This is nowhere close to a 4-star hotel; it falls between a Motel 6 and a lower tier holiday inn express. The lobby is pretty much nonexistent, as is customer service. The 2nd floor lounge is a small shared space that’s pretty much a glorified vending machine room.
Where this hotel falls short, it could’ve made up with good customer service; however, the front desk associates Tai and K. Nihara made sure to squander those expectations. These guys have zero understanding of what it is to be in the hospitality industry. No warm demeanor, welcome, greeting, or even the semblance of a smile at check in. We went to our room and it was too small to accommodate our luggage, so my wife went back down to upgrade to something bigger. Not free upgrade- an upgrade that we were more than willing to pay for, as we know square footage is scarce in these Tokyo hotels. Tai gave her such an attitude, one would think he was doing us a favor by even having us as guests. No worries, I didn’t want one associate’s attitude to ruin the experience. Later, our friends went to request more pillows for their room and they were met with a nasty attitude, as well- this time K. Nihara. This confirmed for us that it’s not one bad apple, this is the culture of this hotel.
We were in the 2nd floor hanging out and heard voices coming from the game room, which had a sign that says “ask staff for entry.” I went down to ask how we can get in and Tai says the game room is closed for the day even though we clearly heard voices. I asked when does it close, to which he replied, “why? It’s closed.” That was enough for me to ask them for both their names and limit my interactions with the staff moving forward. A few minutes later, as we were hanging out in the 2nd floor, we just saw him go into the game room and kick out the people who were in there and judging by their faces as they came out, they probably received the same rude service we did. I could keep going about the lack of service from housekeeping not fully cleaning our room, per our request, to that ghastly sight of the communal microwave on the 2nd floor, but I’ll just leave it at this- if you have the option, stay at an actual 3-4 star hotel and not at this hostel...

I’ve stayed in many hotels across Japan, n this is one of those I had to review bcos it’s that bad. To start of, we arrived at 11am, understandably it’s early to check in. The staff then said smugly if I want to check in “it’s not free, u must pay”. 1500 yen every hour. It was 1pm when we came back, with a tired cranky 3.5 year old after a red eye flight, this is the first time I have to pay 3000Yen to check in at 1pm. (I was just at Onyado Nono in Kanazawa, we didn’t asked for it but we could just check in at 12pm).
Went up to my floor, rubbish in bags were lined across the floor, stinking up the corridor, dirty beddings n towels were also everywhere. Terrible sight.
The size of the room is typical like any rooms in Tokyo so will skip this, but 1 tiny pillow per bed!? I did asked for more and the staff said “we’ll see”. Lol and look at all e low reviews here, I shld have seen the red flags n avoided this place like the plague.
So here’s where it went downhill, in Agoda I search for 2A1C so I picked the room that shows “2 single n 1 sofa bed”. Went up the sofa bed was not set up, went back down(phones not working) n the staff tried arguing “child sleeps for free so no sofa bed”, I argued I paid for it, he demanded to see it on Agoda, I showed him the difference I paid with 2 adults only vs 2A1C, including where it stayed 2 single bed 1 sofa. He reluctantly called room svc to make my child’s sofa bed. With that he could still argue that it’s a mistake Agoda worded it wrongly? What a joke. He wanted to charge me for the sofa bed which I already paid for!
At this point I’m just wondering everything about this hotel is trying to squeeze as much ¥ as they can from you! Very calculative very inflexible.
Location: it’s near to Tsukiji market that’s about it.

Furthermore, the room was furnished with only two small, inadequate pillows. When I requested additional pillows for a more comfortable night's sleep, I was told there were none available – a baffling response for a hotel claiming a 4-star rating. Perhaps the most shocking aspect of my stay was the hotel's policy regarding room cleaning. I was informed that rooms are only cleaned upon specific request. This is utterly unacceptable for a hotel of this supposed caliber. The expectation of daily housekeeping is a fundamental aspect of a 4-star experience, and the fact that this was absent speaks volumes about the hotel's operational standards. The provided bathroom amenities and pajamas were also of exceptionally poor quality, especially when compared to the high standards I've come to expect from 4-star hotels in Japan. The materials were cheap, and the overall presentation was subpar. This stark contrast further emphasized the hotel's failure to deliver on its promises. In summary, my experience at Koko hotel was far from satisfactory. The malfunctioning amenities, inadequate bedding, questionable housekeeping policy, and low-quality provisions paint a clear picture: this is not a 4-star hotel.
