Very value for money.
Rooms were small but felt very cozy and had everything I needed. It was very quiet at night and the bed was very comfy. The pillows have both a hard and soft side, though I very much prefer the soft side. Oh, and they're super clean
Breakfast was limited in variety but tastes good. I liked their sourdough and crossaint. The breakfast hall gets fully occupied quite early, so come down as early as you can, although they allow you to bring breakfast up to your room.
Service was excellent! Checking in and out was fuss free.
They have two washing machines that are almost always used during the evening. I washed my clothes in the middle of the night when they were not in used by others guests.
Location was fantastic! It's only a minute walk to ginza line and a 3 to 5 minute walk to the yamanote line. There are 3 convenience stores nearby (7-11, family mart and Lawson).
One downside however would be the weak wifi. However, it's enough to scroll social media and watch YouTube in 480p

What were the chances?||But clearly a Tenshi was on my side because I stumbled across this hotel and they took me in and offered a Christmas miracle.||In fact the staff were incredibly helpful to a walk in at 11pm with two exhausted children.||This hotel is located in the best area, mere meters from Ueno train station with JR lines, around the corner from both a 7/11 and a Lawson and across the road from the best markets in Tokyo.||Check out Ueno Park on the other side of the station. It’s amazing.||Rooms are typical Tokyo size, but breakfast is included and bathrooms are good. The housekeeping staff go above and beyond. I can’t recommend this hotel more highly and I was in two minds about reviewing it at all, as I’d like to keep this gem to myself but that wouldn’t be fair, nor in the spirit in which the hotel blessing fell into my lap.||While in Ueno just walk around the area, away from the main road. Good: You can control temp from the room. Many hotels in Tokyo, the air is controlled by the hotel so it's nice you can be comfortable to your liking.
The location was really good. Very close to Ueno station. Very easy to get to and check in/ out is very simple. Very helpful staff. They held our luggage for us after we checked out so we were not hindered while waiting for our train show time.
The OK: breakfast was meh. Not much selection, not very tasty and the dining area was tiny. But they allow you to take food to your room so OK. The elevators can get finicky. One time, ours called emergency call before we pushed anything. Little unnerving. The price isn't worth the size of the room.
The bad: the beds are not soft. They actually are a bit painful to sleep on. The size of the room is not great. If you have a full luggage or multiple, good luck getting it open. The room is basically a bed. There's a chair but if there's two of you in the room, you don't get to use it.
