The views are incredible (10/10), and the building itself is solid. However, there are a few frustrating issues that need attention.
The elevators are a consistent problem—I’ve had to start leaving 10 minutes earlier for work because I often wait 5+ minutes despite there being four elevators. Even when they all work, it can still take 1–2 minutes to get one. Taking the stairs down 17 floors to the garage isn't a great alternative.
Amenities are another issue. Most are dominated by Sonder Hotel/Airbnb guests. I rarely meet actual residents when using shared spaces like the pool, golf simulator, or pool table. It’s frustrating paying this much rent and not being able to enjoy what was heavily marketed during tours. I've only used the golf simulator twice since moving in last April.
Concierge is friendly and helpful. Management is kind but often slow to respond without reminders. The new elevator fob system adds security, but it's inconvenient to go downstairs for every delivery—maybe concierge could assist with that?
UPDATE – Post Move-Out: Dropped from 4 stars to 2.-- APRIL 2025. I moved in, APRIL 2024.
Elevators were often broken—usually only 3 of 4 working when they were fully functional- and down to 1 when broken. (one is freight), leading to long waits. Also- when moving out, some jerk moving in kept stealing my reserved elevator when their reservation had expired. Constant construction dust came up from the floorboards. Last fall, I dealt with a bee and fly infestation due to poor exterior seals; even a brand-new unit I toured had dead flies.
Maintenance issues and strange vibrations persisted. Management tried to force sound testing and a 3-day vacate, which they finally dropped after months of back and forth. I had a 2-year lease but left after 1; still paid $4K/month and they refused to negotiate or price match on other units. They were kind enough to let me out after 1 year, but it was still several months of additional suffering and wasted money.
The building also rents to transient hotel guests—some were rude and disruptive. One even tried to fight me on the rooftop over a chair issue. Residents had less amenity access than hotel guests.
Guests will pay a small fortune to visit you- often $25-$30 a night if they stay over. Even worse during event days (and there are a lot) like twins games, concerts etc.
Package room: Hot mess- I would hardly ever get codes, which makes it so you have to ask front desk, and then sometimes the delivery people would check in a package for someone else under my name since I am one of the first in the alphabet, which makes it so you have to wonder around the room looking for nothing.
Guest access: very confusing for people to get in, because they have to go out and around, and cannot get up from P1 or P2 in the garage, but you still have to go down to get them upstairs when they get let up from the butterfly system. And if the elevators are slow or having issues, it takes forever. Same with deliveries.
Printing- concierge was inept at printing anything and you could not count on them for assistance, and depending on who was working, some of them were very rude, others were very nice.
Management: Non-existent. They hardly return phone calls or emails.
Smokers: People smoke weed in their units and it gets into the hallways and into your unit.
Twins Stadium Lights: If you face the stadium for your view, the lights will sometimes come on in the middle of the night or stay on all night after a game and even with the black blinds, the light still gets in, and it's annoying.
Despite great views, it felt like an overpriced dorm or hotel. Hallways reeked of weed, and fumes (including diesel from nearby trains) leaked into my unit. I suffered unexplained health issues while living there, but felt much better after moving out- likely the fumes, construction dust etc.. Read moreI have been living at North Loop Green 360 since July of 2024, and unfortunately, my experience has been far from satisfactory. Here are some of the major issues I've encountered....
