We moved into the Boulevard, a Greystar Community back in 2020 as the location was great, the apartments were brand new, and the staff who brought us in, including leasing agents, maintenance and more were extremely helpful.
Now more recently in 2024, it’s been extremely frustrating, unacceptable experience. For a luxury complex, with top dollar prices, there are so many things that are lacking:
-Termite Infestations leading to massive construction projects which have caused massive eye sores for the past 12 months -Consistent lack of treatment / closures to the Pools (the Pool was literally the color Green all of 4th of July weekend) -All the amenities never properly get refilled or cleaned (Grills/Aqua Room/Gym etc.)
Plus, with the new staff, whenever you raise a concern, or try and discuss any rules with them, have a very “staff versus resident” attitude, not at all what you would expect out of any type of professional hospitality staff person.
The worst part though is the constant greed by Greystay, highlighted by their absurd month to month rent policy that is strictly enforced and completely non-negotiable (they do not care the circumstances at all). We have been residents of the Boulevard for 5 years and requested a 1-month extension on our lease due to the closing timeline of our future home. The Boulevard is charging us 40%(!) more than our already top of market rent (this rate is not in the contract). That’s an additional ~$2000 on top of our $3200/month lease, that they will be able to turn around and lease for $3,400 with no gaps.
We attempted to speak with various members of management at both Greystar and The Boulevard to negotiate this fee and were repeatedly told this fee is for “flexibility” and “operational costs”. This just screams corporate greed and corruption.
They had a chance to deliver a great experience for the end of our time here, but it’s clear that Greystar doesn’t care about it’s residents and only about how much money it can makes.
If you move to the Boulevard, prepare for your amenities to be unavailable, to have frustrating conversation with management and to pay top of market rates...
Read moreI would never recommend someone living here. The construction is very poor and cheaply done. Our kitchen sinks have already had to be replaced. The closet doors are the most poor design I have ever seen, with three cheap, hideous, sliding doors that have to be constantly slammed back and forth to even get an outfit together. The Beach Co. allowed residents to move in during the initial stages of construction, which was beyond miserable. The promised fitness facility is still not completed, after almost SEVEN months of tenancy. The pool is much smaller than originally promised and due to the poor location of being surrounded by a 4 story building, only gets sun for about three hours a day with the rest of the time being shaded.
A negative post on The Boulevard's Facebook page was deleted, which is a bad business practice in general. It's a number one rule of thumb that businesses should not remove negative social media comments but rather actually address the issue.
The restaurant that was announced hasn't even started construction, which I heard was due to The Beach Company not compromising on build-out for the space. There are still no retail stores open and I believe none of the spaces are even leased. This project/development could have been wonderful if it had been done correctly by actually completing the entire development before allowing residents to move in. But of course, the "guest suite" available for nightly rent is completed and available for a rate starting at $130/night, which is insane since there are no amenities offered that you would have at a hotel for the same price or less.
If this company was honest about their shortcomings and took responsibility for the above mentioned issues instead of constantly blaming delayed permitting, appliance manufacture errors, etc., people would be more understanding and not so infuriated. Pros: Amazing location, you’re walking distance to multiple restaurants and the gym. No issues finding parking for yourself or guests Nice pools and lounge Safe, walkable neighborhood Maintenance is awesome, they will fix whatever issues you have in a timely manner. Great community events, it’s mainly young professionals that live here and it’s a welcoming crowd. very clean. Cleaners come weekly to maintain the common areas in buildings. In building 3, I never heard my next door neighbors. I would sometimes hear the person above me.
Cons: Poor virtual communication from management. 9 times out of 10 they will not answer the phone. In the office they’re great, but annoying that they never pick up the phone. The construction was annoying, but that’s over now. My apartment had cockroaches. I called pest control to spray every other week to resolve the issue, which is included in monthly dues. Inconsistent times with trash pickup. Sometimes at 11pm, sometimes right at 8pm, sometimes skipping our floor. Classic buildings are older features, my floor was partly caved in and I elected to not fix it because I would have to relocate to a different unit. Gym was outdated with broken equipment. Online they advertised having two pelotons. However, one didn’t work and the other couldn’t be adjusted. I believe they updated the gym, but I never went back to check it out after the false advertising. Packages going missing! Fetch, which you’re required to pay for, delivered my packages to the wrong building multiple times. Even after escalating with management, this still happened. I switched to only using the Amazon locker room, but packages would mysteriously go missing. Near the end of my lease, they started organizing the room and made it much easier to find packages. It took over 30 days to receive my security deposit refund.
