I am not one to waste my time and write negative reviews but given that they haven't responded to any of my past 3 emails yet respond to any negative review with a disingenuous uplifting message, I figured this was the only way to get in contact with the ParkLine Staff. I am a current applicant along with two of my roommates. Although I love the building, unfortunately, and against my gut, I learned the hard way that the negative reviews you see on this site are all true. On top of that, I noticed that a few of the 5 star reviews were from some of the ParkLine staff that I encountered on the tour, what a coincidence! From setting up a tour to applying, this process has been an absolute nightmare. I can go on for ages about how difficult it was to set up a tour but for sake of being brief I'll only talk about the application situation me and my roommates are in. After applying through their website and submitting all the documents that were asked of us which were bank statements, paystubs, and a checkpoint ID which we did for them, Gabriella Arenas told us we were denied because we were missing documents they had either: A) never asked us for or B) things we had already turned in It has been almost a month since we have applied and out of 4 emails I've sent them asking for an update, they have responded to only one. They have left us out on the dark and rejected our application because of their own disorganization. Keep in mind, they charge a nonrefundable $75 per roommate so because of their own lack of professionalism they have robbed us of $225 and our time and effort! Oh and in order to apply you also have to pay an amenity fee of an additional $350 that we aren't sure we are even getting back. What's the point of making us pay for an amenity fee, if we haven't even moved in? I've added screenshots of what documents they originally requested, and why we were denied. ParkLine if you're reading, do better and help us out.

First and foremost, I want to say that I absolutely love my apartment unit and the beautiful amenities at Parkline Miami. The leasing and concierge staff have also been very pleasant and helpful. However, this negative review is directed at Metropolis, the third-party valet company contracted for parking services here. I moved in February 2025, and after just three months, I’m seriously considering terminating my lease and have already begun exploring other options in the area—solely because of how frustrating and poorly managed Metropolis Valet Services has been. They are consistently understaffed and never have enough personnel to handle the high volume of vehicles from both residents and guests. They often have a line of cars falling into the main road and you have no choice but to sit there with your car until they get the line moving. Parkline only offers valet parking through this company—there is no self-parking option on the property. If you don’t want valet, your only alternative is to pay & park on the street a block away and walk to the building. The valet system operates through an app, where you request your car in advance. Despite requesting my vehicle 45 minutes to an hour early, I’ve been made late to work on five different occasions. To make matters worse, the service costs $150 a month, and today they incorrectly checked in my car under the wrong license plate and charged me $26. The valet staff are often rude, distracted, or visibly more focused on their phones and conversations than providing timely service. If you value your time and peace of mind, I strongly advise you to reconsider living here. It’s incredibly disappointing to pay over $4,600 a month and still not have access to reliable on-site parking. Parkline Miami truly missed the mark by partnering with this poorly operated valet company.

But recently I have gone through an absolutely terrifying experience where the elevator started falling down and sounded like something metal was ripping and the elevator was hitting the walls while falling. What is more interesting is that the emergency call button has been off also for many weeks now (please see the attached photo). 2. The leasing office is managing Airbnbs and keeps threatening the residents that they are subleasing, even though the apartment complex is the one doing it. I have 6 units on my floor where the maintenance of the apt changed the locks (so they look different than the other regular apt locks) and I've witnessed how they were having exactly the same furniture delivered in all of the units. So, me, that I live here, I constantly have to deal with random people coming in for parties during the week and the weekends, smoking to the point that it goes in my apartment, not letting sleep when I have to wake up for work in the morning. 3. Also, I attached the photos below of what the entrance from the valet looks like. I won't add any more comments to that, just look at the photos.

Updating my review from 3 to 2 stars: Things seem to be in a slow decline. The front desk is so incredibly unhelpful - before they were just unfriendly, now it feels like a grave inconvenience to ask them any questions or have them open the door to the big package room (which we cannot access without them).

The gym culture is awful - this is mostly a complaint about the people who live/stay here but management could do more to make it a better experience considering the "amenity fee" we're asked to pay. Please do not allow people to film themselves in the gym - FL has strict privacy laws that are surely being violated. The machines need maintenance. The door outside, although fixed, should remain CLOSED when not in use. It is so HOT in that gym because the AC is constantly being let out.

I used the bathroom in the Parkline South Lobby the other day -- and YUCK! It was total mess, no TP, the lock doesn't work, no soap, nothing to dry your hands with.

The valet takes forever. I had a friend who parked there and the car came out with a miraculous new ding. That is unacceptable and embarrassing. I've never lived somewhere that has this kind of feedback for any valet service, let alone one that is not optional if you want to park at the building.

There was a message about new grills Aug 1, but no word on when that's happening. There are many great things about being here. The pool areas are beautiful and well maintained, the location is amazing (quiet but very accessible to all parts of Miami, 95, brightline, metromover).

Unfortunately, over the past few months some very notable things seem to be in a state of decline.

  1. The AC in the gym seems to either be off or not cool enough -- I hear people complain about it constantly. Considering we pay an amenity fee (I've lived in Miami for a long time, always in this types of buildings and have never had an amenity fee), I'm surprised at the upkeep of some of the amenities and that the AC seems to be not on or barely working (yet it's VERY cool in the north tower). The floors in the bike studio haven't been properly cleaned in weeks. There are 2 chocolate chips in the left corner that have been there for over a month (I have pictures but will spare you), which makes me think those floors rarely get cleaned - YUCK. The peloton seat on one of the bikes is broken and has been for months. The doors that open up to the outside are jammed. And there could be more freeweights because there doesn't ever seem to be enough during even non-peak hours.
  2. The grills (all gas and all but 1 electric) don't work.
  3. New front desk folks in the south building are unfriendly (especially younger woman who started a couple of weeks ago), which seems unnecessary and is a new experience for us (we knew Micah well!). I think they've also been keeping the door unlocked when they're not sitting at the desk (maybe when they're putting packages away) which seems counter intuitive and is a big safety concern. I do feel for them though, since that beeping alarm seems to sound all day long. Can we just keep those doors locked when someone's not at the desk?
  4. Overall it feels understaffed. I see the cleaning folks working super hard and doing god's work, cleaning up after some messy pet owners. And considering 800 units, I'm surprised how few maintenance folks there are.

