This is my 3rd year living here & I will give you the pro’s & cons.
Cons
Terrible “Security”. They really just hire anyone. They don’t do much except be rude to tenants & guests. They never know what is going on & they are very unhelpful.
Cheaply Made Apartment Units. My professionally mounted tv fell off the wall due to how cheap and poor the walls are. My unit has suffered water damage from leaky pipes & vents. I’ve had water pour from my ceiling. My fake hard wood floor panels move around constantly and reveal blue plastic wrap underneath them. My air conditioner breaks once a month. My bathtub doesn’t hold water. The walls are cheaply made & I can hear my neighbors adjacent & above clear as day. My upstairs neighbor can drop anything and my unit shakes. My unit also shakes when my adjacent neighbor watches a movie or listens to music. Beautiful view, terrible unit.
The Nightmare Package Room. The package room is a total nightmare. Expect 1/4 of your packages to be lost. Period. Expect to wait 2+ days to retrieve any of your packages that have been delivered (that Panorama didn’t lose). During the holidays, expect to wait 5+ days for packages to be sorted and ready. The attendants are extremely rude to us tenants. Like I’m sorry we inconvenienced you by ordering packages to our home?
The Low Budget Amenities. Pool For an advertised “luxury & stupendous building”, you would think our pool wouldn’t look like a holiday inn. It’s terrible. Not to mention our main pool is shared with a $100 a night hotel & all their guests. Most guests are trashy out of state loud people and party like crazy at the pool. They call the pool “tranquility”. It is far from that. The walls of the pool deck have holes in them. Unfinished paint. Unfinished borders. The advertised waterfall does not work. Panorama has the worst pool in all of Brickell & Miami Area. The second pool for residents is never clean. There is always trash everywhere. The bordering walls also are unfinished, unpainted and have holes in them. Gym the gym is a joke. It’s the worst one in Brickell. The holiday inn down the street has a more equipped gym.
The Death Trap Elevators. I’ve been trapped in the elevators for 1.5 hours before. It’s a nightmare. It just started dropping so fast & I truly thought that was it for me. They are unsafe. During peak times, it can take 20-30 minutes to get into an elevator to get from my floor to the lobby. To get up to your unit? Good luck. You’ll be waiting in a line to even get into the elevator room. I’ve waited up to 45 minutes to even select my floor. Then you wait 10-15 minutes for an elevator to arrive.
Smells Like A Farm. The outside of Panorama always smells like a smelly urine & feces farm. It’s disgusting. They power wash it sometimes. On the occasion they actually use soap, it’s like an ice rink. It’s very unsafe and ridiculous.
Sketchy Balcony. Recently, all of our balcony glass was changed out. They had some random people come in and take the entire balcony apart and reinstall temper glass. As I said, I’ve lived here for 3 years. So was the glass unsafe for my first 2 years of living here? I sit on my balcony everyday and have stayed for 2 tropical storms. Really scares me.
Sketchy Tenants. There are a lot of foreign scammers and d**g dealers that live here. I just keep to myself and try to avoid getting into the elevators with them. It’s very noticeable who is who. The fbi is here constantly. The police has also been here for incidents and deaths.
Pros
The View: If you’re on a high floor, then it is the best view in Brickell. The balconies are very spacious & it’s the main thing worth living here for.
Key Fob: Lastly, the second thing worth living here for is that your key fob only allows you to get to the amenities floors & your floor. No one has access to your floor except the tenants that live on it as well.

Pros:
The greatest aspect of Panorama is the view. I have a unit in one of the "Sky Levels" (Floor 53-85) that faces the water, and I will say the view is second to none.
High tech, fast elevators with a waiting period usually well under a minute. Your unit floor is automatically selected if you put your FOB up to the screen. All controls are on screen outside elevator. No buttons for floors in elevator. You'll be stunned as to how fast the elevators are.
Gym: It’s adequate, gets the job done and has enough machines. There’s nothing special it.
Security: A FOB is needed for everything and there’s people at the front desk 24/7. The front desk gives you a call asking permission to let up a guest, which is helpful and saves times.
Cons:
The Unit: Disappointing. The closet is extremely basic and militaristic. The cheap fake wood floors have moved out of place in some areas. The washer and dryer are in the master bedroom, and my room gets uncomfortably hot every time I dry my clothes due to the dryer not being vented. The walls are only painted with primer, and easily get mark up. There’s a lot of Silver Fish, especially in the bathroom. The tub is tiny. The appliances and fixtures are both very cheap, and the unit has minimal storage space. In addition, a lot of dust accumulates in the unit. The hallway is ugly, and the huge lobby is a waste of space.
