I really dont understand the bad reviews of this place. I just had 4 wonderful days with my girlfriend and I have to say this: I had a fast respond on every mail I send. The instructions for a late night check-in is easy to understand. Of course you have to pay citytax as anyone else. The staff is kind. The room is very clean - roomservice every day after 12, so they dont wake you up. The bed is good. The water in the shower is hot. There are NO bedbugs. No thiefs. No nothing.The furnitures and the building is authentic and makes a good atmosphere. The view is AMAZING and the location is just perfect. Yes you can hear the noise from the road sorrunding Colloseum. That is what you get when you stay in a room with Colloseum view. We loved it so much and I write this review to prove the previous guest wrong. We got a little scared, when we read some of the bad reviews after booking. But it is all bullshit. Enjoy.

I swiped one away and there was one left on the sheet that I crushed which is in the photo im posting. After removing the covers the seams of the bed had red spots. If you want bed bugs crawling on you while you sleep please be my guest. I asked for a refund but they are now lying saying they offered me another room and i refused so its turning into a he said she said situation. I will get my money back! This place literally does not care about the customer and im an extremely experienced traveler!

TLDR: Constantino's Rooms booked through Residence Maximus are not worth the cost, grossly overpriced. Can't help but feel cheated.

I would recommend seeking other lodgings. We were forced to book a room last minute due to a scammy cancellation from another hotel nearby 4 days prior to our trip. I'm not sure if the room we were placed in is actually a part of this hotel as it lies down the street from the listed address of the Residence Maximus, but I can confidently state the room we were placed in was certainly overpriced given the condition of said room. The room, which was listed on the door as one of Constantino's Rooms, was small and cramped, with a very loud and weak air conditioning unit and without doubt the worst excuse for a bed I have ever experienced. The bedding was old and stained from extensive use, and dominantly composed of polyester which makes it very difficult to stay cool with a weak AC unit in hot summer temperatures. The mattress was essentially just a coil spring with some cotton wrapping. We were unable to get any rest throughout our week stay, leading to increasing fatigue and irritability making our trip truly difficult to enjoy. The walls of the room had cracked and peeling paint. The safe was broken and inoperable. The bathroom was decent and functional for our purposes, but there was what appeared to be mold on the walls and tiles of the bathroom. It would take over an hour to flush the toilet after using it once. The faucet of the bidet leaked with minerals precipitated on the leak causing it to spray up your back while attempting to use it. There is no real space for any thing outside of sleeping (attempting to) or using the bathroom. All this to say, staying in this room and with this hotel made it very difficult to enjoy our trip, while feeling the sense that we were being grossly overcharged for the accommodations we'd been given. I understand it was a last minute booking and lodgings would be pricey being so close to our trip, but for approximately ~200€ per night, I would expect much better than what we experienced. I travel for work and have stayed in many budget hotels in the States, and this was without doubt the worst hotel experience I've ever had. I can't help but feel scammed and would've rather stayed in a more reputable establishment. We stayed at the residence Maximus no 30 room 9 on the Via Capo D'Africa about a 3 minutes walk from the check in office at Plazza del Colosseo. You press the buzzer R1 on the wall next to the large Green Doors, walk along the corridor turn right up the stairs, you will be met by staff. If you arrive early you can leave your cases with them, check-in is 2 pm. There is a charge of 3.5 euro's tax per day per person. There was also a 10 euro charge for cleaning that we had not been informed of. We arrived on Sunday Ally the staff member was working that day. The room was bright and airy, clean and tidy with a mezzanine above reached by wooden stairs. The room was very comfortable as was the bed, basic cooking facilities but all you needed. Hairdryer in bathroom with a shower with constant hot water. Bags of red laundry in the hallway before you enter your room is not the best welcome. The shower head could be replaced, and the steps to the bed are very creaky, the walls to your neighbors are thin you can hear everything. But the location is excellent 3 mins to the fantastic Colosseum amazing. Plenty of places to eat but very pricey at the restaurants with a view, but that's to be expected. For example 3 bots wine 4 pizzas andI2 sweets cost 170 euro's with the tip. We used the Big bus hop on hop off to get around Rome and found it useful. £90 for 2 people for 3 days plus a night tour. Note night tours only pick up and drop off the Termi station so you have to get there and back yourself, it was about a 30 Mon slow walk to our room from the Termi station. We booked a taxi to pick us up and return us to the airport (ciampino) for £62 no problems good efecient service. We were accosted by three men dressed as Roman soldiers who tried to charge us 40 euro's for 3 photos taken on my camera. Very pushy and aggressive when I refused to pay that amount we paid 20 euros but they were trying to take more from my wallet be aware not worth the hassle. Bus travel is cheap taxis are expensive a taxi from the train station to the Colosseum is 18 Euro's10 mins top. Rome was a fabulous place to visit wonderful...

I'm not the person who usually write a bad response. Usually, I'm happy with the service that hotels provide to the clients. However, here is the different story. First of all, don't trust the room pictures. Rooms obviously look much worse and the price is quite expensive. Of course, if you came alone and without kids than you might consider using this residential place for a couple of nights and that's it.||Service in the Hotel unprofessional, nobody does anything to provide a decent service to the client and nobody knows anything.||In case of my situation, I had to leave a Maximus residence after spending a night in the room with my family. The reception has confirmed, I will get a transfer back to my account within two working days. I thought it would be easy as usual. However, after 10 days, I haven't received anything to my account back. Also, all my attempts to contact a manager mostly failed because they always transfer you to the reception, which doesn't know anything. All my emails request also mostly left without any response. Everything, I received as the answer is that "we don't know how long it takes to transfer money. Maybe 4 or 5 working days..." I would hardly believe that Residential Hotel doesn't know how they own money operates through the bank and how long it takes.||So, if you would consider this hotel for a couple of night. Please, ask for a contract, where you will see a price you have paid and what extra charges they can apply in the end when you will leave. Also, ask for cancellation policy and fees. In case, if you will decide to leave earlier. They should provide you with the details of your charges. I wouldn't recommend this place to anybody. ||In overall, I would give one star for the...
