I lived here for 15 months and I don’t think for more than two of those months there was ever more than one elevator working going to the upper floors. Wait times of over 5 minutes sometimes and when you live on the top floor you don’t have a choice but to wait. The hallways in the building also get extremely hot in the summer months and they’re also extremely humid. We lived in a studio with an alcove and the floor AC unit barely cooled the apartment let alone the area for the alcove. Our apartment would reach 78° or higher in the summer months and it was absolutely miserable. The floor in our unit was literally peeling up and would have sharp edges. They outsource the package room that has the most outrageous hours - closing at 5:30 during the week when most people don’t even get out of work by then. You would then have to call to have them to move the packages with the doormen and many times they would forget and your packages are basically held hostage with their hours. If you have 9-5 it’s nearly impossible to get your stuff without an inconvenience. I will give a shout out to Carl and Rome - the doormen for making living here at least tolerable. They were always extremely helpful and greeted us with a smile. Shoutout them!!! (: Anyways, I don’t recommend living here. The management is mediocre and the building is falling apart.

Easily one of the best places to live if you have a dog in the neighborhood. FiDi’s already known as “Doodlegangland” thanks to the huge number of doodles and dog lovers around here, and this building fits right into that culture. The doormen are super friendly and actually get to know the dogs by name, which adds to the sense of community. You’ll often run into neighbors heading to the Seaport—just a short walk away—where dogs get some off-leash time in the mornings and evenings. There’s also a great little dog park just one block away if your pup needs a proper runaround. The apartments themselves are quiet, modern, and surprisingly spacious for the area. There’s a Starbucks downstairs (perfect for early dog walks) and a full gym in the building too. Also worth mentioning: the AC is solid, which makes a huge difference in the summer—for both humans and dogs. If you’re a dog owner looking to live downtown, this is one of the few buildings where you’ll actually feel part of a community. You and your dog won’t be the only ones.

This is the most awful experience I've had leasing an apartment. I have videos of multiple leaks in my apartment, and the building manager, Katie Ullman, has done 0 to remedy the situation. Lived here for a year and a half. I would not recommend living at 10 Hanover Square.

The elevators are literally never working! They did not have 3 working elevators for the high rise floors the entire time I lived here. As soon as they fix one, another one breaks. It’s a never ending cycle and always just say they’re “at the mercy of the elevator repair company.”

The AC units in these apartments are MEDIOCRE at best. It gets upwards of 80 degrees during the summer and they wait until late May to even turn them on. You have to keep them on full blast and as low as they go to even remotely cool down the apartment.

The package situation is infuriating. They outsource who receives packages for the building and they’re only open until 5:30 and not open at all on Sundays. If you get something delivered in the afternoon there is zero chance you are able to pick up your package until the following day as they have one person who sorts / checks in all packages.

The laundry rooms are VILE. Costs upwards of $4 per load and the machines are riddled with mold and are not remotely cleaned regularly.

The flooring in these apartments are terrible. Installed improperly, constantly peeling up can tell they tried to carelessly “fix” them. The appliances are also very outdated and need desperately to be updated.

They run contests for the doorman to see who can get the most 5 star reviews on google but they aren’t actually about the building itself. There is no way this is a 4 star apartment building.

Shoutout to the doormen: Carl & Rome are the only shining lights this entire place has. They are incredibly nice people.

For the $4000+ they want for their apartments, there has to be better options in the financial district....

I am a current resident and living for 6 months. The building is renovated with brand new kitchen, bath, floor, looks new and amenities are ok as a luxury apt.

However, like another review, the walls are REALLY thin that you can hear almost everything including someone's zoom meetings, job interviews, what musics your neighbors listen to and what's going on outside hall ways.

Since these noise levels aren't appropriate to call the police, it's SUPER annoying to live . I just accept and give up on some sort of living noises in the day time but get stressed after 11pm especially when ppl frequently play the guitar or instruments at night or have a small party.

I called to the lobby several times for help (with different neighbors) but they always asked me to handle my own and I knocked my neighbors' door to turn the noisy down. As we all know, people don't care and won't stop!! ( Or at least residents in this building) Your upstair neighbors' noise through vents and your next unit neighbors' noise on weekends make me hard to sleep after midnight all the time and have to put my airpod on when I sleep. And whenever I complain to my neighbors, they make the noisy level louder to revenge.

The construction is really pool condition and I recommend any of you considering of moving in, do your research (who's the developer and what other apts they have and reviews ) and check noisy levels. I've been living in Manhattan over a decade but never had that thin wall noisy issues...
