After two years of living in this building...here's our experience:
Exterior building noise issue--even though we were on the 20th floor--the noise from building-sanctioned events in the public space was terrible on the weekend. Terrible. To the point, you could not enjoy something on your television in your apartment without turning it up--a lot. That's bad. allowed building public space. Beyond the event noise--there is constant (24/7) very loud traffic. horn, siren noise on Flatbush and Lafayette--very, very hearable on the 20th floor of the building.
Interior building issues--very unkept apartment floor hallways--dented/scraped and looking very bad--and never touched (touched-up or painted) in the 2 years we lived on-property. Additionally, some residents on the floor were allowed to "store" personal items (like carts full of laundry, baby carriages filled with personal items, etc.) in the hallways during days and evenings. In spite of multiple complaints-- this was never sufficiently addressed and continued for all two years we lived on the property.
Building management and Two Trees Lease terms-- —Lease termination due to relocation in the Two Trees lease is non-existent (make sure you read carefully). Upon renewal after two years of living on the property, we attempted to negotiate a lease break in case of relocation. The options presented were ridiculous; thus, we indicated we would not renew. We have lived in many rental properties owned/managed by very large companies (Equity, Greystar, Archstone, etc. and have always had reasonable lease termination language in a lease. Not with Two Trees. And when we attempted to ask for that at our two-year renewal--we were given a very poor excuse (unless you are Two Trees) option they would add to our lease. Very poor experience on this point. —Unusual and odd "hidden fees" in lease terms--"move-out fee" of $200...really? I've heard of elevator fees (which there are too)--but never a "move-out fee". It's like Hotel California...you can check in but you can never check out? (At least not without a $200 fee). —Additionally, we never opted for the amenities fee (which is overpriced for "amenities" offered), but in our first month's invoice, we received an amenities charge for BOTH people living in the unit. We were still considering the amenities for one person--let alone two. But the management made the rather rude and presumptuous assumption we wanted to purchase the amenities. I feel bad for those in the building that didn't notice and simply paid that (and never used the amenities).
I'm looking forward to the requisite "we are sorry to hear about your experience" response from building management--but like my experience with this building management (300 Ashland and by extension Two Trees), the words are (very) hollow without true intention or sincerity. But they say it with a smile and a "we are just watching out for our residents…we have your best interests in mind "...
Read more10 out of 10! I've been living at 300 Ashland for two years and it is my favorite apartment building in NYC so far. I highly recommend checking it out if you want to live in a high-quality building run by very professional and friendly people. Two trees is a savvy local developer and serious management company. Here are a few aspects that stand out from this property:
THE BEST LOCATION! Access to 10+ subway lines and LIRR within a 1-block radius. Whole Foods downstairs. You can be in Lower Manhattan, Midtown, Queens or other parts of Brooklyn within 30 minutes by public transportation.
Great Architectural design by renowned Architect Enrique Norten. This includes conscious public space that creates the fabric of a livable city. Downtown Broolyn hosts great events at the public plaza.
High-end interior design and finishes. Great natural light and views on either side of the building.
Amenities. The gym is superb, it has all the high-quality equipment you may need. The rooftop terrace has a couple of grills and was designed by the landscape firm involved in the High Line project. Club Room offers a great place to work from home or entertain visitors at night. All with a amazing views of th city.
Leasing. Tony's team are some of the most helpful leasing agents I've dealt with in the city. Very warm, patient and responsive. They will try their best to offer the right apartment for you.
Friendly 24/7 concierge staff. Kevon, Dorian, George, Anthony, everyone is very friendly and helpful. Also shout out to the behind-the-scenes staff (Leo, Calvin) who work really hard to keep the building spotless and in working order.
Responsive maintenance staff. Avdo's team solves any maintenance issues with minimum disruption almost instantly upon request. They are very respectful when working in your home space.
Professional management. Tara and Fabio are very responsive and they really care about their residents, they will do anything to make your experience of living here a pleasant one. As a plus, they organize great events, even virtual events during the covid lockdown.
Do not pay attention to the reviews of people who haven't lived here. The best part of calling this place home, besides the quality of the development, is the people that work here that make it such a special...

We've lived here for the past year and love it. The staff runs the place SO well - friendly, accommodating, responsive staff from the doormen, maintenance, and management. Anytime we have asked for them to go out of their way - help with a delivery, let a guest in, etc. - they have been very kind. Although it's an apartment complex, the team here brings homey warmth. The mix of residents is a lot of youngish professions, lots of families with babies/young kids, pet owners, and a few elderly people as well.
Location: Atlantic Terminal is around the corner. All the subways you could want (4,5,2,3,N, R, Q, B,D, etc) + G + C close by. Whole Foods is under the building, StopNShop is 2 blocks away, and Trader Joe's is down the street at DeKalb Market. Lafayette/Fort Greene has a lovely set of restaurants too.
Value: We looked at many buildings in the area, and this was a great price for a great offering. We got a well-shaped apartment, eastern view overlooking Brooklyn with huge windows, 1 year free amenities (rooftop gym membership - good equipment + a view of manhattan- pool table, rooftop lounge,...
