I had seen this property during a previous stay and from the outside and looking at photos it looked like a good place to stay with location being right in the market. It's in very close proximity to subway stations too.
Upon walking in, hotel check-in seemed okay. I asked if it was possible to upgrade to a larger room, already anticipating that our room would be small. At first I was told they were booked full, but upon checking they were able to offer me another room. The desk agent (Takashi san?) even allowed us to take a look at both rooms so we could decide.
After we finally settled into the room, my daughter discovered body hair on the beddings and sheets. She was a bit traumatized. I took photos and went back down into the lobby. As soon as I showed Takashi san, he apologized and said he would get sheets upstairs and change them out for us. We went back to our room and waited for a bit. He eventually came back and changed the sheets and flat sheet. I did ask for a new comforter which he said he went back upstairs for, though we think he might have just brought the same comforter back to our room.
At any rate, I stood there holding the pillows while he changed out the sheets. This was nearly 11PM at night and we were coming from a long day at Tokyo Disney. While I appreciate his effort, we were exhausted, and had to wait for him to change everything out.
Aside from this, we felt safe during our stay, and appreciated the ability to do some laundry. Note the smoking room you will pass every time you go up the elevator to your floor. Thankfully the elevators came down pretty quickly and we just tried to hold our breath as we waited.
Overall, it's fine if you are looking for convenience and location. Again the washer/dryer in room was a nice amenity. However, I noticed the rate had significantly gone down since I booked. I would say the lower rate would be more accurate for lodgings of...

The room is fairly small, but this seems pretty typical in Japan. There is a short hallway that leads to a room that just barely fits the bed with a little room on the side. I'm not sure if this is typical in Japan, but they only clean your room once every 5 nights.||||The room comes with a small washer/dryer combo for those that need to do laundry, a small TV (there were only a few free channels available to watch but there are options to buy movies), a small refrigerator, a small safe, and a AC/Heater (the controls are all in Japanese, look in the welcome booklet for translations).||||The bathroom is also very small with a low ceiling and narrow bathtub. I would say for anyone that's 6' or taller, your head will likely be touching the ceiling when standing in the bathtub.||||The hotel has free coffee in the lobby but no food. If you buy the breakfast package, they give you vouchers for a restaurant close by that lets you choose from 6 basic breakfast options (toast, pancakes, congee, etc) plus unlimited drinks from their drink bar (coffee, tea, sodas, juices, etc).||||There are a bunch of small restaurants and shops just outside the hotel so it is easy to find something to eat in the daytime (they do all seem to close fairly early though). The hotel is also just a short bus ride away from the fish market and is close to a few subway stations so it is convenient to get to some form of public transportation. However, if you are looking to do more of the touristy things in Tokyo outside of the fish market, this hotel isn't in the most central location. It’s considered to be a budget business hotel - typical ultra-compact rooms but packed with considerable amenities for a comfortable short stay. Location is pretty good: you step out of the hotel and you’re right in the middle of the famed Tsukiji’s crowded outer seafood market. Short walk to Tsukiji Station, and Tsukiji-shicho Station.
Our room had a comfortable queen-sized bed, an opaque window (closed, no outside view, but allows daylight to come through), light controls on the 6-inch deep extended headboard on which you can place your smartphone, ipad, watch, wallet etc. since there is no nightstand. There is a 1-1.5 ft distance from the foot of the bed to the wall where the TV hangs, so no walking around the bed (at least, in our room). It’s fine if you travel light (say, one 26-inch and one 24-inch luggage), but if you travel with lots of luggages, it will be a problem.
There is a table/workdesk with a couple of chairs, adequate electrical outlets, small empty fridge, small microwave, a washer-dryer combination (they give you laundry soap), electric kettle, small sink, ceramic cups, real forks/spoons - no plastic here.
The clean bathroom has the Toto heated toilet and automated bidet. Good water pressure. Very compact.
Complimentary tea, soap, shampoo, toothbrush, toothpaste, hairbrushes.
Wifi is quite good.
No early check-in or late check-out unless you want to pay extra, but you could leave luggage with them. Front desk staff are helpful, but be prepared with your Google Translate app if you don’t speak Japanese.
Overall, a very good hotel in a very good location for a short stay. Would recommend to those who want to be near the Tsukiji Market...
