Vitri Apartments upsides far outweigh drawbacks. Objective review from years of experience living at the Vitri. (4.3â)
Reviews posted that are one, two and probably even three stars are not objective.
PROS:
Location is amazing. The building is at the Scottsdale Quarter. Walk into the mall. Incredibly convenient. Kierland is a short walk across Scottsdale Road. Within a 10 minute walk or one minute drive to the Scottsdale Airport. Can easily take a flight with JSX Airlines. Highly recommend it.
Only a 7 minute drive to the 101 Freeway. Lots of stores, restaurants, banks, etc. in close proximity to the Vitri.
Scottsdale Road has everything you need and a short drive. E. Greenway Parkway heading West also has a lot of stores, restaurants, etc.
The building is perfectly located for walking and driving.
The views are outstanding. If a resident has an East Face view from their apartment, the view is of the mountains and Scottsdale Airport. The West side has a view inside the Scottsdale Quarter. The upper floors also get a view of the mountains. On the South side of the building, the top floors get a distant view of the mountains.
It is enjoyable to watch the planes land and take-off from the roof skydeck.
On the interactive site map, the units at the top face East and the units on the bottom of the map face West inside the Scottsdale Quarter.
The building has every amenity necessary. Pool, Gym, Skydeck, Grills, Sauna, Pool Table, Common Area TV's, Multiple Common Areas for Lounging, etc.
For me, the management and maintenance team members have been helpful and responsive.
The building is in a relatively quiet area. If a resident has an apartment on the East side of the building facing Scottsdale Airport, there are times during the day where planes and helicopters may come in and out of hangers and from the airport. The windows are sound resistant but not sound proof.
If a resident needs more absolute quiet, then choose the West side of the building. The order of most quiet side to least quiet is:
West, South, North, East
Modern appliances and touches. This is the case in most newer buildings in the area. The building has a nice feel and smell in the hallways. The lobby area has a free coffee machine with multiple drink options for residents.
Units with balconies or patios are few and far between but very worth having. Fresh air and private lounging. Many 3rd floor units have patios. Certain units have balconies based on floor and area of the building.
CONS:
The garbage chutes are frequently not functional. They put garbage cans in the garbage rooms to dump garbage bags, so it works out ok. Taking an elevator ride to B2 from the main elevator is not a big deal because the dumpsters are close to that elevator.
The dryers are steam driven and don't have returns. I definitely prefer a standard dryer. These dryers do the job after multiple dry cycles. It ends up taking over two hours to fully dry my clothes if it is a large load. Inconvenient but has worked out ok.
The garage doors sometimes aren't working, so they are left open until they are fixed. Not a big deal. Some people have complained about the elevators but they are usually working fine.
Most apartments don't have a balcony but some have a window that opens for fresh air. If you can get an apartment with a balcony, that would be worth the extra money. Many units on the 3rd floor, especially facing east, have patios.
In conclusion, the location of the Vitri can't be beat. It is a nicer building than Broadstone, District and Grand, in my opinion.
Another nice building in the area is the Optima Kierland, however, it is considerably more expensive and on Scottsdale Road.
Only Vitri and Broadstone are in the Scottsdale Quarter and have entrances/exits leading in and out of the Scottsdale Quarter.