The Pool: We are forced share the main pool with the Hyatt Hotel. We only get a small, isolated private pool. In the first 6 months of living here, there was hideous blue painter's tape all around the pool. There is no tiling around the pool, only ugly stucco. The pool area looks very bland. The main pool is an "infinity pool" but the walls that surround the pool defeat the whole purpose.
Saunas: The steam room smells horrible like a sweaty locker room. The dry sauna barely gets hot enough to break a sweat, and the huge gap under the door lets out a lot of heat.
False Advertising: The leasing agent and the website advertise many things false amenities. There’s neither a Pet Spa/Dog Daycare, a restaurant, nor a convenience store. The Cyber Café/Coffee Bar is nonexistent, and there’s not even a coffee machine. There is no gourmet market. It took 6 months to open a dry cleaners, which isn't even in the same building; the USPS isn’t in the same building either.
Parking: There are no assigned spots, and since you can’t park below floor 8, you have to drive up in circles for minutes to find a spot. It’s very easy to lose your car. People (including valet) drive like maniacs around the narrow turns, resulting in many close calls. There is no guest parking, only over priced valet. My guests usually find cheaper parking close by.
Management: They are incompetent, and they nickel-and-dime you for every little thing. There's a $500 deposit to use the Game Room and the Movie Theatre, which you then have to reserve every time. There’s a $500 "elevator deposit" on move-in day, in case of elevator damage. You have to schedule your move in date/time for approval, which is inconvenient. My roommate notified management about the smell in the steam room, and nobody did anything. It also took 5 months for me to get a shower door.
TL; DR: In conclusion, the rent for our unit cannot be justified. The only quality features are the view and the fast elevators. Everything else is either bad, nonexistent, or not acceptable for the high rent prices. They opened before they should have, leaving almost all the amenities and features incomplete. They continue to falsely advertise non-existent amenities. Parking is a nightmare, units are made cheaply, and the incompetent management will nickel- and-dime you for everything. It’s a huge rip-off, and doesn’t come with any of the expected luxuries you’d find in an apartment complex with such high prices. Unless my rent is significantly lowered, I will not...

Too often reviews of apartment buildings are based on exaggerated 1 star reviews because of singular negative experiences. I've lived in Panorama for the past year, through the entire pandemic and a hurricane; it's lived up to all of my expectations.
You will mostly find a mix of young urban professionals, a few retirees and now def a lot of "work from homers" One thing you have to know is that this is a dog friendly place. What this means is that accidents happen and wherever there are pets, there will be poop. Still, the staff here are amazingly responsive but they are not elves that magically make dog poop disappear. You shouldn't expect a mess that was identified when you go out for a dog walk to not be addressed by the time you get back (inside the building). There is an alley next to the building with fake grass that is for the public to walk the dogs. It does have a pee smell because many people walk the dogs there. Even though this area is open to the public Panorama staff still maintains it clean by hosing it down frequently. You will see occasionally poop that was left by irresponsible dog owners but none of these belong to the dogs that live in Panorama because Management DNA test each of these poop and they find that none of those feces left are dogs that live in the building (this was confirmed when I asked them on a public monthly building meeting)
Parking: you do have to park from the 8th floor and above but they are transparent about this. When I moved they notified me about parking. I was annoyed at first knowing this but when I moved in it didn’t bother me. Technically the 1st floor of the garage starts on the 4th floor which means you only have to go up 4 floors and so the 8th floor is only 4 stories drive. It still sucks that is not a 1 floor drive but its definitely not driving up 8 stories.
Gym: The gym is really nice, spacious and ever since covid they close it down twice a day for cleaning, which makes me feel safer. They have the equipment necessary to not make me want to join an additional gym outside my home gym.
Pool: we have 2 pools. They main pool is big and spacious and has a view of the water. No complains here. The attendant is super attentive if you want your chair and your umbrella moved.
Noise complaints:I've been lucky to have really good neighbors. I haven’t complain of any noise in the past year.
Security: I feel very secure in this building. They do not let anyone come upstairs without calling beforehand at the front desk. They are all very polite.
Location: I love the location of this building. It’s close to Publix, Whole Foods, restaurants, the popular bars, the free rail that can take you to American Airlines arena, etc.
Management staff: everyone is super friendly and helpful. Whenever I need something fixed they send someone right away. I haven’t had any issues with management. I really love the monthly building meetings. I wished more people attend these meetings because you can see how hard the staff is working to make this building better and better. In this meeting, you can discuss different ideas for events, know updates of the different things happening at the building, fun events (with good food), hear some tenants complaints (because let’s be honest people just like to complain and vent and make it about them)
Overall, I really enjoy living at Panorama. I would definitely recommend this place. It’s brand new, great staff, great location, great views. I have no complaints here. I have a 2 year lease and I’m considering extending my lease to...
