Pros: Good place to live if youre trying to live in a nice area but need to save money on rent. Some units are renovated and nice. Pool deck has a great ocean view and typically has a lot of sun. Most of the valet guys are very nice and helpful. Each month residents recieve five free valet passes. The valet is the cheapest in Brickell by a long shot.
Cons: the security is very inconsistent and not always nice to deal with. The buidling needs to update the proceedures on how guests and residents gain access to the buildings. I recommend the association posts a legitamite list of rules for residents and guests to follow. Right now it is a guessing game. Every few weeks they have secuirty stopping everyone to check access cards. Each security person tells you a different way to let your guests in. Other weeks no one regulating who is entering the building. It can be very confusing. The service elevator area in the garage is disgusting and terrifying. And the laundry card machine never works.
I notice the “owner” is replying to negative reviews with unconstructive comments, so that just goes to show what you’d deal with here.

Told me my car was not registered when I clearly have a parking permit sticker on the windshield of my car. Had to park valet and had to go to the association the following morning to get the situation fixed. The lady said I need to use a valet ticket which I did not have as they are limited (5 total) and used for visitors prior to this situation. She gave me the number to call the parking crew and they said they can't help me either because the association handles that. A whole game of pointing fingers. On top of paying $1k+ monthly HOA fee + parking permit, I need to pay to get my own car out of the valet AS A RESIDENT. It's unfair that I need to pay because my car was registered to another apartment that we own in the same complex. Read moreI am a resident in a building and I experienced one of the worst services in my life here. I needed spare key for my sister that visited and association said they cannot do that since she is not a resident. They said to call the security every time she enters the building but they NEVER answer and never open the door - I tried it myself. They did not offer me anything except “sorry, look for another building in the area if you don’t like us”. Ridiculous. If I am paying the association - do your work. If my guest cannot enter because of the security - then fix that or offer something else. If you want to live in the building, be ready for the HOA to ignore your issues. Also, there were a couple of times when I came to their office during office hours and they were just closed for no reason. They rarely answer their phone and never call you back.
