UPDATE: I have updated this review from 1-star to 4-stars due to the excellent customer service I’ve received from the leasing agent, Aurelia throughout this process. While I was not able to get my full refund, as I had hoped, the management company did refund half as a gesture of good faith and I appreciate that. I still would like to warn people to be careful of holding deposits being automatically withdrawn from their accounts in Pasadena if they are in the process of looking at multiple apartments but I do appreciate the leasing agents at Terraces and the hard work they put in.

I want to start the review by saying that the leasing agents here are all excellent but—-
Every other apartment I applied for ASKED me after approval if I wanted the apartment and wanted to put down a holding deposit. Terraces does not ask, they take the deposit without notice.
I was deciding between another apartment and Terraces and I decided to take the other apartment. I tried calling the office at Terraces and no one picked up. I sent the leasing agent an email thanking them and telling them I was going to pass on Terraces.
The next morning I woke up to a $500 non-refundable holding deposit taken out of my bank account. And just to be clear—-you do have a 24 hour window to stop the application process. But in my case I applied and was informed 24 hours later I needed a guarantor. It took me another 12 hours or so to find a guarantor and then another few hours for them to be vetted. This 24 hour window is ridiculous and you will likely not have the time to withdraw before...
Read moreI love living at Terraces at Paseo Colorado. Having been here for several months now, and having moved in during the peak of a pandemic, I can say I have never felt safer and more taken cared of than I have here. From day one, the maintenance and staff have been nothing but friendly and caring. It’s great encountering an employee around the building since they always welcome you with a warm hello. The management staff has also made this troubling time feel so much safer by being on top of cleanings and precautions. There are signs around reminding people of safe ways to live during a pandemic, and common areas such as elevators, are thoroughly cleaned every single day. It’s always so nice to walk into a freshly cleaned elevator. They have also still made living here fun by working around safe ways to have community involvement activities, such as online events and even the gym equipment on the terrace. The live shows on the terrace also brought a little joy during these testing times. I have personally never had any maintenance done on my apartment, but after the fire sprinkler check I can say that these happen in a timely and professional manner. I also love the location and have found my neighbors to be super friendly and amazing as well. Read moreGreat location! Clean, quiet, with lots of amenities. The friendly, helpful, and timely maintenance staff is truly the gold star. Downside is price (understandable for a great location in Pasadena). It is important to note that the rent increases the maximum legal amount that is allowed in CA every year that I've lived here. As of 2025, it is almost $3k for a studio. Another downside is leasing office/management staff. While they are very friendly, they are very uncommunicative and seem to prioritize making constant excessive upgrades to the rooms over helping their residents actually resolve issues. (i.e: They asked me, in their response, to "just email them", when my last 5 emails to them have been ignored.)
Could also be important to note that the building often offers gifts or rewards to residents who post 5 star reviews. While this definitely isn't illegal or even uncommon, it's just good to note when considering overall bias level.
Overall - a great building in a prime location if you don't mind the high price and autonomous living without much management help. You can probably find cheaper, smaller complexes if you don't mind living a bit outside...