or Negatives: 1-Elevators: The elevators are frequently out of service, causing significant inconvenience, especially during peak hours. 2-Coffee Machine: The coffee machine is often down, which is frustrating for residents who rely on them for their daily caffeine fix. 3-Package Management: There is no shipping/package pick-up area. The package closet is a nightmare for organization, with packages stored on open shelves. Essentially a free for all. I've have packages which I never received as I would assume they were lost. Most times, you do not receive a code from the carrier to enter the room, leaving you unaware of package deliveries and requiring you to ask someone at the front desk to access the room. This system is incredibly inefficient and frustrating. 4-Parking: There is no heated parking available. During the Christmas season, the Christmas market held in the NLG greens area over weekends in November and December led to absolutely no available parking for residents in the ramp. Additionally, I had two flat tires from nails in the parking lot due to the construction of the market. Also no cameras in the garage in the even a break-in happens which they do. 5-Sonder Guests: Sonder guests occupy floors 1-7, and during Twins games, it becomes difficult to use the elevators. Additionally, these guests have access to all common areas, gym, party rooms, and the pool, which can be disruptive for residents. 6-Appliances and Construction: The appliances within the units have had multiple failures. Cabinets and trims are poorly constructed, with doors coming unhinged often and gaps in trims. Paint is missing in several areas. 7-Guest Access: Guest access is a nightmare. Guests cannot access any non-Sonder units, so if you are having anyone over, particularly at night, the butterfly box to buzz in is inside the main door (locked), forcing you to meet the guest outside the entrance. Even if they have access to the butterfly system at the outside entrance, you still have to come down and get them, as the concierge does not buzz them up 95% of the time. This is extremely inconvenient if you are hosting more than 1 person. 8-Security: Elevator access is locked down to needing a fob, but in a design flaw, you can use the stairwell to access all floors, which makes zero sense. 9-Printing Services: There is no way to print labels for shipping or any other printing requests. The concierge states management has requested they no longer take printing requests. I have never lived in a building where this is the case.
Positives: 1- Location: Being walking distance to everything in the North Loop however location next to the light rail brings nightly cops cars as well. 2-Views of the city 3- Sound proofing of units. I never hear by neighbors other than when they are in the hallway.
This is not a luxury building as it claims to be. It's more like an overpriced college dorm/hotel. I have lived in over 10 apartment buildings in the city, and based on my experience, if you are looking for a more luxurious experience, check out Encore in Gold Medal Park or the O2 on Washington. NLG 360 has a good location, but I will say it's not worth the cost.

Read moreThis building has been consistently mismanaged, and Hines Management has been made aware of these issues. I have lived here for 1.5 years, and the property has noticeably continues to decline during that time. The elevators are down constantly, including multiple outages on all four at a time, and residents being trapped inside for up to 45 minutes. Keep in mind, this is after they’ve stated elevators are fixed and back operating. Despite ongoing failures, there has been no permanent resolution or transparency around inspection status or repair timelines.
Secured doors are frequently propped open by staff throughout the day, compromising resident safety. There have been multiple car break-ins, yet management refuses to install security cameras or take preventive action. Secured entry doors have also remained broken for extended periods, with delays repeatedly attributed to “waiting on parts.”
Turnover on the management team has been extremely high. Since I moved in, numerous staff members have been terminated or replaced, leaving residents without consistent support or accountability. I escalated concerns to Regional Manager Nichole, who has been dismissive, gaslighting, and unwilling to address legitimate safety issues. I have personally encountered homeless individuals sleeping against the building and using exterior outlets; management initially refused to install outlet covers and only acted after repeated escalation, claiming it was “not their responsibility.”
This is not a luxury building, nor is it run like one. Management take days to respond and typically you have to follow-up with them to get responses. The location is desirable, but that should not excuse unsafe conditions, poor oversight, and lack of accountability. Many long-term residents share these concerns, while most positive online reviews come from new tenants.
I have also attached: Email screen shots of my requests and Nichole’s response in red. Communication from Nichole after I sent a recent (today) email about vendors still keeping secured doors propped, although they said they addressed it several times. A document sent to me after Nichole passed me along to their legal team after I requested proof that elevator maintenance and inspections were up to code. Management stated they are not obligated to provide such information and refused to share documentation or third-party vendor contacts. At the same time, they claim they are not responsible for those same vendors who perform cleaning and maintenance — which is unacceptable for a property of this standard.
I’ve requested to terminate my lease early without penalty and Nichole response was, “you signed knowing these issues” and I essentially didn’t need to continue living here.
