
I noticed that the poor reviews for the Retreat mainly come from the parents, those who pay the bill and know a little more about the experiences of life in renting. I also noticed that Mallory replied to some, not all, of the negative replies, but did reply to the positive. My experience regarding the Retreat, so far, has been negative. Had nothing but the runaround for 4 months - we asked 4 months prior to move in if she could move in early, they did not confirm until the week before, even though I was told by the regional manager (to whom I had to call, due to no replies from Mallory - the onsite manager) that we'd most likely be able to be accommodated and he'd advise us after the 4th of July...I had to call him and email, numerous times, because he never followed through and reached out to me. We were told the unit would be cleaned and we could move in after 12 noon. We arrived at 12:10pm, and when we pulled up to the house....the cleaning crew had just arrived, to clean my daughters unit, that was to have been cleaned prior to noon. We had to wait an hour beyond that. Carpets were NOT steam cleaned, like other units had been (saw several steam cleaning vans out in front of other units being cleaned) ours was only vacuumed.
Bought renters insurance week before move in date, and sent the receipt and policy info to the MANAGER-Mallory. However, I received numerous emails, later, telling me I had to get insurance. When I resent the policy info and asked for confirmation of receipt along with notating my daughters account, I received nothing. Mallory did not and still has not, replied to my emails. I left two phone messages which goes to Anna's voicemail (their voicemail states they'll call you back right away), and have not received any return calls yet either. This also happened back in May - when I left a voicemail asking they return my call, I never got one.
Bottom line is, the management staff at the Retreat is awful, and quite unprofessional.
The unit itself is nice and roomy, and totally appealing to the student - understandably so. However, the Retreat fails to remember that we, the parents, are co-signing on these apartments, and majority of us paying for them - we should be addressed and replied to almost as if we live there since we are on the lease. I have attempted numerous times to reach out to this establishment regarding questions or concerns and they choose not to reply or answer. Very unprofessional.
Oh finally, wait until the end of spring to sign a lease, DO NOT SIGN EARLY! They offer an array of different incentives to get kids to sign... the few I've seen were: -Free Yeti Cooler and $600 GiftCard -Free Mac Book -2 months free rent -July's incentive - Free Apple Pkg to include: free macbook free apple watch free apple earbuds free apple tv and a few other apple things and the newest... -this month, (at move in time-for those last minute procrastinators), $2000 gift card
We, being proactive, signed the lease in November to ensure to have housing for the upcoming year, and got absolutely nothing. When asked if they could provide us with one of the incentives, we were told NO. So do NOT SIGN until later in spring - Trust me.
So far I've had ZERO positive experiences with this establishment...my daughter is there for the year, so we shall see. However, If I knew then, what I know now, prior to signing the lease, I would've definately shopped around and looked at other places.
Hoping these negatives turn into positives this year, for my daughter at least. Time will tell, and I will provide more at a later date on...
Read moreLiving here this past year had its pros and it had its cons. First, let start with the pros. The location of The Retreat is great and of course who doesn't like the pool they have. The neighborhood is just one short bus ride away from the Ole Miss campus which is so convenient and the study rooms are all quite nice to get away from and be in the quiet place to finish up some homework, study, etc. The shuttle to and from the square and on gamedays was amazing! Super convenient and saved me so much money rather than taking an uber or taxi which was pretty nice. On the other hand here are my cons. Over the past year the few times I've been to both gyms the equipment was not maintained and some of it was clearly broken and not even fixed and or replaced. The older gym has a majority of the equipment broken which was a huge inconvenience leaving me to resort to working out either on campus at Ole Miss or the other gym in the new part of the Retreat. The maintenance for the most part was very attentive to my requests for repairs and whatnot. The only issue I had is the fact that they could come any time during the day leaving me and or my roommates worried about them showing up unannounced which was frustrating at times. Also the houses have started to really show their age over the years and things have started falling apart including my sink as well as furniture and have shown their wear and tear quite a bit in the appliances. (I attached a few pics over the past year to show you some of stuff wrong) Now to the crappy part about living here was the fact that the roommate matching was ABSOLUTELY HORRIBLE and not accurate by any means. I'm an extremely organized and clean person who desires their home to always be tidy and clean. However, the assignment I got with my "random" roommates this past year was a disaster. They were absolutely filthy and dirty. They constantly left trash all around the house, didn't clean their dishes, rarely swept the floor, vacuumed the stairs, cleaned off the stove, you name it. So please be aware that their so-called roommate matching procedure is completely inaccurate. They do not "match" you with roommates who have similar living styles by any means. They just randomly place you in a house and all you can do is hope it works out. Before I moved into The Retreat I was assigned over 3 different houses and was hoping to be set on one house once move in started. So if that doesn't go to show you that it's not accurate on their "roommate matching" then you can decipher for that. Lastly, I must say the staff and management is kind of a cluster. The property manager does not reply to your emails which is completely unprofessional and I have contacted EdR about this issue because it's frustrating that you don't always get a response from the property manager. Also during moveout, the process was very inconsiderate and inconvenient as they were only able to do so-called "walkthroughs" with the tenant M-F 9am-4pm which was not only inconvenient but not considerate of other residents schedule if they work a job and can only move-out on the weekend. If you clearly know a lot of your tenants are moving out towards the end of the year in the month of July please make arrangements to have the property manager onsite on at least Saturday during July so tenants can have a proper moveout process and get a thorough...

My advice is DON'T DO IT. Tell them NO. Go find another place. And if you do, READ THE EXTENSIVE LEASE AGREEMENT. YOU, not the student, will get the bill.
My son lived at The Retreat for a year. The facility, like similar entities in this market, charge "by the room" so there is liability for both your personal space, as well a communal space in each apartment. After he drove from his summer job in Texas to clean the apartment before moving out, I (the parent) was presented with an extensive bill for charges and damages to rooms that my son did NOT inhabit. After numerous calls over the past 9 months, with NO RETURN CALLS FROM "A MANAGER," I am now having to deal with collection agency. I am not happy.
I am a businessman. I pay my bills. I have owned and managed rental properties. Now that the bill has been passed along to a collection agency, I realize that I'm fighting a faceless giant who will gladly pass along my name to a credit reporting agency if I don't pay what I'm accused of owing, regardless of my disputed claims.
So I will pay them their few hundred dollars for someone else's mess since it's not worth paying a lawyer to fool with it. Then, I will take a few minutes to write letters to the Office of the Mayor of Oxford, the Chamber of Commerce and the National Better Business Bureau, because that's all I can do, besides warning YOU not to make the same mistake. It's is a matter of principle.
If you're a student, don't set your parents up for a mess like this. You might think it's all just fun, but it's not. Dings on your credit report stick with you, regardless of how they get there.
Think of it like financial herpes...is that how you want to show your parents how much you love them? Think about it.
There are many (too many) such places in Oxford. Be forewarned. Live...
