Landmark Vacation Rentals — Local services in Surf City

Used Landmark Vacation Rentals and booked property Wright State of Mind in October 2024 for a wedding in Wrightsville Beach. Including my review of the property below as it includes a failed response of this management company when cockroaches were found in one of their rentals. I would not book with this company again as from my experience they do not take care of their properties. Live cockroaches found in the property and management did not respond properly. Additionally it seems this company does not inspect their properties regularly. The house we booked with them was not even close to what the photographs showed. It was so worn and the outdoor living spaces were filthy. The management companies needs to have a better system for inspecting their properties, keeping photos up to date, and responding when cockroaches are found.

HOUSE REVIEW We had a horrible stay at this location. The property is VERY worn and not well kept. The property is not in anyways as clean and new as advertised in the photographs. The worst part for us, and which honestly ruined our stay, was that the house has cockroaches, so beware. On the day of arrival 10/30/24 at check-in we found one very large dead cockroach in the master bathroom. We called the management company and I was informed by a manager that one dead cockroach is a normal occurrence and there is no recourse or action that could be taken except pest control coming two days later. Well fast forward to the evening of 10/30 we found 4 live cockroaches, 3 on the fourth floor, and one on the 3rd level. I continued to call the management company for any sort of solution including switching houses or money back, but that was not an option. They did however send the pest control company the next day on 10/31 instead of two days later. Fast forward the rest of the trip, after spraying, 2 more living cockroaches were found, one in the king jack and Jill bedroom and one in the second floor queen bedroom. So clearly they are all over. The trip was ruined by these cockroaches as I have two very young children (toddler and newborn), and was constantly worried about the cockroaches getting into our stuff and my toddler crawling near them, getting in bassinets, etc. Besides sending the pest control company, management did nothing to make the situation better. Making me feel that 6 live cockroaches and 1 dead one is a normal occurrence for them. I did call the management company with every live roach we found, so they were aware. We were also told that they are normal for waterfront properties, however we have stayed at roughly a dozen beach front homes up and down the east coast closer to the beach and this has never been a problem. If we were not in town for a wedding I would have left the property immediately. Additionally, the outside living space was disgustingly dirty, you needed a shower after being down there. The putting green was unusable, one putter was included and it was beyond rusty and caked with a white film, so we would not touch it. The outside patios and decks were also filled with dirt. Skip this rental and find something better for the price. I also agree with the previous reviews that the welcome kit was not well done and there were not enough towels. We have stayed at other rentals that provide more nicer towels and a more fruitful welcome kit. Overall horrible experience. The one positive of the house is the location. It is close to the beach, fishing pier and a local park. I will never use landmark vacation rentals again, and I would not stay at this house again even if I was given a free week. The property was not as advertised per the website pictures. My family and I were not impressed. If I had known the property was in this much disarray we would’ve never rented it. The landscaping was overgrown to a point the vines at poolside were almost in the pool. Found several damaged areas in the home. Cleanliness was poor at best. My grandkids hands and knees were black on day one from crawling on the floor. Ants found in the cabinets and on second floor along with cockroaches. After speaking with management on the damages and went to inquire about some type of refund or credit and my calls were not taken or responded to after leaving voicemails. Their response was via email and no credit or refund could be offered as it didn’t affect the livability of the home. Unacceptable! Landmark did send a maintenance man to fix the unstable unsafe handrail but couldn’t address the flooring or tub damage due to time constraints. I get that but how long are these damages going to go until repaired or someone gets hurt. They also did send pest control to spray. Landscaping company came by and said the property was unacceptable for the landscaping. This person was taking over the landscaping and did offer to have a crew come out and clean up but would take most of the day and I didn’t want a crew there while spending time with my family as this should’ve been maintained well ahead of time. I gave it one star because otherwise you can’t leave a review. I don’t believe they deserve any stars. The house itself would be nice if it were just maintained. When we checked in to 199 Porto vista drive in north topsail beach , NC 2 of the 3 full bathes were dirty. Soap scum, black looking dirt, hair and in one actually a small animal toenail. The bathroom on the third floor which is part of the mail level (kitchen and dining) had 2 of the 3 bulbs out. They did come replace one but the other was the shower fan/light combo. Their guy said he just couldn’t fix it this week so I have showered in th dark every day. The floors had not been vacuumed or cleaned. My 16 month old granddaughter found food and trash all over the carpet, under the tables and couches. The kitchen floor is wood and black with dirt. When my daughter called to see what they would do to help they said their cleaners won’t come while it’s occupied and they could knock $25 off.. woohoo.. don’t spend it all in one place! Meanwhile we had to buy cleaners to fix the dirt problem but it’s so ground in from bad cleanings it will take more than one time . I have been a property manager in VA for many years so I know how this is supposed to work and this is not it. I am not a “Karen” and it gives me no great pleasure to leave a bad review. When we called to let them know we really thought they would want to come make it right. . They did not. So.. bad review. I hope management will pay attention and try to do better. We certainly won’t be using...
