10/10 stars - highly recommend and it will be the only place I will stay when I visit Playa del Carmen again. You will love this place. Book and feel confident you've made a good choice and an amazing future experience. --- Background: I stayed for two weeks during the September low season as a solo traveler. Location: I was looking for a stay outside of the tourist and resort scene. Lote 4 is only one block from anything you need - 10th Street tourist promenade, 5th Street tourist promenade (#2), local food, and the necessary Oxxo/7-eleven. Beach access is a very short walk away - five minutes (max). And do you need a beach bag, chairs, and beach towels? They have you covered! Stay: A modern place with a comfort of home. My studio was complete with everything I needed to feel like I had a "place of my own" rather than a "resort vibe". The bed is amazing. The pillows are awesome. The aircon was perfect. And I've never used blackout curtains so nice. Vibe: With only a few studios the community feels small and personal. You have spaces to congregate with fellow visitors and enjoy space to enjoy your own quiet. It's funny to say, but the rooftop soundtrack (played at a comfortably low volume) set the tone for the day - sunshine and positive vibes. Property: Beautiful modern building. So constructed in concrete and with windows that provide a great balance of light and, if you choose, openness with the windows open. The pool is everything you need and will quickly discover everything you want. Nice pool chairs and pillows, opportunity to sit in the water at chest level, stand and lay over the edge to talk to others, and a temperature that cooled me down but didn't chill my bones. Bathroom: Maybe I'm a little odd, but a comfortable bathroom is often the most important feature of any rental. Big, beautiful shower, and as much hot water as you want (not always an easy find in Mexico). Extras I appreciated: - double filtered tap water - opportunity to light the studio as you need - bright, or light, or cozy reading levels - ceiling fan - another uncommon feature in non-resort properties in Mexico - the owners and property manager Marvin - a huge thanks to them all for making sure I had everything I needed to feel comfortable, including socializing and learning more about them and visiting guests another. You will quickly experience their respect for their guests and for making the property an escape within a tourist and resort-focused city. - bathroom (see above). Love-loved it. Will I return and recommend the property to friends - without hesitation! It can be stressful to find a place to stay during a special vacation, or a long-term visit, and I can promise you'll quickly realize you've made the perfect choice.

TL;DR: The best decision ever to stay in this hotel—thanks to our amazing host, Jeroen! We stayed in a ground-floor room, and it couldn’t have been more perfect. It had a small patio, and the design was warm and clean. The room was equipped with everything we needed: a small kitchen with utensils, a refrigerator, a safe, a hairdryer, a small closet, and air conditioning. The whole hotel feels quite private, and the rooftop pool is a refreshing little oasis. Also the hotel is couple of min walking from the 5th and the beach. The cherry on top was our host, Jeroen, who was incredibly friendly and helpful with every question and recommendation—whether it was about where to eat, gay life, or anything else. Thank you so much, Jeroen! You truly made our time in Playa del Carmen the best we could have wished for. (P.S. If you’re watching the video, just a heads-up—it was taken after we checked out, so the room isn’t as tidy as when we arrived. Of course, it was spotless and perfectly clean when we first got there!)

