The Good: Building itself is remarkable. Design is very nice and modern. Very upscale and spacious. Provides free shuttle pick up and drop off at building and the nearest subway station with schedule. Provides enough privacy, and not to mention the VIEW. Facilities include an outdoor BBQ area with multiple grills available, a lounge area and a gym, all very nice. Keep in mind that there are restrictions on number of guests to bring in to use these facilities. Attractive rental cost. Close to Astoria Park. Easy access to Manhattan by ferry.
The Bad: Two stars off because ---- Neighborhood is still underdeveloped. Right next to the projects and in the industrial area. Let's just say I would not be out in the neighborhood after dark. Not close to a subway station, but there is a bus stop few blocks down. This area could possibly remind you of the old Long Island City area. I believe these aspects contribute to the affordable rent, for now.
Neighborhood has a high chance of turning into another L.I.C., and rent would definitely go up in a foreseeable future. I would say a good investment...
