Property Owners Beware!
I’ve left 1 negative review here in 15+ years, so it’s rare that I have an experience with a business that compels me to post. iTrip was hired to manage the home we own and rent part time when not in town. We recently parted ways after a disturbing event, outlined in the stupid-long summary below.
This spring, we reserved use of our house on the iTrip company calendar for two visits: 1., the first 3 weeks of April, and 2., the entire month of May. One week separated these visits with no renters scheduled in between. Before leaving in April, we stocked the house with $200+ of groceries & supplies in preparation for our May visit.
Upon return, we discovered several of these items missing (a bottle of tequila, carton of eggs, etc). iTrip could not confirm what had happened to the supplies, but noted the cleaners likely had removed things they thought were trash or had been abandoned. They suggested our “poor communication” had put cleaners in the difficult position of working around things we’d left out on the previous visit with no way of knowing if/when we’d return. We found it odd that the most perishable & “trash-like” items were untouched (half-empty milk carton, a container of leftovers) and were confused why staff would be unclear about our return date since the reservation had been on the calendar for weeks. Although we didn’t suspect theft, iTrip assured us they trusted their cleaning staff implicitly & under no circumstances would they have stolen a bottle of tequila.
Nest camera footage from the driveway later revealed that the day after our April visit ended, an iTrip employee not on cleaning staff had come to the house and loaded up a truck with supplies cherry-picked from the kitchen: the bottle of tequila, eggs, meat, chips, beer, etc. Video footage also confirmed cleaning staff did not arrive on site until 3 days later, after everything had been taken.
Furious, we provided iTrip with the footage + itemized receipts for the goods expecting to be reimbursed. iTrip refused, and the narrative shifted. We were now informed it was “industry standard” to permit employees to take any supplies abandoned by renters after they departed. The iTrip employee didn’t know when we were returning, & reasonably assumed everything was fair game.
By this point, we were less concerned with the value of the goods taken than we were by iTrip’s defensive & tone-deaf posture. We reminded iTrip we were scheduled to return May 1, a reservation confirmed on the company calendar on March 17… which seemed like the perfect way to communicate our return date. Connecting these dots is a core responsibility of a property management company. A patient does not remind their doctor of an upcoming medical appointment, nor should an owner have to remind their property management team of an upcoming reservation. We asked: what are we missing here? iTrip went silent.
So, we can only assume either they failed to record or communicate our scheduled return to staff; or they knew we were returning, and authorized staff to take things in our absence. Neither explanation inspires confidence or trust.
Feelings are subjective (& we had plenty during this experience!) but facts aren’t. I’ll revise this review to include the screenshots and date/time stamped video we provided iTrip to construct a timeline if a rebuttal of these facts is posted so folks can draw their own...
   Read moreDO NOT RENT THROUGH THIS COMPANY. Recently had a 4 night trip booked to Steamboat. The day of our arrival we were told that the condo we had originally booked had some kind of water leak in one of the walls. They put us in another condo for the first 2 nights and said we would have to move over to our original condo for the last 2 nights of our trip. We asked if there was any condo available that could fit our group that would could stay at for our full trip and were told that they only had the one condo available for the first 2 nights and there weren’t any other options. When we asked about getting some kind of refund/discount for the inconvenience they offered use of their shuttle service for the 4 days of our trip (they told us this normally costs $100 per day) and a $150 discount off our reservation. They also said that because they put us in a larger condo for our first 2 nights then what we had originally booked they felt that was also a form of compensation. First off, that condo was the only one they had available so their only option was to move us to that or give us a full refund for the first 2 nights. Second, half of our group drove to Steamboat so we had no need for a shuttle service. When we told them this and asked instead to be credited an additional $400 since we would not be using the shuttle service they didn’t seem to care and essentially said take it or leave it. Lastly, the $150 credit that they did give us was just over 1% of our total reservation cost of $7,000. They said that they came to this amount because they expected it to take one hour for us to pack up everything and move to the other condo. They did offer to move everything for us but based on the experience leading up to that point we didn’t trust that this would be done correctly and was more likely to lead to additional headaches. It ended up taking us closer to 3 hours to pack move and unpack the food and belongings for our group of 8. Steamboat is a beautiful place to get away to and has a lot of different condo/lodging options. Do yourself a favor and DO NOT rent anything through...
   Read moreI have owned several rental properties in Steamboat Springs over the past eight years and I can tell you first hand that finding a competent, honest, and caring property manager is VERY difficult. The exception that proves the rule is iTrip Vacations. Previous property managers I have employed focused on maximizing their commissions at the expense of my property. They would ignore maintenance issues they were responsible for but at the same time, charge huge fees for things like light bulb replacements and replacing kitchen items. When business was slow, these borderline scrupulous managers would decide that windows needed washing or carpets needed cleaning; anything to generate charges so as to hold on to as much of the rental income as they could. The iTrip Vacations group offers a different management business model. I retained iTrip over 5 years ago and have never regretted it. They communicate very well and never nickel or dimed me the way others have. They handle the maintenance issues on my behalf and the great condition of my 11 year old condo attests to this. They have great marketing methods and so my condo rents frequently making it possible for me to pay all the expenses involved in owning it. They never charge for small items like light bulb replacements and have been more than fair about charging for necessary repairs that are my responsibility. And the guests who have stayed at my condo have repeatedly mentioned how clean my condo is and how responsive and caring the iTrip personnel are.
