Updating my review from 3 to 2 stars: Things seem to be in a slow decline. The front desk is so incredibly unhelpful - before they were just unfriendly, now it feels like a grave inconvenience to ask them any questions or have them open the door to the big package room (which we cannot access without them).
The gym culture is awful - this is mostly a complaint about the people who live/stay here but management could do more to make it a better experience considering the "amenity fee" we're asked to pay. Please do not allow people to film themselves in the gym - FL has strict privacy laws that are surely being violated. The machines need maintenance. The door outside, although fixed, should remain CLOSED when not in use. It is so HOT in that gym because the AC is constantly being let out.
I used the bathroom in the Parkline South Lobby the other day -- and YUCK! It was total mess, no TP, the lock doesn't work, no soap, nothing to dry your hands with.
The valet takes forever. I had a friend who parked there and the car came out with a miraculous new ding. That is unacceptable and embarrassing. I've never lived somewhere that has this kind of feedback for any valet service, let alone one that is not optional if you want to park at the building.
There was a message about new grills Aug 1, but no word on when that's happening. There are many great things about being here. The pool areas are beautiful and well maintained, the location is amazing (quiet but very accessible to all parts of Miami, 95, brightline, metromover).
Unfortunately, over the past few months some very notable things seem to be in a state of decline.
Many tenants don't pick up their packages in a timely manner and the room piles up, making it a nightmare for the rest of us but that isn't on Parkline and I didn't consider it in my rating.
I'll happily change my review to 5 stars if at least 1 & 2 are taken care of promptly. Of course, it would also be nice to be greeted warmly by all the concierge folks (especially since Parkline calls them concierge) and I hope our safety is always being...
Read moreI lived at Parkline Miami for 3 years. The summary is that it was a great experience that I truly do recommend it. But if you want the details, I like to be thorough in my reviews for people who are looking into new living spaces.
In terms of the staff and management: No complaints at all. The management were always kind and prompt in their response. The same can be said about the front desk. I once lost a wedding dress in one of the delivery lockers, and they helped me open every. single. locker. until we found the one that had the dress in it. I loved greeting the cleaning staff in the mornings on my way to get coffee, and I could count on the maintenance and valet staff to be incredibly cheerful and helpful.
Speaking of valet, be sure to plan accordingly. It took a little getting used to, but we learned to call for the car in advance at correct times (as rush hour or weekend night times could be very crowded).Once we fell into the groove of that, it was second nature. It can be a little jarring not to be able to pop into your car yourself to get something you forgot, but it's very luxurious to drop off your vehicle without any worries. As of the time I was there, charging for an electric vehicle was free, which was a major plus as well.
On the building: I am always seeing the general areas being cleaned and fixed, and they're well managed. The amenities are also generally well maintained. I used the gym, pool and walking track too many times to count. My only complaint, and this is not on the building management (who in fact, keep trying to remind people), is that the walk track can be a little dirty because people walk their dogs there. Residents are constantly getting reminded that the private dog park is where people should walk their pets, but some don't respect this rule.
There's great social activities in the building; from yoga, to themed mixers. In true Miami style, there have also been events with a free cryotherapy facial, and a consign event with TheRealReal to get your luxury products analyzed. I find it incredibly fun and charming!
The apartments themselves: They are spacious and well temperature-controlled (a must in Florida). The ceramic floors work well with the climate; although my word of advice is to stay on top of cleaning them, if you don't they can get grody.
Unless they're dropping really heavy things, shouting very loudly by the pool, or downright shrieking at karaoke upstairs (I did have this happen, but thankfully it was only one night!), you really can't hear a peep from your up or downstairs neighbors. Whatever concrete they've used, it works! Same for the windows; despite all the noise and activity outside, once you close them, it is very silent. We sat through a reasonable Cat 1 to 2 hurricane without a care in the world. If you're sensitive to airflow/vent sounds, there are none.
The neighborhood: The surroundings have really built up, especially in the final year I was there (of course it would, as soon as I had to leave!). There's lots of retail, 3 different grocery stores, the Brightline, and some fast food options. It was a shame when the pandemic and lack of foot traffic halted the development of the Brightline food hall, but these locations have made up for it. It's very walkable and the metro mover is literally around the corner, making it easy to get to places like movie theaters, the Arscht Center, and Brickell.

I've been a resident at Parklinefor two years, and during this time, I had not encountered any significant issues. However, my recent attempt to transfer to a new unit after my current lease term expired, revealed a horrifying experience that has left me deeply disappointed with the property management's leadership team and staff.
For starters, the process of applying for a transfer was nightmarishly difficult. Which was blamed on “technical difficulties” but things took a turn for the WORSE immediately upon my move-in to the new unit, when I discovered little cockroaches infesting the sink and dishwasher. I promptly reported this issue to the leasing manager, expecting a swift resolution. Unfortunately, it was a Friday, and the problem remained unaddressed until Monday, prolonging my ordeal.
They initially proposed the option for me to move back to my previous apartment, but this was not feasible since I had already hired movers to relocate my belongings to the new unit. This left me in a tough spot and forced me to escalate the issue to the assistant Property manager.
While he might have appeared "helpful" on the surface, his tone was condescending, and he displayed a complete lack of empathy. I received no apology for the inconvenience. Instead of “im so sorry this happened. We’re here to help. It was “Oh If it were me” -
After NUMEROUS back-and-forths with the the property management/leasing team they finally offered to transfer me to a new unit, but they asked that I pay the prorated daily amount between the move-in date and the new unit's readiness date.
This whole ordeal has caused me so much stress, and I've been forced to discard some of my belongings due to the cockroach infestation. Additionally, to have a comfortable place to stay during this chaotic period, I've had to book a hotel room for myself and my dog.
On top of all of this when I expressed my frustration to a leasing staff. Instead of offering a solution or displaying empathy, I received an indifferent response: "yup, me too." This lack of concern from the very people responsible for managing the property was the final straw for me. It’s almost as if they want you to thank them for helping you when it’s literally their job!!
My experience with the property management's leadership team at Parkline Miami has been nothing short of horrific. I urge anyone considering this complex to think twice before becoming a tenant, as the issues I've faced have made it abundantly clear that tenant satisfaction and well-being are not a priority for this management team. Proceed with caution and consider other options for a more pleasant and stress-free living...
