After 10 or so trips to Kyoto, I can definitely say Tsukito is one of the best values. This stately, tastefully decorated home with decades of history welcoming travellers is a glimpse into Japan that you simply will not get at a sleek hotel or modern apartment rental. The owner has transformed her grandmother's guesthouse into a piece of pre-war Kyoto subdued elegance, with a homey and family-like atmosphere. I definitely felt like I got to see a slice of Japanese art and craft history that is hidden behind closed doors and somewhat lost in the sands of time. Can't say enough good about this place. The staff were very welcoming, all spoke excellent English, and were happy to help with any requests or questions we had. The room was spacious and clean, and the tatami mats are very comfy to walk on. The futon mattresses were a bit hard, but you are sleeping on a thin mattress on the floor, so it's to be expected.
Outside the rooms, the house has a couple common areas, including one cozy corner overlooking the interior garden all machiya seem to have. It's truly a beautiful place.
