Park Bayonne is one of those buildings that look nice on the outside, has a great rooftop, and a park view. However, the management team is next to impossible to deal with.
Since moving into the apartment, we’ve yet to receive a correct water bill. The overcharges have ranged from 2 to 25x’s what the bill should have. Imagine getting a $50 bill for one day of water usage. An issue that started in July 2019 finally had a service technician in September 2020. Imagine waiting 13 months to have a bill corrected. In the meanwhile, the property has, and continues to threaten us with eviction if we didn’t pay the factious and over inflated water bill.
After moving into the apartment we discovered mold on the ceiling growing from the HVAC unit. The property’s response was to paint over it and declare the HVAC unit was working correctly since the unit was “cooling.” Shockingly, only to the building, the mold grew back this year. After the building refused to the service the HVAC unit, we were forced to serve the building with a notice to repair or we’d repair the unit and deduct it from our rent. Only then did they respond (via an attorney’s letter), and shockingly they then decided to fix the uninsulated ductwork and have a licensed technician add refrigerant to the system to repair the root cause.
Living in a luxury building shouldn’t mean needing to have an attorney on retainer to deal with Kate, the property manager. Unfortunately since we’ve moved into Park Bayonne, we’ve become best friends with our attorneys as we’ve needed to argue against fees for additional keys (that our lease calls out as free), disputing an amenity fee not supported in our lease, pushing back against needing to purchase a bond in lieu of a security deposit, etc.
We strongly encourage anyone considering Park Bayonne to consider a different community (Bay One is managed by the same person, FYI).
Update: Based on Park Bayonne’s response, we’ve been told multiple times that all communication with them is to be in writing and they’ll then respond with an attorneys letter. We’d love to have a rational conversation to work out the issue with the water bill that’s been going on for 18 months. I had a really unfortunate incident with application process with Park Bayonne. Due to their website issue, I was not able to apply for an available unit despite trying multiple times on the same day. After multiple unsuccessful attempts, I thought i can try applying next day if the site issue resolves. Next day when I went to apply, the unit was no longer available. I reached out to the leasing office and was told that someone else applied for it, and I explained them my site experience due to which I wasn't able to apply first. The leasing agent did apologize for site issue, but told me they can't do anything about it and had to follow the other person's application. I was told though that they'd contact me first if the other application doesn't go through.
Fast forward 2 days later, leasing agent does reach out to me saying that apartment is back in the market, but I'd have to pay the current day's market rate which was literally $600 more than the rate I was trying to apply for 5 days ago, so the market rate literally went up $600 (from 2660 to 3300) within a span of 5 days?? I asked if they could honor the same rent as I was originally applying for as they were aware about the site issue I faced, but I was told no by the leasing agent.
I have nothing against the leasing agents as they were probably following their standard rules, but I think management should look into such scenarios on a case by case basis and look into the root cause as to why this situation occurred. As a pet owner the community is pet friendly and they make your pets feel welcome and loved unlike some other community where your pets are welcome but don’t show them any love. Not Park Bayonne the staff and community make your pets feel that they are part of the community one of the small ways they show your pet a little special love is they put a small bowl of dog biscuits out for them.
The rooftop is amazing, relaxing and is a perfect way to end a stressful work day go sit on the rooftop with a glass of wine or a cup of tea/coffee and just take in the beautiful view and setting.
