Pros: Fantastic central location! As you walk out the front doors you’re met with a taxi rank and beyond that, a path straight down to the boardwalk and the beach. There’s a good few restaurants down that strip that I’ve also left 5 star reviews on. We got this for a pretty decent price in September. Air conditioning!!! When searching for affordable places to stay, I was looking on booking.com and airbnb and so many places didn’t have air conditioning. Even though it was September and wasn’t absolutely scorching like I’m sure it gets in the summer, air con was still an absolute god send for us. Good news for you! The place is getting renovated this year and the plans for it look beautiful, updating the apartments to some super modern decor (there was posters showing this in reception). It will no doubt come with a price hike but what can ya do. Luckily we didn’t hear any real construction noise at our time of staying in September despite being really worried by some other reviews and a post on their website saying construction is to be ongoing until April 2025. The apartment and complex was pretty clean, surfaces and stuff were actually clean. Only niggle here is that some of our bed sheets had stains on them, hopefully still clean but just stubborn mascara stains or something. They had a good cleaning schedule in place which meant we didn’t have to ask for anything extra eg fresh towels or toilet roll but I’m sure they would have happily accommodated if we had asked Food was alright, just your standard hotel food. Staff were excellent, super attentive, friendly and set us up with everything we needed. Extra shoutout to the maintenance guys <3 (continue reading for more context) Cons: We found there was quite a bad ant infestation in the kitchen of our apartment, probably thanks to the last guests leaving food out. However I’ll give credit where it’s due as we messaged reception via Whatsapp and they sent maintenance to come and fix it the following morning. To our surprise when we got back that evening all the ants were actually gone and didn’t return for the remainder of the holiday. They were doing work early one morning in the apartment next door to us and I believe they did something that knocked the power to our air con unit. Again we dropped by reception in the morning it happened and it was fixed by the time we got back to the apartment later that day. The pool seating is quite limited and you’ve got your usual issue of people going down at 6am to place their towels and not showing up until 1pm. We were lucky enough to get a seat on the couple days we sat down by the pool but we spent most of our time out and about or sat on our nice balcony overlooking the pool. Nothing against the hotel on this point but… This was one of our first sunny holidays as a couple and it made us realise how much we dislike kids. They ran absolutely rampant around this resort, unsupervised and no one did anything about it. We had paid a couple euro for a game of pool and a couple of unsupervised kids came over and started messing about with the balls on the table - no parents in sight, its a small thing but it was our last few euro coins and they ruined the game because no one was around watching them… It’s a very family driven place, so if you don’t like kids sitting beside you at the pool screaming their heads off when you’re trying to relax, then I’d consider a villa somewhere else - because I wish we did. Overall, I would probably stay here again if I was to ever go back to Tenerife, especially after the renovation is complete.

What a total gem of a place. I don't think i can say enough good things about the place. A smaller than we're used to resort but that takes nothing away from it. Reception were efficient and helpful and always on hand.. Never had to queue. The rooms were spotless and serviced regularly. Fully equipped with everything you could need. Free safe, iron and board, hairdryer, tv with English tv ( bbc & itvs), microwave, fridge, freezer, fully equipped kitchen, free filtered water (no need to buy bottled water to drink!). The pool area was fantastic. The rooms all face the pool and if you've a downstairs room then you have an outside dining area and then a bit of an area for your sunbeds. Perfect. No fighting for sunbeds.. And they're right next to your rooms. Lovely. The pool bar / cafe served breakfast and lunch. We had breakfast there every day. English or the scottish belly busters are lovely. Taste like you'd get at home. Jorge from the animation team was great and hard working. Loved his aqua zumba classes. The entertainment in the evenings were excellent and high quality with some very talented performers on. The jewellery making workshop on a Monday was brilliant. My daughter's really enjoyed it and learnt how to make a glass necklace in a microwave. Genius! The staff are superb. Cleaners, maintenance staff, cafe staff, receptionists etc..my hat goes off to then all. Only exception was a lifeguard who was overly busy telling people off about driving in... But i guess he was keeping us all safe. The foam party is superb fun as well. Well done everyone at the royal sunset beach club, you're doing a smashing job. Would fully recommend.

