In short: Price is so high you'll start questioning the value, and you'll come to the conclusion that it isn't.
I didn't check the price properly while booking because I was tired. 50k yen per night is pretty stiff so I was hoping the room where I'll spend most of my time would reflect the price. Though I checked again when I arrived and I can see the room can be acquired for 2/3 the price, and that's last minute booking. Then there's the Kyoto fee I had to pay on top, which made it ¥160k for 3 nights. Why do the guests have to pay for that!!?? With or without it, I got ripoff I guess.
Location is pretty good. Close to Kyoto station. Hotel is easy to spot. And very high tech too. There are plenty of restaurants and bars around.
Lobby is beautiful if just glancing through. The ceiling has this industry look (means unfinished) compared to the modern looking (but messy) surround which is odd. What makes it odder is the luggage storage is in the lobby too, making it look even messier. Then the amenities are placed near the reception desk because God knows why they don't just put them in the room for a smooth stay. The more you look, the less classy and artistic it becomes.
The room I had is tiny, and lacks the basics that cheaper/standard hotels provide. No bathtub, no clothes freshener, no shoe horn. Feels like they focused too much on what the guests see in the lobby, and how they see the rooms are just the 2nd thought. I paid 8k yen average for 3 APA hotels in the last few days and they don't look that far from this. They had the bed just as comfortable, and still have space at the bottom to slide suitcases under.
So the room is tiny and uninteresting. The lobby is very big but looks messy. Both are rather boring to stick around. I honestly wouldn't mind paying that much for a hotel if they have things to keep me around, like a pool, or a bar by the lobby, or anything to spend time in the hotel. I paid that much just to go through the door, shower, get to bed, then go out in the morning. Not...
Read moreMy niece and I stayed here for five nights in a Superior Twin room of 20 square metres.|From Kansai Airport we took the limousine bus at bus stop No 8 buying the 2800 Y ticket from the ticket machine. The bus stop in Kyoto is very near to Hotel the M's. The check-in was smooth and the staff could speak English. We borrowed two packets of charging wires for our handphones from the receptionist. We also requested for the pyjamas which was very comfortable. Other toiletries are available for us to take on our own. Especially useful is the small body wash towel.|Location|The hotel's location is an easy walk to Avanti Shopping centre with the Gu, Diaso and 7-11 etc. Almost opposite to the hotel is Lawson with English speaking staff who pointed out to me the non-sweetened Meiji yoghurt. On our last day, we took the Haruka Express to the airport as we bought the 5-day Kansai Wide Area Pass. We took 30 mins to walk from hotel to the platform 30 as we avoided staircases. On other days, we could access our trains easily as the entrance to the train platforms are nearer to our hotel. We also walked to the Aeon Mall with the big supermarket and Uniqlo etc. Isetan at Kyoto station is convenient for buying the Uji chocolates.|Room|We separated our beds and put the small table in between and rearranged the round table and a chair. In this way both of us could open our luggages conveniently without bending down. The beds are comfortable. The toilet is very user-friendly with the jets of water being powerful. Toiletries bottles are clearly labelled. The toilet is very clean and looks new. A kettle with 2 mugs are provided. only green tea sachets are available. |Facilities|In the lounge area, there are many different seating areas for dining or working. There is also a microwave, water dispenser and coffee machine for 100 Y a cup.|Also impressive is the left luggage area where we could lock our luggages when we left it there for two nights. |We paid 200 Y each for a night...

I was originally fairly impressed with the room. If not for the issues I am about to mention I’d still recommend this place since it’s near the station. For context, I had checked in around 5.20pm and when we entered the room, everything looked fine. I am not the type to sit on the bed in outside clothes, hence I did not think to check what lay underneath the sheets before I headed out again for dinner. Only got back around 9pm and got into bed at 10.30pm. It was then that I found multiple (what looked like blood) stains on the sheets and blanket. I then called the front desk to request for them to change the bedsheets but they refused me, saying that there’s no more service for the night. So fine, I had no choice but to sleep in the soiled sheets. The next day my friend and I left the hotel really early at 5.30am to head to the bamboo forest so that we could take pictures without a crowd and we only got back to the hotel around 9pm. We then approached the front counter to show them the pictures I took of the soiled sheets. They apologised but appeared skeptical that we caused the stain. And so they said that they would change our room to the same room type, but when we received the keys, the room we entered was quite clearly smaller than our original room. I was appalled that they would downgrade our room after I was forced to sleep on stained sheets. We also wanted to do laundry but 2/3 of the machines were not working so everyone was queueing for the one machine. We ended up having to bring our clothes to a laundromat 4 mins away. Overall I would not stay here again unless the price...