Many tenants don't pick up their packages in a timely manner and the room piles up, making it a nightmare for the rest of us but that isn't on Parkline and I didn't consider it in my rating.

I'll happily change my review to 5 stars if at least 1 & 2 are taken care of promptly. Of course, it would also be nice to be greeted warmly by all the concierge folks (especially since Parkline calls them concierge) and I hope our safety is always being...

I lived at Parkline Miami for 3 years. The summary is that it was a great experience that I truly do recommend it. But if you want the details, I like to be thorough in my reviews for people who are looking into new living spaces.

In terms of the staff and management: No complaints at all. The management were always kind and prompt in their response. The same can be said about the front desk. I once lost a wedding dress in one of the delivery lockers, and they helped me open every. single. locker. until we found the one that had the dress in it. I loved greeting the cleaning staff in the mornings on my way to get coffee, and I could count on the maintenance and valet staff to be incredibly cheerful and helpful.

Speaking of valet, be sure to plan accordingly. It took a little getting used to, but we learned to call for the car in advance at correct times (as rush hour or weekend night times could be very crowded).Once we fell into the groove of that, it was second nature. It can be a little jarring not to be able to pop into your car yourself to get something you forgot, but it's very luxurious to drop off your vehicle without any worries. As of the time I was there, charging for an electric vehicle was free, which was a major plus as well.

On the building: I am always seeing the general areas being cleaned and fixed, and they're well managed. The amenities are also generally well maintained. I used the gym, pool and walking track too many times to count. My only complaint, and this is not on the building management (who in fact, keep trying to remind people), is that the walk track can be a little dirty because people walk their dogs there. Residents are constantly getting reminded that the private dog park is where people should walk their pets, but some don't respect this rule.

There's great social activities in the building; from yoga, to themed mixers. In true Miami style, there have also been events with a free cryotherapy facial, and a consign event with TheRealReal to get your luxury products analyzed. I find it incredibly fun and charming!

The apartments themselves: They are spacious and well temperature-controlled (a must in Florida). The ceramic floors work well with the climate; although my word of advice is to stay on top of cleaning them, if you don't they can get grody.

Unless they're dropping really heavy things, shouting very loudly by the pool, or downright shrieking at karaoke upstairs (I did have this happen, but thankfully it was only one night!), you really can't hear a peep from your up or downstairs neighbors. Whatever concrete they've used, it works! Same for the windows; despite all the noise and activity outside, once you close them, it is very silent. We sat through a reasonable Cat 1 to 2 hurricane without a care in the world. If you're sensitive to airflow/vent sounds, there are none.

The neighborhood: The surroundings have really built up, especially in the final year I was there (of course it would, as soon as I had to leave!). There's lots of retail, 3 different grocery stores, the Brightline, and some fast food options. It was a shame when the pandemic and lack of foot traffic halted the development of the Brightline food hall, but these locations have made up for it. It's very walkable and the metro mover is literally around the corner, making it easy to get to places like movie theaters, the Arscht Center, and Brickell.

If you’re going to consider any of these online reviews, let it be this:

I've been a resident at Parklinefor two years, and during this time, I had not encountered any significant issues. However, my recent attempt to transfer to a new unit after my current lease term expired, revealed a horrifying experience that has left me deeply disappointed with the property management's leadership team and staff.

For starters, the process of applying for a transfer was nightmarishly difficult. Which was blamed on “technical difficulties” but things took a turn for the WORSE immediately upon my move-in to the new unit, when I discovered little cockroaches infesting the sink and dishwasher. I promptly reported this issue to the leasing manager, expecting a swift resolution. Unfortunately, it was a Friday, and the problem remained unaddressed until Monday, prolonging my ordeal.

They initially proposed the option for me to move back to my previous apartment, but this was not feasible since I had already hired movers to relocate my belongings to the new unit. This left me in a tough spot and forced me to escalate the issue to the assistant Property manager.

While he might have appeared "helpful" on the surface, his tone was condescending, and he displayed a complete lack of empathy. I received no apology for the inconvenience. Instead of “im so sorry this happened. We’re here to help. It was “Oh If it were me” -

After NUMEROUS back-and-forths with the the property management/leasing team they finally offered to transfer me to a new unit, but they asked that I pay the prorated daily amount between the move-in date and the new unit's readiness date.

This whole ordeal has caused me so much stress, and I've been forced to discard some of my belongings due to the cockroach infestation. Additionally, to have a comfortable place to stay during this chaotic period, I've had to book a hotel room for myself and my dog.

On top of all of this when I expressed my frustration to a leasing staff. Instead of offering a solution or displaying empathy, I received an indifferent response: "yup, me too." This lack of concern from the very people responsible for managing the property was the final straw for me. It’s almost as if they want you to thank them for helping you when it’s literally their job!!

My experience with the property management's leadership team at Parkline Miami has been nothing short of horrific. I urge anyone considering this complex to think twice before becoming a tenant, as the issues I've faced have made it abundantly clear that tenant satisfaction and well-being are not a priority for this management team. Proceed with caution and consider other options for a more pleasant and stress-free living...
