Tim McMullen of Kinoko Real Estate was a pleasure to work with and in a very short and unexpected time, delivered us a home in San Francisco we previously only (and had literally) fantasized about.

Tim was initially referred to us by a friend to begin fulfilling our dream of living in San Francisco. After an initial Zoom meeting, he started sending us homes that matched what we were looking for. He was flexible in scheduling our first home tours of the city and took us around town for the day. The first home he showed us in person was almost exactly what we were in the market for. To have a real estate agent not only understand exactly what you’re looking for right off the bat, but having him add specific San Francisco knowledge and realistic expectations to your ideals and hopes is priceless.

We strapped in for the ride of searching and assumed we would be in home search for months on end, playing the real estate game and getting outbid over and over. This ended up not being the case and in two short months, we not only began our search but closed on a home.

We weren’t local at the time, so we would send him potential listings we had seen online to check out for us. To one potential home, his response was, “I would not let you live here.” Not only is he honest, but we always felt like he had our best interests at heart and was genuinely interested in helping us find our dream home in a price we could afford. He was tactful in steering us away from properties that looked too-good-to-be-true or were not really what we wanted.

He also referred us to a lender initially that was helpful in explaining our financial options. We ended up not being able to work with him due to the type of home we ended up purchasing, but would have been happy to work with Arjun Dhingra and his team if we were able to.

Throughout offers to close, Tim filled in roles that should have been filled by others from our lender to title company. We always felt completely comfortable reaching out to him and he was always very communicative and available for our needs, even when closing took longer than expected and had some twists and turns.

Tim is a super down-to-earth guy and really enjoyable to spend time with too. He’s unpretentious, flexible, communicative and always on top of things. He was super trustworthy and spent lots of time reading contracts and TIC agreements to ensure we were getting what we should be.

End result: We purchased a TIC in arguably one of the best neighborhoods in San Francisco over a hectic holiday season (even while on an international trip). We love it as much as he said we would and are living the lifestyle we had envisioned.

During our search for a new home, Nini and Kevin’s level of service and unparalleled knowledge of the real estate market, different neighborhoods, and the buildings we were interested in as well as new developments was evident early on. Although we knew that Nini and Kevin were juggling multiple clients, they always treated us like VIP clients and were extremely responsive and proactive.

Nini and Kevin immediately scheduled a consultation with us where they quickly gained a clear understanding of what was important to us and started showing us great properties that we hadn't seen, and many before being listed due to their ability to leverage their network. Within a few days of the consultation and despite the holidays, they were able to work with other agents to schedule open houses right away.

Then it happened, they sent us pictures and information on an upcoming unit that was exactly what we wanted plus more! Because of them, we were actually the first to view this home. Knowing how much this unit was perfect for us, Nini and Kevin came up with a clear and creative offer strategy. They made sure to develop a strong rapport with the seller's agent and understand what the seller was looking for. They also recommended we include a personal note with our offer to show how much we loved and would take care of their home. On the day we submitted our offer (the seller held private showings for 2 weeks and only accepted offers after the showings were complete), Nini went above and beyond to deliver our offer in person to make sure she could gather where we stood versus the other offers and adjust our offer on the spot. She negotiated relentlessly on our behalf. We know that we didn't give the highest offer, but she somehow made it clear that we were the right people to be the new owners. We were beyond excited!

We can safely say that if it wasn't for Nini and Kevin, we wouldn't be in our home today. Their knowledge of the market is only surpassed by their passion to deliver for their clients. We can’t recommend Nini and Kevin...

My husband and I have known Kevin Gueco and his wife Nini for over 10 years now, both as our realtors and friends. We met Kevin and his team as a young couple, looking to buy our first condo in San Francisco. We had no idea what we were doing or where to begin in such a competitive market. Kevin took all of our questions and concerns, listened to them, and patiently showed us properties that we found and loved, along with some amazing options we may not have explored on our own. Kevin and his team deftly handled the many obstacles thrown at them in order to get us into our new home within our very tight timeline.

Currently, we are thinking of selling our home and relocating back east next spring, so we have already had a couple of Zoom meetings with Nini to discuss timelines, expectations, and the current state of the market. The patience and care on the part of the Kinoko team is truly genuine and we have often referred them to friends looking to buy or sell.

I cannot say how impressed I continually am with the Kinoko team’s desire to educate themselves, stay on top of new trends in the field of real estate, and to just generally be excellent resources to their clients. We are very thankful to have such a fantastic and driven team to rely on. It is my feeling that anyone would be in great hands...
