A little shocked at some of the reviews here. We dined in and ordered the koobideh (beef kebab skewers) - the chef grills it fresh on the grill right in front of you, made to order, and they bake the bread fresh daily in their ovens in the back - quality was 10/10 for our dine in experience. I feel like kebabs are best enjoyed hot and fresh, we sat on the little table outside and honestly it is one of the best kebabs I have had in all of BC, super fresh and juicy. A little sprinkle of the sumac they have on the tables and a fizzy yogurt drink, it was the perfect lunch/dinner. Amazing portions and super filling. There’s not much sitting room inside this restaurant (probably seats 6-8 ppl) but perfect for a casual date lunch for 2 or a small family. If you’re craving grilled chicken or beef kebabs with fresh bread or rice- I’ve only ever had delicious experiences here. Also if you feel like it might be difficult to communicate with the chef, they have picture menus that you can refer to.

I feel so lucky to have evetually found my favourite Persian spot in Coquitlam, if not entire Vancouver. Authentic and natual food flavour with no manipulated taste. Please don't complain about the customer service here - they are nice and honest people working hard in constant heat, soaked in sweat and heavy labour, while only asking a very fair price for their serious products. Talk to them and you will feel the purest hospitalilty and customs just like in Iran.

The reason that I’m giving 4 stars because this place seems nasty and customer service is a little bit poor. The old couple who owns it barely speak English so give them a chance. I always come to this place for take out and honestly the food is really tasty and it’s very cheap. 6.50 for kobeda wrap and 9.50 for 2 skewers of kobeda with rice. I would recommend for those who don’t have time to cook at home.

Purchased 3 breads on September the 14th in the evening. Left in the fridge to eat the following day only to find MOLD on two of them!

In the morning of September 15th, returned back to the store with proof of purchase to let them know about the MOLD and simply ask for fresh ones for lunch but was met with the worst customer service experience ever.

Instead of taking accountability for selling old bread and simply giving me fresh ones, the old rude and unprofessional owner and his colleague immediately turned to full denial mode. Not only did they deny the MOLD on the bread, they accused me of buying the bread many days before, leaving them out under the sun so the MOLD would develop! How unprofessional and petty!

Now all the 1 star reviews make perfect sense with such horrendous customer service, nonexistent accountability...

Extremely good! Props up the reputation of "hole in the wall"s everywhere.

High quality minimally processed ingredients tells in the texture and the taste. The fresh bread is really well done Fresh Bread, the meat are from good cuts from good animals.

edit: lots of the good food, great value

They do cook to order - so if you visit while it's not so busy, it takes a few minutes for the grill to heat up. It wasn't very long at all - but I'm going to try to call ahead next time. Good cooking takes time - they definitely aren't reheating anything here. There are a couple of tables outside to wait at.

Ask about their house-made pickles (cauliflower, carrots) - perfect. The lady proprietress was warm...