Vitri is an AMAZING property with so much great potential, just unfortunately put under lock and key by pretty bad management. Great for pictures and visitors, not as great to live in, which seems to be causing a lack of effort. Pros and cons below-
Pros: Scottsdale Quarter/Kierland Commons is a beautiful walkable area, by far the biggest pro Some apartments have nice mountain view rooms for a substantial upcharge Really amazing gym space Pretty courtyard when it's clean Concrete frame: helps with noise and fire concerns. Can't really hear other residents but can hear obnoxious fart-can cars all day Really pretty views all around the apartment Fun community events (were lacking until new concierge Christine was hired)
Cons: Roaches (this comes with living in the desert, but the old cleaning team used to clean them up very early in the AM before they piled up in the stairwells and near the elevators, but that cleaning team has seemingly since been replaced with one not as good) Maintenance issues: no communication from the office staff on when they expect them to arrive, and they have broken things in an attempt to fix them and are impossible to get back in a timely manner. There are some mistakes, but they really try and are super super nice Fees!!!! We were told by a staff member (who is no longer there) there were no hidden amenity fees/etc. which was unfortunately a lie (screenshot of fees below for transparency) Staffing issues: Kamryn, John (who seemingly may be gone now), and Christine are great and seem to actively care about upkeep and quality of life at Vitri. Unfortunately it seems that these 3 are the only staff members who are responsible for anything in terms of servicing residents (and not just those who are touring). Besides that itâs basically just constantly new employees that donât communicate/care Cleanliness issues: trash chutes break often and management is slow to fix, causing bad trash smells and horrifying trash rooms. There is often dog poop left in the courtyard (picture below) and stains left in the elevators and hallways. Squashed roaches left for days. Even besides the really gross stuff, there is a general upkeep and cleanliness issue Amenity upkeep (amenity fees are NOT adjusted even if amenties are not available) : fixes are VERY slow if they come at all. We have lived in this apt for 2 years and no more than 2/4 fire places have worked at once. Garage door breaks often and usually left wide open for multiple months at a time. Trash chutes break often and are left with hackey solutions for months. Pool and hot tub temperatures are weird and unpredictable (sometimes the hot tub is freezing cold?). Unpredicatable wifi connection. Resident churn: Seems like many residents leave after a short time of staying at Vitri, not really a solid "community" of people here. AirBNB hell: some of the units are AirBNB'd. Self-explanatory lol
TLDR; We have stayed in the apartment for 2 years because the location is great and we were too sentimental to leave. The apartment is simply not worth the massive cost, but they will not adjust rent prices even though residents don't seem to be happy (low ratings even with trying to have people who toured leave 5-star reviews). Feels strongly as if they would rather have a lot of short-term churn rather than keeping current residents happy. The fatal flaw of the apartment is management, which is sincerely tragic- if it were managed differently and with care the place would be unbelievable.

   Read moreNot typically one to leave reviews but my experience living at Vitri over the past year has been nothing but a headache. What has potential to be a nice community, is a complete disaster.
Consistently Broken Amenities: The amenities are consistently broken and often take weeks to months to repair. Although the community management sends out notifications, the resolution date is usually "TBD" as they are often "waiting on parts." For instance, the gym's air conditioning was out for over a month last summer, turning it into an unusable sauna. The elevators frequently break down and take months to repair. The stairwells are poorly maintained, with dog feces and poop bags left for weeks before being cleaned. The trash chutes have been broken for months, leading to garbage pileups and the garage doors are consistently broken, adding to daily frustrations.
Guest Parking and Airbnb Issues: Guest parking is horrendous. People visiting the Scottsdale Quarter often use the guest parking spaces, making it extremely difficult for actual guests of residents to find parking. There are also multiple Airbnb units in the building, bringing in short-term renters who trash the common areas and show no respect for the community.
Freight Elevator Problems: The freight elevator has been broken for over three weeks. Despite my hopes that it would be fixed before my move-out date, it remained inoperable. My movers were unable to get my couch out, and I informed apartment management immediately. They responded that there was no ETA for the repair and estimated it would take another 2-4 weeks leaving my couch stranded in the apartment. To make matters worse, the community demanded written proof that my movers couldnât get the couch out, despite multiple attempts using two different stairways and the regular elevator, so they wouldnât charge me for leaving it in the unit. As a result, I was forced to purchase a new couch.
Poor Communication and Customer Service: Communication with management has been abysmal. I've made numerous calls and sent multiple emails regarding these issues, only to be met with delays and vague responses. I've been waiting for a callback from the community manager, Taylor, for a week now with no resolution in sight.
Overall, my experience at Vitri has been extremely frustrating and disappointing. The numerous unresolved issues and lack of timely responses from management have made living here a constant struggle. Save your money and timeâdon't waste either on this community. Find a place that truly values...
