I had lived here because of location and it being furnished. The maintenance team have been the silver lining of living here and upper management has acknowledged a grievance letter that I sent, but here are some aspects that future tenants can consider: The management and assistants have been constantly changing during my two years being a tenant. Assistants tend to mainly pick up all phone calls and are polite, but they cannot help solve tenant problems or address any concerns. Talking to upper management is challenging unless you track them down physically in the office. There are a lot of fees and on the contract, there is a blanket statement of which tenants are responsible for all incurred charges. Maintenance: I would praise the maintenance team, John and Mike, for their helpfulness and quick turnaround in our maintenance requests. They have been so friendly, attentive, and productive. Despite their stellar service and work ethic, the building needs a renovation; especially, the air conditioning system. In the peak summer months, temperatures were over 100 degrees outside and inside of the unit was in the 80s, as you can see from the photo of our baby monitor. We coped with this problem because the maintenance team unfortunately couldn’t fix the situation after multiple maintenance requests. We were told there is a problem with the motor. We paid $920 in rent and to adapt, we used two box fans and took cold showers. Additionally, the building works off a chiller. The AC turns on when there is a consecutive number of hot days and the heater is turned on when there is a certain number of consecutive cold days. This concept was not applied because the heater was on until March 20, 2022 despite having consecutive hot days because outside temperatures were already in the 80s-90s beginning this past January. Tenants were told to buy fans or portable AC units to bear with the heat and open the windows. When we would turn the thermostat on, heat would come out, so we had to turn it off completely, open the windows in the mornings when it was somewhat comfortable, and turn on our box fans all over the apartment. It was challenging for us to make it through the summer and to the end of the lease as we have a newborn who started getting heat rashes on the face. Knowing that your home is not a safe haven and that you dreaded going into it because of the heat was distressful. Security: The apartment complex claims to be patrolled by Avalanche Security Solutions, but I am unsure what kind of security coverage that entails. Our cars have been parked in the lot and during our time here, we have had our catalytic converter and a headlight stolen. The lot is well lit, but still there is insecurity. The management is not helpful and although there are some cameras around the apartment, there are no cameras in the parking lot. Additionally, I also saw one person’s truck’s right window completely shattered and this vehicle was near the southwest gate dumpster. There is a bike rack inside the gated complex. Even with this gate, bikes and bike parts are stolen and each time I pass by this area, bike parts are just slowly disappearing. These were some of the negative aspects of when I lived here. I'd also like to point out that the one extremely positive review listed here is from an assistant who works there. I hope future tenants have a better and more positive experience.

If I could put 0 stars I would. Worst place to live in. Even though it’s walking distance from campus its not worth it. Staff does not care about the residents at all. While I was living there, maintenance took MONTHS to check my apartment’s issues and still did not fix anything. I had a roach infestation and the office had the balls to tell me I was wrong and that they couldn’t do anything about it until “experts” checked my apartment, which by the way, I was never notified about when they would check my apartment or if they even checked it. How are you going to tell me that I don’t have an infestation when I was the one LIVING in that apartment? when I was the one FINDING those ROACHES crawling in between my plates, cleaning supplies, personal stuff, and even CLOTHES? Not only that, I also spent 90% of my time living there without a bathroom ceiling. YES, my entire bathroom ceiling was removed by maintenance due to a leak that happened the FIRST DAY i moved in. Overall, I had a disgusting and terrifying experience living here. If you are an incoming freshman that does not have a car, just like I was, please just consider a dorm or at least a better apartment instead of Campus Crossings in 8th Street.

The place deserves 0 stars. The apartment my daughter was supposed to move into completely reeked of cigarette smoke and the smell of a scent bomb, there was dead bugs all over the floor and wires hanging out of the ceiling in every room for an incomplete "fire alarm" installation. I complained to the management and they did an Ozone treatment and cleaned the apartment. The management allowed my daughter to stay in the model apartment during this time. When the apartment was "clean" and ready for my daughter to move in, the place still reeked of cigarette smoke (mind you this is a no smoking complex) and there were cockroaches crawling around all over the place. When I spoke to management again they replied that they have done everything in their power, (read they're not going to make this apartment sanitary and livable). I said this is unacceptable and told them to tear up the lease. They said "we release you from the lease but decided that they should get to keep $800 of the over $1200 deposited for this apartment. Mind you, my daughter never even stayed in this apartment. Additional requests to speak with the regional manager have been completely ignored. DO NOT EVER LIVE HERE.

