Under no circumstances should you live here. There is no actual management of this property; they are never in the office and rarely on premise. The “office hours” you might find on various websites are erroneous as in reality they are non-existent. The owners do not view this as a multi-family unit. Rather, they treat it like these are 70 distinct units from all over Wichita. Therefore, they will not intervene when other tenants have dogs that they let out to bark all hours of the night. We have a neighbor who lets her dog out at 10:30pm, 11:30, 12:30, and even 1:45am, with no consequences, even though K.S. Ch 58-2555 § (g) specifically tells landlords:

“The tenant shall not engage in conduct or allow any person or animal or pet, on the premises with the express or implied permission or consent of the tenant, to engage in conduct that will disturb the quiet and peaceful enjoyment of the premises by other tenants.”

Her dog barks incessantly whenever it is outside, which sometimes is multiple hours. The “management,” (again, there isn’t really management here) says it’s not their problem, though Kansas statute disagrees.

Add to this that after living here for nearly two years, I’ve had things broken inside literally from day one that have never been fixed. Other things that finally did get fixed took months to get addressed after letting “management” know about it.

For $1000 a month, there are numerous other places on this side of town that are newer and actually have active management. Do not get sucked into this scam. These buildings are old, broken down, no sound insulation, and you’ll spend a lifetime waiting for any concerns to be addressed, if...

DO NOT LIVE HERE ITS A SCAM! Theres a reason they dont show you the place before you sign. It was an absolute pit when we moved in: melted sinks, dust HANGING off the ceiling fans, rusted metal on every surface, no grass in the yard but plenty of mold due to flooding.

Newly renovated is an understatement! Their lamenant wooden floors crumble under your feet due to poor installion, half the lights dont switch on properly, it smells like cat pee even with "new carpets" and the place is so old things are constantly breaking. Theres only one maintence man and he wont get to fixing anything unless you constantly remind him and if its a bigger task like electric he puts it off no matter what. Plumbing leaks through the second floor and ruins thr ceiling.

Best part? Youre charged for ALL OF IT. Hardly got a cent that we put into tge deposit back and all thats explained is "maintence" on the bill. Youll never heard back from them either. It's all a joke and this bill probably be deleted like the other...

We have lived here over a year. Unlike the other review I read, you can see the place before you move in. Not sure why that person was unable to... We live in a 3 bedroom end unit. We only hear the neighbor when we use the half bath. It’s a very quiet community. Only two downsides and both are rather minor - if you work odd hours, you probably will have an issue parking... and the kitchen is very small. That being said, I can text Dawn the manager and Frank the maintenance man on a Sunday and get a reply within an hour. We are pretty happy...
