This has been a horrible experience from top to bottom TLDR; excessive hidden fees, bad customer service, lies/withholding of truth, beautiful common area, expensive shoebox sized office
First, I am victim of the bait and switch by being told I could have a smaller office for less rent. Then the day I wanted to sign all of a sudden two bigger and more expensive offices are all that are available. I was told I could cover my glass wall to give my clients privacy then told I couldn’t do it. I was not once told about the $60 parking fee for each month. When I was billed this after signing, it put me out of budget but I couldn’t do anything about it because I had already signed the lease. Things are broken constantly. The dishes are dirty after being run through the dishwasher. The offices are frigid. I was sold the lie that I could customize my office for free with DYO furniture. Then told I had to pay for it and it was on back order even though I can see plenty of couches in unused offices. Then after I filled out a survey talking about this, magically a couch is available and was delivered while I was session interrupting my work. The front desk is as helpful as they can be and I know these things are out of their control. There is a reason the occupancy is so low here. This is not a place I would ever recommend someone work. While expressing these concerns throughout on their surveys, all that’s been done is I was offered a rate higher than my current rate at a “discount”. Read moreI rented a private office at Spaces - Addison - The Colonnade for six months. The actual venue is nicely renovated. I was very disappointed in the additional fees beyond the rent that were revealed AFTER I moved in such as monthly parking, coffee, private internet to name a few.
The biggest shock came in the mandatory "Office Restoration Service" fee which is calculated by the square footage. It is a mandatory fee that must be paid in advance of move-out regardless of the condition of the office. This clause is deeply embedded in the "house rules" not the actual lease.
Lastly, I'm approximately 45 days post move-out and they still have not returned my retainer (i.e. security deposit) which was equivalent to two months of rent.
There was one more issue at lease renewal which was my ultimate reason in not choosing to renew; however, the point is, if you are prepared to pay a few hundred dollars beyond your "base rent" then you should be fine.
Update: I've still not received my retainer back. They are citing "system limitations" as the reason why. Initially, I was told it would be returned in June; now, it's July. This should be a normal process for a corporation.

Read moreNice space, nice building, good views. The building/complex at the Colonnade is huge, so you need to know your way around. But the Spaces offices are nice and there's a good amount of common area. Rates can be high, but this is a good location with good wifi and modern feel. Lots of restaurants nearby. Garage parking not ideal, but still better than most. I did have an issue with billing once, and it took a few calls to get it figured out. But other than that, Spaces is a very good quality office. NOTE: Southlake location is nicer and easier to get in and out. Deep Ellum location has great views, but is not as convenient overall with separate garage parking. Addison is...
