I purchased a home in Florida in July 2024 as a short-term rental property and inherited Guestable as the management company. From the start, the experience was extremely disappointing — both for me as the owner and, unfortunately, for the guests.
The property developed a rodent issue, which is highly unusual in Florida, and the company consistently overcharged when dealing with vendors. Financially, I was upside down for the entire year I worked with them, until I finally terminated their services in July 2025.
But the worst came just before their termination. I had reserved the property months in advance for a family trip in August 2025. On the very first night, my younger son was bitten by bed bugs. Guestable never returned our urgent calls, only replying that they were “trying to reach their maintenance team.” Out of desperation, we called pest control ourselves. The inspector confirmed the infestation had developed months earlier due to poor cleaning and lack of oversight. We even sent Guestable pictures, and their response was that since we terminated them in July 2025, they were not responsible. This was absurd, as the infestation had clearly been ongoing during their management.
We spent a full week in the property without a single Guestable manager or maintenance team member showing up to inspect or address the issue. Their neglect, lack of accountability, and disregard for both property owners and guests are unacceptable.

From the seamless check-in to the moment our time at the rental came to an end, Stacey's communication was impeccable. One of my apprehensions about renting private residences, is that the owners won't clean or reset the house properly after previous guests. This house eased all of those fears. It was extremely clean and felt like we were the first people to live there. It was even set with some nice amenities.
The property is spacious and even better than described in the listing. The views are breathtaking and felt mostly private. The only noise at night was the beautiful sound of crashing waves.

Several issues came up while we were there: floors were absolutely filthy, the pool and jacuzzi didn’t have enough water, the advertised pizza oven didn’t work, and one of the showers was broken. Despite all of this, we had a lovely weekend and so I rated her a 5 star on air bnb’s platform because I didn’t want to mess up her potential business when she was apologetic and responsive to these issues. When we left she sent me a message and thanked me for leaving the house in such good shape and cleaning. Then, seven days after we left, she sent a damage request for $600 claiming we broke a door (we did not). After a month of fighting this, we finally got our security deposit back.
