OCT 2024 UPDATE: a large construction project is about to start next door any day now, including a permit lasting until May 2025 for full demolition of a property. The posted city permit lists jackhammers, pile drivers, dump trucks, concrete saws, and auger drill rigs as expected to be onsite. An additional posted construction noise mitigation plan states that construction noise outside of regular hours of 7am-6pm Monday through Friday is anticipated. tl;dr: 1. Package theft is a big problem, including from the locked package room. We experience break-ins multiple times a week and Management has been aware of this since December 2023. As you can see in the photo below, we regularly have guys break in and slash open packages with box cutters to steal what’s inside without being seen carrying out stacks of boxes. All areas with packages have security cameras and tenants/NYPD have repeatedly requested footage yet management has failed to comply. 2. Your Coned bill could be upwards of $400 for a 1br (it varies depending on the season… $100 is if you do not run any heat or AC). This is because the building is fully electric and tenants pay for all of their own utilities, including heat and hot water. 3. Tenants have had rents increased by 10-20%+ between 2023 and 2024, while amenities have been taken away or their prices have been raised. ——— Ever since the new management company took over (Judith Drive Management, a subsidiary of Z+G Property Group) rents have risen dramatically while quality has dropped. As soon as new management took over, we started experiencing package theft on a near daily basis - I've personally had almost $800 worth of merchandise stolen over the period of a few weeks. In the decade that I've lived in NYC, I've never experienced this. Multiple police reports and complaints to management from various tenants have resulted in no action outside of two emails about safety best practices, a statement about how they’re not liable, and a promise to create a secure package room over the next few months (which this building already has). In January 2024 we also had a security incident when two men in ski masks broke into the building and were found trying to pry open the package room door with a crowbar - this was extremely frightening and a safety risk for the people who live here. To this day we continue to have people with box cutters breaking into the building 1-3 times a week, somehow getting into the package room, and slashing open app the boxes to steal the contents (see photo). There no longer is any front desk staff, no dedicated building staff here throughout the day as far as I can tell, and no onsite super. Instead of addressing the security issues that tenants keep bringing up, management appears to be more interested in planning cosmetic improvements in a bid to position the building as more luxe. Additionally, being fully electric means that your utility bill is going to be high: you’re paying for electric heat and your hot water does not come from the building, but from small tanks housed in each unit. Come prepared for short showers. My neighbor's ConEd bill was almost $400 on winter month because they kept the heat in their 1br at 70 degrees. In the future I will avoid fully electric buildings at all costs. Have a car and interested in the underground parking? First confirm that you can fit it in the garage without hitting another parked vehicle or one of the cement support columns. I understand that package theft happens in this city and that the management isn’t liable for it. However, there is now a clear and long term pattern of frequent theft occurring that is not being addressed, despite having multiple security cameras in public spaces. It is a landlord’s legal responsibility to provide a safe and secure property for their tenants. We’re all paying the above market rates for this neighborhood - this should not be happening.

It’s a beautiful building and a beautiful neighborhood, but the $4400 price tag (2 bed/1 ba) that management tried to renew us at is ridiculously high for the area. They tried to price out a lot of the long - term residents and now several units sit empty on the market for several months! Do not live here.

I have loved living here for the past two years - but since the departure of our doorman and message from new management that they do not plan on replacing him we have had constant package theft for months. Each one seems more calculated and deliberate and now they are occurring in broad daylight. Building management has advised that they are building a secure space for deliveries but they have yet to break ground on this and in the meantime theft has become an expected part...
