Let me start with saying at at first glance Viviano looks amazing, this is the reason we moved here. But looks are deceiving.

But just as we were settling in the issues started. Viviano came out with an email with their rules and regulations, non of those are being reinforced.

Where to start, the list is so long. The pool is gross and not well maintained.. There is a sticky film on top of the water because filters are not cleaned, replaced or inefficient. There are rocks and a massive amount of sand on the pool floor and I have seen several children cut their foot.

Pool rules are not being reinforced, people are bringing 10+ guest over making the pool a public pool for everyone to visit because the prop open the gate, cars just pull up, park and walk in..

Club house reservations are ignoring the rules and have kids and adults running in and out to the pool making it an absolute zoo and not enjoyable for residents that like to enjoy their home. Our 20 month old child has been run over by children not paying attention and parents not supervising their children.

The weekends are an absolute menace at the pool and truly isn’t safe.

Large speakers are being brought and blasted even though this is “not allowed”

People have been smoking in the pool area, drinking from glass Corona bottles, bloody footprints in the pool area and mouse poop on the lounging beds.

This is not a place I’m comfortable brining our young son to.

Multiple complaints by different residents have been filed and little to no action has been taken.

Dogs are running off leash at all times of the day and i witnessed a very close call yesterday with 2 dogs, I can not imagine this being a child!

Residents have little to no respect for each other otherwise they would follow the rules.

Dogs have been spotted in the pool area multiple times and the pikkel bal court has been used as a play pen for dogs.

We have seen neighbors take a piss on the bushes and use our spigot to wash their hands.

We were supposed to get a follow up for our AC unit after several issues with our AC and we never received a call back to try to resolve the issue.

The owners of the complex abuse their position and close down all amenities when they see fit to throw their personnel a private party while us residents pay for this. When you move here you will go through a criminal background check which I liked because it made me feel like this was a safe space for our child and other children, But they totally don’t care about our comfort when bringing in 100+ strangers in to our home without our approval or knowledge.

The grills are never clean because even though we are to pay 185,- per month as a “community fee” we are the once that need to clean them… which you can imagine never happens so if you want to grill you have to clean before and after use.

The construction that is still happening at the moment and coursing a lot of dust and it’s making the filters of our ac get blocked about every 10 day. Filters get replaced but the ac unit needs to be better taken care of to keep a good airflow in the house.

This is just a review of the last 3 months. We are regretful moving here but don’t want to move again because moving is exhausting.

The one the things we do like is the house itself, the layout is great and spacious with a lot of natural light. The staff is very kind and welcoming and do what they can but they are not in the position to address certain things that need to be addressed. They will do their best but higher ups need to step up and take action.

There a quite some imperfections within the house that you won’t notice at first glance but you see the rushed finished when you have moved in.

If you're considering moving here, proceed with caution. This apartment complex markets itself as "luxury," but the experience is anything but. Let’s start with the amenities. They sound great on the website, but good luck actually using them. They're constantly "under maintenance," often with no clear timeline or explanation. It seems the pool is frequently under maintenance and rendered unusable. Honestly, they should be giving residents a credit for the consistent downtime, it's that bad. It feels like we’re paying premium rent for a brochure.

To continue with the amenities issues, there are frequent abuses of the guest policy which have resulted in large groups of young kids and non-residents that have made amenity use unenjoyable and non-relaxing. The lack of management in this regard is disappointing.

The parking situation is another headache. Guest parking is almost non-existent, so forget about having friends or family over unless you want to play musical cars or risk getting towed. Meanwhile, the entry gate is constantly down, making the whole concept of "secured access" laughable. Why even have a gate? And then there’s the rent, wildly overpriced for what you actually get. You’re essentially paying for "convenience" (and even that’s debatable). There are better, more affordable places in the area that actually deliver on what they promise. I just wanted to take a moment to say how truly grateful we are for everyone at Viviano at Riverton. We’ve lived here for over a year now, and from our very first tour to transferring from a townhome into a single-family home, every part of the experience has been smooth, stress-free, and genuinely pleasant.

The entire office staff has been consistently friendly, helpful, and professional—but MaryChase deserves a very special shoutout. She’s simply amazing. MaryChase is kind, prompt, incredibly organized, and always goes the extra mile to make sure everything is handled with care. Our transition between homes felt effortless and has been wonderful. I’d also like to mention Vanessa as being a friendly-familiar face in the office, she always helps out and is very knowledgeable.

The maintenance crew has also been fantastic. Anytime we’ve needed something, they’ve shown up quickly, handled the issue efficiently, and always with a professional, respectful attitude. It’s such a comfort knowing things are so well taken care of around here.

And the amenities? Truly top tier. The pool is always sparkling clean, the gym is well-equipped and maintained, the playground is perfect for families—it’s clear that the community takes pride in keeping everything in great shape.