Die ersten 5 Nächte unseres Mexiko-Urlaubs verbrachten wir in diesem wunderschönen neuen LGBTQ-Appartement und sind so froh diesen Schatz gefunden zu haben. Das Design, Interior und die vielen Pflanzen strahlen viel Ruhe und Liebe zum Detail aus. Wir wurden herzlichst von Joreon und Hund Popi empfangen und fühlten uns von erster Minute wie zu Hause. Die Unterkunft besteht aus drei Appartements, einem unten und zwei oben am Pool. Joreon und sein Mann wohnen auch in dem gleichen Komplex, was wir als sehr positiv empfanden, da du immer einen Ansprechpartner bei Rat vor Ort hast. Die Terrasse und der Pool sind mega. Wir hatten immer wieder nette Gespräche mit Joreon auf der Terrasse, der uns mit zahlreichen Tipps immer zur Seite stand und sind auch einen Abend mit ihm und anderen Appartement-Gästen ausgegangen :) Alle Tipps von Joreon waren immer ausgezeichnet und trafen unseren Geschmack. Unsere Favoriten in der Gegend: die leckeren Streetfood-Tacos gegenüber Supermarkt Mega ausprobieren, das Frühstückscafe Choux Choux gegenüber oder unbedingt zum Frühstück ins Ojo de Augua fahren (1,6 km entfernt, aber einfach mega lecker!). Tolles veganes Café gibt es auch ums Eck namens Ressio. Um die Gegend etwas zu erkunden, haben wir uns 300 Meter entfernt bei Scooter and Rental Cityräder gemietet für 250 Pesos (ca.15 Eur) pro Tag und sind zum Playa Esmaralda Beach gefahren. Wer Full Body Spinning mag, ein tolles Studio namens Rola ist nur 400 Meter entfernt. Das Appartement hat auch alles was das Herz begehrt für einen perfekten Start. Absolutes Plus im Appartement: extra Wasserhahn mit gefiltertem Wasser, sehr bequeme Betten!, Pflegeprodukte, Strand-und Pooltücher, Sonnenliegen und Sonnenschirm für den Strand, himmlische Regendusche, lecker mexikanischer Kaffee und das perfekte Starter-Kochset aus Öl, Salz, Pfeffer und Oregano. Zahlreiche Supermärkte befinden sich in Fußreichweite und zum Strand sind es auch nur 10 Min. Fußweg. Für den ersten Abend lohnt es sich in die Trattoria del centro essen zu gehen und gegenüber dann in die kleine Mezcal Bar auf einen leckeren spicy Mezcal Margarita, wo täglich Electro/Techno-Djs auflegen. Donnerstags gibt es eine Gaynight mit Dragshows in der electric bar - auch sehr zu empfehlen. Die Gegend ist absolut sicher und wir würden behaupten, dass man von der Lage gar nicht besser wohnen kann. Abseits des lauten Trubels von der 5th Avenue, aber trotzdem absolut zentral. Wir haben jede Minute dort genossen und freuen uns sehr auf ein Wiedersehen! Einfach nur großartig und absolut zu empfehlen! Vielen Dank für die wunderschöne Zeit.

Die ersten 5 Nächte unseres Mexiko-Urlaubs verbrachten wir in diesem wunderschönen neuen LGBTQ-Appartement und sind so froh diesen Schatz gefunden zu haben. Das Design, Interior und die vielen Pflanzen strahlen viel Ruhe und Liebe zum Detail aus. Wir wurden herzlichst von Joreon und Hund Popi empfangen und fühlten uns von erster Minute wie zu Hause. Die Unterkunft besteht aus drei Appartements, einem unten und zwei oben am Pool. Our stay with Jeroen and Carl couldn’t have been better. My partner and I stayed in one unit on the upper level and my parents stayed in the other with a pool in between.||The location has the perfect balance. It’s on a quiet, tree-lined nook just steps from the bustling center of PDC, and is just a few minutes’ walk from the beach. Units themselves are thoughtfully designed, with smartly placed hangers and shelving tucked resourcefully behind the bed. There is a sitting area inside to relax, and a table for a meal inside or remote work. The kitchen is equipped with all you need, including a refrigerator, burners, dishes and silverware, cleaning supplies and lots of extras! We appreciated the potable water on tap in the unit, and even a Ninja air-fryer combo oven. Water was hot, and the pressure was great too...a rarity anywhere I’ve been in Mexico.||Drying racks were placed just outside the door to hang up swimsuits, towels and other items, and a shower was available near the pool to rinse off any sand after a trip to the beach. The rooftop common/pool area was a perfect spot to interact with other guests and the hosts, and made our experience feel like a home away from home. Pop, their happy pup, was a bright and welcome surprise too.||Lote 4 is private and secure, impeccably maintained and thoughtfully designed. TL;DR: The best decision ever to stay in this hotel—thanks to our amazing host, Jeroen!

We stayed in a ground-floor room, and it couldn’t have been more perfect. It had a small patio, and the design was warm and clean. The room was equipped with everything we needed: a small kitchen with utensils, a refrigerator, a safe, a hairdryer, a small closet, and air conditioning.

The whole hotel feels quite private, and the rooftop pool is a refreshing little oasis. Also the hotel is couple of min walking from the 5th and the beach.

The cherry on top was our host, Jeroen, who was incredibly friendly and helpful with every question and recommendation—whether it was about where to eat, gay life, or anything else. Thank you so much, Jeroen! You truly made our time in Playa del Carmen the best we could have wished for.
