned, the carpets did not seem cleaned, how we spent so much time cleaning, and we needed the CO detector.
She called me back shortly. Obviously, she had to call the super trustworthy cleaner and ask about the cleaning. Well, of course he told her he cleaned the place. Heās going to get paid if she believes him. And after I told her that he hadnāt. She immediately defends the cleaner. āHeās been cleaning for us for years.ā Well that doesnāt mean anything to a new tenant who had to clean 1200 sq ft of space instead of moving in.
So I feel taken advantage of, lied to, and angry.
My initial experience: We recently applied and put down a deposit for a townhouse that we will be moving into in two months. Jessica has been a great help and very friendly. If anyone had asked me whether I would recommend this apartment before what I went through I would have recommended it with no hesitation. Now I would suggest them to any other place.
In APRIL 2019 I moved out of the apartment complex. My partner had signed the roommate release forms. We were given the heads up that our deposit would go to the remaining roommates. This was completely fine.
We signed the roommate release form in their office. One of their employees signed as witness and we left.
Fast forward nearly a year. February I get a call from a collections agency threatening to destroy my credit and to send me to court if I did not pay up. I insisted that I had nothing to do with rent and that I sad signed the roommate release. That's when the collections agency informed me that Miamisburg by the Mall are the ones who set this up. They claimed they had no record of the release form.
I went to Miamisburg by the Mall and personally confronted them. The people/ management in the office, having replaced the far more cordial workers and management, were abrasive, rude and dismissive. They in fact then demanded proof that I had signed the release form.
Luckily for them I still had my copy as they had me sign one for myself and one for them, them referring to the previous workers that were now replaced. I brought it over and proved it to them.
There was not a single apology. They acted like their behavior previously had never happened.
Even after this they did not call of the collections agency to stop calling me. They called me again and I had to send them the evidence. It was clear that Miamisburg by the Mall didn't care if I continued to be harrassed by their criminal methods.
I am disgusted with their predatory behavior. It is very apparent that their "losing" the release form was a way to get me to pay for something I had no responsibility for.
Do not live here at all cost. They will exploit you and even when you are free from them they will try to milk you for money that you do not owe.
Find a better place who treats the people who rent from them like human beings. They treat you like a cash cow and will do whatever it takes to get their money, even if it means they have to lie, pressure and threaten people who have done nothing.
If I could rate this place a zero or negative numbers I would. This place deserves to be shut down.
I wish I could reflect the pure fear they instilled in me when they "lost" the form. The pressure and threats I received made me feel less than human and the way they treated me was disgusting. Seriously, go somewhere else. Cheap rent is not worth this kind of abuse.
Update: Having read other reviews I have noticed a trend where they treat the black renters as if they're low life criminals. My experience reflects this. Their treatment of me was without a doubt racist and repulsive.

The manager does not act like a manager and acts like she could care less about her job the way she talks to people. She needs a class in professionalism. Oh so lets discuss my apt. My apt was vacant for almost 3 months maybe more before i moved in. They had an entire month to clean and fix the apt and decided to do it a day before i moved in. The management already know the apt was a bad case as they mention multiple times when i complained about the smell and appearance of the place. Smelled like cat pee, the walls were splotchy and yellow, the doors were old and rusted, the dish washer was rusted and old, all of the vents had cat hair in them (which i am allergic to). Also received notices on my door about not paying rent or water on time when i pay everything on time. My air conditioner when out 4-5 times and its only a quick fix. My central air went out and it was 91 degrees in my apt and i had to wait 4 hours before it was even fixed. Back to the manager, after previously discussing with her that i would like to pay the rest of my lease so i can move early, i wanted to meet with her to give her the check and be on my way. We made an appointment to meet two weeks prior and what did she do, oh she stood me up because she FORGOT. Tried to ask her to accommodate me due to my work schedule and she said no. She was being disrespectful and tried to accuse me of being rude and cursing out her other associate when in fact i did not. (Sarcasm) Didnt know saying a curse word while speaking was deliberately cursing at the person when i was only expressing my disappointment with the apt and the lease agreement. People need more common sense and know the difference between some one cursing in coversation that has nothing to deal with you compared to actually cursing at someone and calling them names.
