For context, I’m in a 2 bed, 2 bath unit with/balcony. The unit itself is nice…I really appreciate concrete floors and ceilings so I don’t hear my neighbors. The staff is always amazing and try their best to mitigate issues…I just don’t know if they (or their contractors) can keep up with all of the issues in the building.
I have very large bathroom counters but the mirrors are the size of half-bath mirrors which is really weird. You can even see where a previous tenant hung a larger mirror over the existing one…they’re that small.
When we first moved in, the water smelled like harsh sulfur because the unit was unoccupied for an extended period of time. So the entire unit smelled gassy and we had to leave our faucets running for 45 mins to finally get the smell out of the water. I question did they even run the water or really look at the unit before they rented out.
Had a mishap with our keys just randomly falling off of the security system…apparently someone input an incorrect exp. date for our keys, leaving my partner to be locked out at night while I was out of town. Then it took over an hour for management and after-hour staff to get him back in.
The elevators are always down…to no fault of the staff and mgmt, but maybe they should reconsider who they have contracted for repairs because it literally breaks every 3-4 days or so.
I live on the fourth floor and the garage door that leads into the building is permanently unlocked while the other floor’s doors are locked. We’ve seen people just walk through and go up the stairs to swim, knowing they are not tenants.
Speaking of garage, the exit gate has been broke since I moved here at the beginning of March of this year (they sent an update stating it would be fixed the end of this month…we’ll see). The parking decals they’ve distributed are the cheapest and are difficult to hang and often fall of my mirror…I hope I don’t get towed as they’ve promised if they don’t see a decal.
The amenities are nice…no complaints there…just wish tenants wouldn’t bring troves of friends to work out in the gym with them. But hey, glad folks are staying healthy I guess lol.
I give it three stars because the elevator thing is such an inconvenience…and I magically always have to find out they’re down right before we get a message from mgmt. it’s also odd that the refrigerator door opens towards the front door and away from the kitchen…it’s already a tight space between the fridge and island so it would be intuitive to have the fridge open the other way. Maybe the fridge came from an apartment with a kitchen positioned opposite of mine.
Also, we attempted to reserve a parking space but were told the only level that allows reserved parking is the 7th floor. Now why the hell would I go up the elevator to the 7th floor (from the 4th) then have to drive 7 loops down the garage. That makes absolutely no sense…maybe that’s why nobody has taken them up on their offer (unless maybe they live on the 7th floor lol).
Just so you know, if you’re short like me (5’6”) you’ll need a stool to use the dryer that’s stacked on the washer. You won’t be able to see the buttons/dial from your POV lol.
FYI, none of the windows open so that’s why I definitely had to get a unit with a balcony…I’d feel claustrophobic lol.
Same/Next day Amazon delivery can be tricky as well since they are usually independent drivers who make those deliveries. Twice when they’ve come before or after business hours, they’ve cancelled my delivery because they don’t know how to complete a delivery in the building.

Read moreSo here's my detailed review of living in the Julian after 3 months. Overall I'd give it a 4, and yes, I would recommend to others.
Pros: Amazing views - hands down some of the best in Downtown Orlando. I've seen almost every single building in DTO and this one, for me, has the best views of all of Downtown and best Sunsets. Leasing Staff - Morganne in Leasing is SOOO nice and always goes far and beyond to assist you with any questions or concerns. I'm so glad she works here. Gio is also very friendly. Amenities - Great amenities. Pool is not blocked by any neighboring building, so you get the sun at any time, BUT it doesn't have a heater, which is surprising for the amount you pay that there is not heater like other less expensive buildings around. Gym - Fully loaded, very nice Gym. Not as big as some others, but there's enough space for multiple people to use at the same time and more than enough equipment. Art - Most, if not all I assume, of the art work in the building is done by local Artists and/or Photographers. Lobby - The new Neon lights are pretty cool, and overall everything in the lobby looks pretty modern. Maintnence - if you open a Ticket using the Julian Resident portal, they will fix your issue within 24 hours, I was impressed by how fast they fixed my issue when I opened my first ticket.
Cons: Carpet - Carpet itself are nice, but In almost every floor you see giant spots of what I can assume are "Dog stains". I wish the Julian would be on top of this and either shampoo these spots or replace them. It's sad because the building just opened. Guest Experience - To enter the building there's only one entrance for guests to dial in, and that isn't even in the main entrance, it's actually on the side of the front building. So you'll have to explain and give detailed instructions to your guests or Uber Eat Drivers on how to exactly come into the lobby, it's a pain. In addition, there is no way to let guests come to your floor. This means any and every-time you have guests you'll be required to actually walk down to bring you visitors up to your unit. Once more, this gets a bit annoying after a while. For the amount you're paying in rent here (close to $2k a month for a 1/1) you'd expect connivence to go side-by-side with "luxury living" in Downtown. Hotwire Internet - The internet is included in your rent, and you must use Hotwire. I work from home and my wifi (internet) goes out about 5 times a day, weather it's in my unit or the common area. Once again, inconvenient. Appliance - Overall, Great Washer and Dryers. I'm very satisfied with them. But the fridges do not come with Water fillers. I've seen alot of other buildings around, not as modern or nice as the Julian with atleast this feature.
Overall, a bit expensive when compared to other 1/1's in the heart of Downtown, but I'd say it's worth it if you...
Read moreI’m taking a risk by writing this review because I know it’s going to put a target on my back. But this needs to be shared. I haven’t even moved into my apartment yet, this review is based on my application process — which has been absolutely terrible. Granted, I had a quick deadline to move in, but it was still handed terribly. For one, I have to agree with the reviews stating that the office staff are rude. They are. Specifically Brenda and Carlos — they are awful representations of the property. I’ve worked in service before and I’m also a nurse so I understand the importance of making your audience feel understood and appreciated, which these two individuals absolutely fail at. I had a couple phone conversations where Brenda had a nasty tone that wasn’t provoked at all. I’m a self aware person so I know when I’m wrong and can hold myself accountable for that, but this was this not the case with Brenda. She stopped my move-in process because she misinterpreted an email from a 3rd party company. She had no desire to help me at all, instead she placed blame on me. I went to the office and she didn’t have that energy at all when Melissa, the manager, was present. Also, during my visit, we found out that I was in the right and Brenda was absolutely in the wrong. Yet, there was no apology from her. She’s a nasty individual and doesn’t need to work in public service. Neither does Carlos, who also shares the same nasty spirit and attitude. It’s disgusting. Melissa is great and makes you feel like you matter and she tries to work with you. I love that. Micaela also has a great heart, however, she may be new because she isn’t too knowledgeable able to complex and their process. She assured me that my application was approved and I was good to move in, which was not true. But she had good intentions, and that’s what matters. However, my application process has been terrible especially knowing that I was facing homelessness. I wouldn’t suggest this complex to anyone. I’ve already decided on this apartment and have invested money, so that’s why I’m continuing. But I warn you to be careful because management is ridiculous. Especially with all the loopholes required to move in. It’s not worth it. I hope that management will read this and take the necessary actions to make the Julian a better experience for everyone. That starts with changing the office staff with people who are compassionate and kind instead of arrogant, rude, and dismissive. I actually have screenshots where I’ve called the office more than 50 times a day. They’re unresponsive and don’t care about anyone but themselves. Provide Brenda and Carlos with better training or put them in roles that better suit their personalities, but as long as they are the face of the Julian… the Julian will...
