Avoid at all costs. If you’re hesitating, just skip this place. Nothing works in this so-called “hotel.” Check-in / check-out: only by video call. Fine, maybe. They then sent me digital access codes… which also only worked for a single night. I had to wait long minutes outside until someone finally opened the door remotely, sometimes at 10 p.m. Exhausting. Access is managed by an external provider, and their communication is a disaster. Appalling cleanliness: the room was never properly cleaned. Used coffee capsules were left by the machine, the toilet paper holder was broken and left on the floor (never fixed during my stay), and dust was everywhere — you end up sneezing constantly. No comfort at all: the rooms are extremely poorly insulated, noisy all the time. Misleading photos: don’t trust what you see online, the reality is far from it. On top of that, the place is far from the city center. In short, this is not a hotel, it’s a bad joke. No staff, no organization, no professionalism. You will easily find much better elsewhere. Absolutely avoid.

Thank you for a wonderful time at your house! We can very much confirm the good reviews here. Booking was easy. Relevant infos came, when needed. Check-in was super easy and convenient. 24/7 service via audio and personal video. Staff: everyone we met was friendly, competent and helpful. Room: newly renovated and clean. Spacious. View of the green backyard. Quiet - only playing kids and some cheerfully chattering parrots. It was perfect for our stay of 6 nights. 5 minute walk to the next tram. And several great breakfast cafés nearby. Price (in Amsterdam!!!) was more than fine for us. ⭐️ Note: I don’t know, if there was an elevator hidden somewhere 😉. You should be able to climb some narrow stairs to first and second floor. All in all we really enjoyed staying at the House of Adam. 😎🇳🇱

This new boutique hotel was a surprising pleasure. We had a quad room (two double beds) which included a small little nook for reading or watching tv. The room had an understated glamour and was sparkling clean. What really stood out more than the lovely accommodations was the amazing staff. The communication with the hotel was fast and friendly and even though we checked-in late we had great personalized service from the virtual check-in desk - which was something out of the future. We had such a nice stay I was sad to leave.

Not a great experience at all. 1)It is not central and the location is not gerat for tourists, although it is well connected by tram.

  1. the facilities, amenities, the room itself, etc did not fit to a 4-star hotel. We did not have the option to have breakfast there. I am really wondering how it has received 4 stars!

3)we had booked a room for a couple for 200 Euro which was fairly expensive and we recevied super tiny room in the third floor. There was no washbasin in the toilet. There was only was one basin outside toilet in the room, creating such a mess for brushing teeth, etc. The bed was too small, and when i complained about the room, the only answer I received was, you had booked a Cozy Room!

  1. our room is located in the third floor, without elevator. With terribly uncomfortable building stairs to reach to. Stairs are really unsafe and non- standard. In case of a disaster or fire nobody would survive. I had no suitcase but I was about to fall down from stairs several times and imagine the risk for someone with a suitcase.

I feel I was kind of fooled by the photos...

We had a great stay at House of Adam during our trip to Amsterdam. The hotel is located in a charming area just 15 minutes from Central Station by tram, with plenty of bars and cafes nearby. We especially enjoyed visiting Smit & Voogt for its selection of local beers and welcoming staff. The area Waterlooplein, with its shops, was only about an 10-minute walk away, which was super convenient.

We stayed in a large room for four people, which was spacious, clean, and well-equipped with a coffee machine. The bathroom looked recently renovated and was also very clean. The building itself has character—it’s an older house with steep stairs, especially to the top floor where we stayed. It wasn’t an issue for us, but it’s something to keep in mind if you have mobility concerns.

The staff were incredibly friendly and helpful. They accommodated our early check-in and let us store our luggage without any problems.

Overall, we had a very enjoyable experience and can truly recommend House of Adam for anyone...
