We had a variety of issues during our three-year stay at Carillon that eventually worsened and led to our departure. I would encourage you to avoid messes like these by living at one of the similarly- or lower-priced apartments in nearby or even better locations in Germantown.
Package handling got consistently worse over time. What started as a very disorganized package room (the office didn’t even pick up their own packages) led to a delivery-to-door service with a mandatory $25 fee, delayed deliveries, separate address, and mistaken package returns. Complaints were bad enough that Carillon got out of the contract. However, they kept and increased the fee. I don’t know what we were paying for because there was no longer any locked package room or lockers. Staff really struggled to deal with these issues. They blamed residents and delivery drivers for the original disorder despite their own contributions and they returned packages to the sender without notifying residents.
The maintenance was awful. On move in, we found the washing machine held together by literal duct tape, holes in drawer bottoms that you could see through to the floor, and a closet that couldn't be opened from the inside, among myriad other significant issues. Shortly after, the washing machine stopped working and it took over a month of multiple maintenance requests to get it fixed. In the meantime, it took weeks to get anyone at the office to let us use a different unit's machine.
The most egregious maintenance issue and final straw was the roach infestation that was allowed to fester in our apartment. Repeated maintenance requests were ignored until we were having to kill 6-12 roaches per day. The pest control vendor blamed maintenance and maintenance blamed pest control; it was very clear that there were personal issues involved. When we finally got a clean-out scheduled, no one would respond to our very reasonable questions about preparations and - as a result - the "full" clean-out ended up only covering certain areas and ultimately not working. On that day, we also had to leave our apartment with no timetable for when we could return, and no one followed up to let us know the spray was complete despite written requests. In fact, it took hours to even get in touch with the office because their automated phone wasn’t working. Thankfully our lease was up soon after and we jumped at the opportunity to move down the street.
Even the last few days before moving out were indicative of our experience during our stay. I was charged two $35 fees without notice for not carrying renters’ insurance when I did have renters’ insurance. I had to fight with the office and threaten nonpayment to get them removed. Even when they were, the office acted like they were doing me a favor. Apparently, they were unaware of the terms of our lease which included requiring written notice before charging this fee. On our move out date no one was in the office to take our keys because of a half-day for a holiday. Despite what the office said later, we never received any notice.
About 50 days after moving out, I had not received my security deposit refund. I called and was told to wait another week despite already being past the legal deadline. I spent the next three weeks trying to get in contact but most of my calls were not answered and when they were, I was told no manager was around to deal with it. I am still fighting the office for my deposit and now they’re saying that they never had a forwarding address. *Update #1: I have had to change my International flight 3 times, Due to the lack of accountability and the lack of the ability to get anyone on the phone, including maintenance about receiving a call phone I had over nighted through mail. I had to email the VP of the region to get someone on the phone in Nashville! Whom was great on the phone, but when she showed up, was too busy to talk to me because she got caught showing an apartment to someone else.....So I waited for over 30 mins. But when I did talk to her, she told me they didn't have it and that I needed to provide proof, *after I had spoken to the UPS driver who told me he left the package with a woman in the office!!! And he described her to me! She told me she had no idea what I was talking about, but then by a miracle the Old tenant said someone had placed the package out side his door * he's still in the bldg just moved units and delivered it to the right apartment which was on the box!! Then I received a phone call apologizing for him bring me my phone! That he should've brought it to the office so they could have handled it! Which I couldn't be more thankful for that not happening !!
*Original : I was lied to and tricked!! I've only been at this place a month and it has turned into a NIGHTMARE!! Not only do they not clean, at all!!! But, I was promised a unit with a balcony which when I moved in, it did not. I talked to management, they said I could move into another unit in 2 months, well... Ive been living out of boxes for a month and havent heard a word about it. Then Change in management and now they have no record, and gave my new unit away, "gee sorry, not our problem"! But they'll let me out of my lease, after a month of living in boxes for me to go through another process of moving and dropping another grand into a moving company! IM SO SICK, of it being my problem to solve and not the people that made the mistakes!! Im paying thousands a month for a ""luxury apartment"" but it's a terrible place to live!! Read moreI had been waiting on awhile to think about what I was going to give the experience of living at Carillon for about 1.5 years. I will say my review is on 2 stars instead of 1 because it truly did have a great price, amazing location, and great apartments + amenities. If you can make it through your lease at this apartment with 0 issues you may feel differently and go for higher rating.
However I had a few instances that left me angry and questioning the customer service. First they singned for a work package that was delivered ($300 printer) and sent to help working from home. I contacted them knowing I would not be home that week and let me know they had signed for it and put it in the package room. I asked them to put it behind the desk before I was back and the called the next day to ask if I picked it up when it had been actually stolen. They never moved it because it was too heavy. Told me to file a police report or ask to resend the package (not possible). Cameras also do not protect the package room and face just a few entrances that do little good protecting packages outside of the delivery lockers.
I did pay late one month that I added private parking and received a fee, I suppose this was my fault but the billing was difficult to read and they had no abilities to go back and fix once I realized what I was reading and paid too late.
Our dryer did break and was a fairly major incident as they had to go behind the wall for repairs. Without us constantly checking to get updates and reminding them about the repairs and next steps it would have taken forever to be completed. With that said it was fixed at a moderate speed.
Finally after settling up and paying what I thought would be final bill they give you about a week to pay in the portal before it is closed down and sent to debt collection. I was lucky enough to pay in the portal, confirm payment and then still be sent to debt collection that wants nothing to do with me other than paying a 2nd payment to them.