TLDR: As a two year resident, the place is very much an overpriced, filthy and under maintained property that operates knowing many college kids live here and will not be able to properly take action against

As soon as they could they dropped the ball. I paid for early move-in, but when I showed up, the staff had no record of it and worse, there was still someone living in the unit I was supposed to move into. They said it was a squatter. Although that would mean even without early check in they hadn’t even checked or prepped the place after move out and very close to move in. This past resident had trashed the floors, and it took ages to repair. They kept changing the move-in date on me, leaving me in limbo. I was eventually placed in the model unit, but during this whole time I couldn't get in touch with anyone. Calls went unanswered, emails ignored, and even when I showed up during office hours, the office was locked or empty.

Once I moved in, I then didn’t even get the proper furniture I was expecting. As someone who was renting the whole unit myself, there was two of everything despite common sense and pictures online showing a single bed, desk and dresser. I then went to the office hoping to clear this up and despite hearing people inside no one would open the door as it was 5 minutes past hours. (They handed me my keys 3 minutes before office closure).

It was also hard to have people over, as my place was known and avoided among friends due to the ridiculous temperatures. If your social and enjoy AC this place will be a bad experience for sure (Often reached mid 80s even during night). On top of this the hallways were filthy, dirt on ground and ceiling. Maintenance also often let themselves into my unit without any notice. I would come home and notice a few things moved around or my floor completely dirty from messy work boots.

Then came the smoke detector installation, which took forever and left visible damage to the ceiling in my unit . All the ceiling tiles in the hallway were removed during this and just never replaced for months. These issues might be slightly excused if they were apologetic, offered discounts on rent or were frankly just nice. Especially the main, blonde manager who I had never seen display any sort of friendly behavior.

To be fair, it looks like some of the staff has changed recently and my interactions with them were actually very good, so maybe things will improve. The only consistent positive throughout all of this was one of the maintenance guys, never caught his name but he had a nice beard who’s incredibly kind and clearly cares. Always greeted you and tried to make conversation. He honestly deserves better than to be working in a place this poorly managed. If I could give that guy a 5 star review I would.

Our first impression didn’t start off well. My daughter had been shown the model apartment, which was not even close to the apartment received – so disappointing. We are realistic, we were not expecting a brand new perfect apartment, but this was not good. The apartment was extremely filthy upon move in. Baseboards had spilled food all over them. Burn marks in the couches and tables. Kitchen cupboards were dirty inside/out. No handle on the oven. Kitchen ceiling had years of grease/dust. We spent days cleaning and scrubbing the apartment.

Bathroom was disaster – mold/mildew everywhere! There was an exhaust fan but it did nothing to remove the humidity in the bathroom. The drywall was so wet the towel bar fell out of the wall. We purchased a dehumidifier to try to help.

These were all separate incidents involving leaking from the above apartment. #1 Hole/paint bubbling formed in the bathroom ceiling due to leaking from above apartment. The open hole was left unfixed for weeks. #2 Toilet overflowing due to leaking from above apartment. Water flooded all over the bathroom floor, hallway, and bedroom carpeting. Had to call/submit work orders multiple times to request carpet cleaning. #3 Came home to water pouring out of bathroom and bedroom door jambs and ceilings. We have video – it was literally pouring like a waterfall from the ceiling. Water was covering the bathroom, hallways, bedrooms and had worked its way into the kitchen/dining area. The ceiling was cut open and a large industrial fans were run for about 30 hours.

Carpeting in bedrooms is beyond dirty. This carpet should have been removed years ago. It really cannot be cleaned any longer. Years of filth on walls have been painted over. We found nails, command strips, hair, etc. painted over and stuck to the walls. AC/Heat controls were opposite. Wiring hanging loose under the kitchen sink. Holes in the back of kitchen cupboards that allow bugs in. Cockroaches were a constant battle. Security gate doesn’t work well. Bike was inside locked courtyard with bike lock and stolen within a few weeks.

Called office multiple times and only once ever received a returned call (when I had a payment question).

My daughter and her roommate lived her for a year. The experience was not 100% negative. They met neighbors and friends, the apartments are very convenient to the U of A campus, and they had a real world experience of living in a not so wonderful apartment. The courtyard and pool area of the apartments is very nice. Also, the maintenance person – Michael was fantastic. We felt that he did his best with the issues he had to deal with in the apartments.
