I lived at One Plaza from July 2017 to May 2022. Overall, my experience living here was good. Very convenient location at boarder of main city area of Miami and quiet safe neighborhoods- next to highway. Publix and Brickell at one end of the road, highway entrance at other. I would have given it 4 stars, but...
Moving out has been terrible. They charged me nearly $600 for laminate floor repair when there was no damage. They are giving me the run around between phone calls and emails to file a claim against it when I have pictures showing no damage (see moving out photos). Overall, I only received 25% of my security deposit back that I have to divide between me and my old roommate.
Aside from the elevators constantly breaking (2 elevators for a 20+ story building is poor design)- I lived on the 19th floor- I enjoyed the pools (big and small one) and a mostly quiet floor. The walls are good at blocking sound from units on your floor, however, if you have someone above you with mostly wood flooring you can hear anything they drop and their music if played loudly. I was able to have my TV on in living room pretty loud and workout in unit without any noise complaints. My unit was at the end of the hall near garbage shoot so you'd hear the door slam and garbage fall down the shoot everytime someone used it from the smaller bedroom.
They also have a gym and clubhouse on the pool deck that are nice. My unit had great views and a decent amount of space (2bd/2ba) with wood flooring in living room and carpets in bedrooms. I do hope they upgrade the kitchen appliances to stainless steel as mine were white (harder to keep clean). Floor to ceiling windows (high ceilings) for great natural lighting during the day. Balcony was a good size with a view of the Marlins Stadium, pool deck and city skyline. Partial ocean views from bathroom windows was relaxing to see while showering.
Never had an issue with lost or stolen packages- either delivered to my door, to the mailroom or to the leasing office depending on the size and mail carrier. Staff is great. They addresses any maintenance issues I had in my unit promptly. Professional...
Read moreI think I need to amend my original review, which was written during a time of lots of construction and frustration.
NEIGHBORHOOD: There was a time with construction everywhere. It was messy, and dangerous, and terrible for pet owners with nowhere to go. When there isn't ongoing construction, the neighborhood is ok. It's not quite Brickell, or the Roads. You're a block away from Walgreens and Publix, which is nice, but otherwise there isn't anything else within a good 15 minute walk.
MANAGEMENT: Management raised the rent more than $300 this year. They gave you less than a week to decide, or threatened to raise it even more. There is no way to reach management, only office staff. When you try to get in touch with someone higher up, they don’t respond. Otherwise though, the on-site managers are friendly. This is a plus, because other building management in Miami that I experienced were really horrible. Also, one time my washing machine broke and within the day they sent someone to fix it.
AMENITIES: You’re down to one elevator a lot of the time. There are only two for the entire building. The jacuzzi has been inoperable since I moved in over 2 years ago.
SECURITY: While the neighborhood is pretty safe, the security here is really lacking. The evening security is useless and watches movies on their phone all night. No door security at all, anyone could enter and not be questioned. People follow me in all the time, without anyone asking them to verify credentials.
VALET: My family did valet one time and they lost their ticket. Despite showing their license, providing the plate number, asking them to compare the name on the insurance and registration, they had to wait almost two hours before finally finding the ticket and being allowed to take their own vehicle. The valet didn't speak any English, so there was a major...
Read moreReal review after living here 2.5 years, moved out a few weeks ago. For anyone looking to move here, see below: You really need to we aware of the non-standard fees charged by management/Melo group. $500 non-refundable at move in, $500 at move out (‘administrative fees’) Lot of people reports issues to get the deposit back and management keeping the money. Management expects that you return the unit in perfect conditions (event painted it as per the contract). Knowing this, we did our best to return the apt in great condition and we got our deposit back (except $500, see above) Pros: Location, easy access to I-95/coral way/Key biscayne, management does OK with their limited resources, good light and views from top floors cons: just two elevators for 21 floors, frequently one broken or locked for movings so very unconvenient, amenities are very basic, gym can be super hot in the afternoon, security is minimun (lot of people waiting outside to enter with no fob, cars taigating in the parking to enter), residents smoking everywhere (not allowed), more and more units rented with several temp residents, probably sublets (not allowed), train noise at all times if you are...
