- super kind owner with delicious food - We came here for lunch on a weekday shortly after they opened ar 11am, and there were 3 groups ahead. We got the P5. Pho Chicken Sate (Crispi Chili Sauce) for $14.75, S1. Vietnamese Special Combination for $12.95, and Jasmine Milk Tea for $5.95 (all pre tax prices). We waited a while for the food, but the Jasmine milk tea came out quite quickly. It was alright except it tasted watered down. I'm guessing they add water to make it less sweet as we ordered 25% sugar. My husband said it's fine as the boba he ordered on the previous day was horrible (so he had a low standard at that moment). My sandwich was delicious. The bread was crispy and doesn't hurt your teeth when you bite into it. The content was just right as well. We've had famous Vietnamese sandwich in Vietnam before and it was super huge and makes you full in two bites. I'm glad it's not like that. I enjoyed the sandwich a lot. My husband's chicken pho was good as well, and I've had pho ever since I was 14 and we had tons of pho shops in Seattle. The soup was just right, and the chicken was super tender. The bone could be annoying for some, but not an issue for us. Overall it was a wonderful meal. The owner was super polite and kind throughout and he apologized for making us wait for the food for so long. I haven't had met anyone this polite for a while, so I hope his business can go a long way here. For the drinks, just order 100% sugar and do whatever to it at home. I think it will be better than adjusting the sweetness level here. The food was delicious, we'd be back if we come back to visit again. Ps. There is street parking here, but don't skip paying as the parking services check this area frequently and we saw one guy getting tickets.

The bánh mì sandwich was excellent, fresh, flavorful, and well-balanced, though it was missing the peppers it usually comes with. The bulgogi spring rolls were made fresh and tasted fantastic, easily one of the highlights of the meal. The real letdown was the milk tea boba. It had almost no sweetness, just a flat mix of tea and milk. The boba pearls themselves were swollen and tough, which made them hard to get through the straw. They may have been old or just overcooked, but either way the texture ruined the drink and made it a messy, frustrating experience. Easily one of the worst boba teas I’ve had, and I’ve tried quite a few. On the bright side, the staff were wonderful! Friendly, professional, and accommodating. I don’t eat pork, and they made sure my order worked without it, even adjusting with regular mayonnaise. The prices are very fair, and the space itself is modern, inviting, and in a great downtown location. Overall, Kochi Boba is a cool spot with great food and staff, but the boba itself really missed the mark. Absolutely loved that place. I’ve been there two times already. My first time I got mochi donuts. They tasted like a funnel cake! My second time my family and I got coffees. I had a Salted Vietnamese Coffee and tried Sesame and Traditional Vietnamese Coffee. I personally was surprised that sesame coffee tasted good. I also met the owner of this place twice. He was a very nice guy. He told us their mission and values — provide the healthiest options available on the market with high quality ingredients. The prices were regular. I’d say traditional Vietnamese coffee was $5.95 or around that and that is cheaper than coffee shops downtown. They also have boba drinks and they are cheaper than Kung Fu boba place, I’m excited to try these next. I hope this place thrives!!! Support local business🫶

Absolutely loved that place. I’ve been there two times already. My first time I got mochi donuts. They tasted like a funnel cake! My second time my family and I got coffees. I had a Salted Vietnamese Coffee and tried Sesame and Traditional Vietnamese Coffee. I personally was surprised that sesame coffee tasted good. I also met the owner of this place twice. Downtown has desperately needed a good boba place. I am SO happy that we have Kochi now! I got to try them for the first time today - I will be returning and bringing coworkers! The food was delicious and it came out super quickly. I got bulgogi spring rolls and the egg rolls. Both were spectacular. I'm excited to go back and try some sandwiches and pho! I also got the Dark Roasted Oolong Boba at 50% sweetness and it was magical. It's SO nice when you get a milk tea and can actually taste the tea! The boba was done PERFECTLY. Just the right amount of chewiness. Thanks to having a teenage daughter, I drink a LOT of boba drinks and have become fairly picky when it comes to the way the actually boba is cooked. So when I say this was perfect, I mean it was actually perfect. I saw another review saying that there is "no real tea" in sight there, but they are 100% wrong. They literally freshly brew the tea right there...with tea bags filled with...tea leaves.

In addition to the stellar food and drinks, the staff and the owner are just the sweetest, kindest people. I would be a repeat customer solely based on their customer!

On top of everything, the place is totally adorable. I can't wait to go back!
