The hotel is absolutely beautiful and modern. The interior design is top notch. The quality of the room (bed, decoration, towels, etc) can beat many of the 4 star hotels I stayed at. We have the traditional family room and there's ample of space. Furthermore, the room was equipped with two flatscreen TVs and even an AppleTV. The room has a small fridge, stove, and electric kettle, perfect for family. The bathroom is equipped with high end gears. We loved the shower design. The hot shower is awesome after a long day.
The hotel is like a short term apartment. There is no cleaning and refill of supplies for the 3 nights we stayed. However, there were ample of towels, tissues, toilet papers to last our stay. Furthermore, a small supply of water, tea, coffee and snack was provided free of charge. We took out our own trash to the bins on the ground level when we check out. We didn't mind doing this.
Hotel is located in a quiet street in a residential area. It's a short walk to the Shijo street, which is the main street running east and west. It is approximately 15 min walk to the Nijo Castle or the Nishiki Market. It is closer to the subway than the JR lines. We used the bus to get back on a few occasion. It is only 2 stops from the busy ShinCho area.
Check-in is done at their office across the Kyoto station. The most direct way is to cut thru the Kyoto station to the north side via the subway station. It should take no more than 10 min. We arrived on Shinkansen and had trouble finding it with our GPS. It took us more than 20 min by walking. It was exhausting hauling our luggage. I wished the hotel explains how to get there more clearly.

The location is not near notable attractions, requiring a 15 to 20 minute commute, with few nearby restaurant options. If you're a tourist, it's probably best to stay close to Gion.
Towels and amenities are self-service with all towles often gone by 10 am and not replenished until the next day, so you need to be quick.
Rooms are infrequently cleaned (every 3-4 days), contributing to persistent odours (possibly from the guests' cooking), which we couldn't get rid of despite opening doors and using air fresheners. Even airing the room was a challenge as, despite being a non-smoking property, guests use balconies for smoking.
The website omits to mention a few things: washing machines aren't free and only offer a "quick wash" option; TVs have local channels with no streaming or Smart TV capabilities, so only useful if you're fluent in Japanese. King rooms lack seating, contrary to website images, rendering tatami mats unusable for extended periods.
