Terrible Experience – Avoid at All Costs
I am beyond frustrated with the handling of my deposit for the property I rented at Loxley Heights. I moved out in May 2024, and despite more than four months of waiting, countless emails, and phone calls, I still haven’t received my deposit back.
Throughout this ordeal, I received nothing but automatic responses stating that no agreement had been reached. The reality is, we couldn’t reach an agreement because they refused to respond to our emails or calls. After months of being ignored, we were forced to reluctantly agree to an incorrect and unfair amount, just to get the process moving. And yet, even after accepting their terms, I still haven’t seen a single penny.
To make matters worse, I have all the necessary documents, including photos and inspection reports, showing that the apartment was left spotlessly clean and with no damages. There was no reason to deduct anything in the first place, making their delays and lack of communication even more infuriating.
Their behavior is completely unprofessional, and their disregard for tenants is unacceptable. It feels like theft, plain and simple. I know they’ll likely tell me to contact the Tenancy Deposit Scheme, but the law is clear: the deposit should be returned no later than 10 days after an agreement is reached. They’ve ignored this, ignored me, and ignored the law.
I strongly advise anyone considering renting from them to look elsewhere. This level of incompetence and lack of accountability is outrageous. I will be escalating this matter further and ensuring others know to avoid this...
Read moreI had a very pleasant stay at loxley heights studios and like every other accommodation provider there will be a mixed experience for all the tenants. Pros: Friendly building facility and maintenance team addressing all your issues instantly. Clean and safe premises. Many social events being organised frequently giving all the tenants a change to socialise. Concierge services – Always safe and reliable with my parcels. Lots of amenities like Gym, Table Games, Movie Area, Karaoke – If you reside as a friend’s group, I’m sure you would have a lot of fun. Very high-speed Internet. Lots of study spaces for you to make use for studying, meeting with friends etc. CCTV all around and building team making frequent physical checks on the common spaces during late nights. Right in the centre of the city. Cons: Studio is too big and has lots of openings to the outside (via chimney, space below doors, toilets etc) where during winter, the heat doesn’t stay inside despite what level of heating you have. Have to be careful of the electricity spending since the bills can increase significantly as they are charged at commercial rates not...
Read moreAfter waiting over half a year of living here I was met with bills around £1000 to pay dumped on me. The rent has now been increased too! It’s bad enough it’s almost £900+ for a one bedroom apartment but now I have to pay an extra £500 a year on top? This is just greedy. NOT EVEN BILLS INCLUDED. £25 extra a month to have a pet… and you pay extra to live on higher floors… I thought this place was beginning to be acceptable until you threw this on your tenants. The apartments themselves are nice but the rent itself is ludicrous. How can you increase rent when it is already well above most places! You have security banging around in the bin storage at 3am for about an hour and a gym that hasn’t got all the equipment fixed! The only upside is the flats are nice, the team do events sometimes but should be a bit more I would say and are always...
