Andrea rang me the morning before our trip to ask me what time we would be arriving in Venice. I asked if we could drop our bags around 10-11am, but we wouldn’t need to use the room. He said that was fine. When we arrived, he charged us an extra cash fee “for early check-in”, claiming it was clearly stated on our reservation and that “this is not a hotel”. I said he’d not mentioned any extra fee when I asked to drop,our bags. He was aggressive and told us it was all in the small print and that we could take our bags away and come back at 3pm or pay the extra. ||So we paid and later I checked. There was no mention of an early check-in fee. When I showed him the email he then blamed his colleague for sending out “the wrong/old email” and still refused to apologise. Or return our fee. No gesture of apology or goodwill or even regret.||The breakfast we booked as part of our room charge also not on site. If I wanted a croissant and a coffee at a cafe on the canal, I would not book breakfast to be included in the price of the room. There was no healthy option. We had to go out and buy our own supplies to supplement the basic coffee, bread and sweet juice. ||The room was ok, the bedspread grubby, the bathroom basic and dirty, nowhere to hang your clothes etc. ||Andrea set the tone from the moment we arrived and did nothing to redress it when given the chance. Read moreTake a water bus from Pl Roma number 2 to Rialto get of at stop after Rialto Bridge. Walk back to the foot of the bridge and turn right till reach a square with a statue to your left. Turn left and keep going straight out of the square cross over the bridge and look for the Bata shoe shop and the Tricana bar between them is a narrow alleyway walk down it the entrance to the apartments is on your right. Top tip of you go past the church door you have gone to far. |The rooms are on the first floor up steep steps so if you are not fully mobile look elsewhere. The rooms are large but basic and the bathroom is shared. Top tip shower at night to avoid waiting in the morning. The walls are thin so if the romance of Venice strikes you remember noise travels. |The free breakfast is very welcome in an expensive city but please note it is the same everyday but is was nice and good start to the day. |As mentioned in other reviews the staff from the lady who books you in to the cleaner are very helpful. |Overall a great place to stay in Venice without...

Free map is provided!||Opted for room with private bathroom - worth every penny! It is very clean, comfortable and quiet. ||Great location- 2 min to Rialto bridge, in between two major water bus stops and of course surrounded by eateries, bars and even gondola service spots!