The reception is clean and welcoming We had apartment 129 which is downstairs behind the jacuzzi. ( There is some noise from the apartment upstairs ). The noise from the jacuzzi annoyed me however, its only when its finished a cycle and turns off that you realise how noisy it has been and, the pool and Jacuzzi is closed evenings and early mornings until 10ish so won't disturb you when you might be in bed. The sun is on the sunbeds for this apartment from lunchtime for the rest of the day. There is a walkway right in front of this apartment so people are passing throughout the day but, they are just passing. The bed is comfortable, the aircon is effective. It's very clean. There are activities and entertainment planned daily. I attended a jewellery making class that was just €12 . I created a necklace from recycled glass. It was an informative session and the "teacher" was enthusiastic , encouraging and friendly . I would do it again! Wifi is good. You can connect until 4 devices. The kitchen had everything that we needed. There is " Happy Hour " between 5 & 6 at the poolside bar with reduces priced local drinks and some cocktails. Pool towels are provided. Saving sunbeds isn't tolerated. They have done a lot of modernisation. It's lovely .

Came here last year and had a great time - lovely rooms, lovely grounds, lovely pool, perfect location - so knew pretty much what to expect. ||Hotel was still largely great and the entertainment team led by Ricardo was improved on last year. ||Still have a minor issue with the sunbeds being released at 9.00 - if you’re not in the queue you won’t get a bed. So at 9.01 the pool area is full of people putting towels on beds and at 9.05 the pool area is deserted with everyone going back to bed. Why not just delay the opening until 9.30 or 10.00 so that people don’t have to be up and about in a queue at 8.30? ||The one big issue I have though is the crazy change in pool rules since last year. Basically you’re no longer allowed anything in the pool - no water pistols, floats, diving sticks, buckets, balls - nothing that could entertain a child is permitted.||The no balls rules was a big issue for my son. When we came here last year there were no restrictions on playing with balls in the pool - we did so every single day. This year we were initially told that balls were only in the shallow end, then the next day we were told that the ball we were using was too big and only very small balls were allowed. We therefore went out and bought a new smaller ball for €10 and checked with the lifeguard that it was ok to use and he said that it was fine only to then tell us 30 minutes later that he’s been told by the Manager that no balls are allowed at all and to stop using it. After that we saw the lifeguards tell at least a dozen kids and families not to use balls in the poll. This rule seems cruel on children who just want to enjoy their holiday and are the main users of the pool. Having a restriction on where the balls can be used or even the size of balls seems reasonable, possibly even saying there are certain times of the day where no balls can be used seems reasonable but a total ban just feels unnecessary. I was told by Reception that it has been the law in Spain for many years that balls aren’t allowed in pools but (a) this isn’t true (that is an incorrect and overly cautious interpretation of the law) and (b) if this is true why were we allowed to use the ball every day in the same hotel last year without any restriction and why are games of water volleyball and waterpolo permitted? Even the lifeguards were embarrassed at the rules they were being told to implement and were at pains to tell you that it wasn’t their idea to stop balls being used. ||We still had a great holiday and love this hotel but I would encourage the management strongly to reconsider the approach to balls in the pool as it upset so many kids when...

We stayed here last year in a two-bedroom apartment in a fantastic ground-floor location overlooking the pool. It was noisy at times, but the convenience and overall experience more than made up for it.||Based on that, we booked again this year and requested the same room. The hotel made no promises but said they’d try.||When we arrived yesterday (08.08.2025), we were given an upstairs room - the complete opposite of last year’s. It was far from the lift, which made carrying luggage a hassle, and although it had a terrace, we lost the huge benefit of having sunbeds right outside our room. That was a real game-changer for us last time.||Inside, the apartment felt tired and under-furnished. No bedside table, no mirror for my daughter’s make-up, bare white walls, old MFI-style furniture - and not much of it.||I spoke to reception and explained that this was chalk and cheese compared to last year. I honestly told them I hated it and couldn’t face 10 days there. To their credit, they called shortly afterwards and offered a ground-floor disabled-access apartment. It was smaller, still very basic, but at least had a terrace where we could use sunbeds. After some thought, we moved. The location is far better, but it’s still a compromise - I’m happier, but not happy.||My stepson and his two young children are with us in a one-bedroom apartment. It’s just about acceptable, but the location is poor - diagonally opposite ours at the rear of the hotel, with a terrace facing an ugly perimeter wall.||On the positive side, the pool is good, and the on-site café offers a wide choice of reasonably priced food and drinks throughout the day and into the evening. There’s also entertainment, which isn’t to my taste but seems popular with others.||The local area, Fanabe Beach (Costa Adeje), has plenty of restaurants, bars, and shops, but it feels dirty and tired. The local authority clearly aren’t spending money on cleaning, litter collection, and maintenance. Walk a few hundred yards away fromthe marina, however, and the scenery changes completely - beautiful views, clean and well-maintained public areas, and far more upmarket hotels and restaurants. Each morning we chose to walk in that direction, which was far more pleasant. The marina itself is lively, full of places to eat and drink, but it’s not a relaxing walk.||Would I recommend this place? No.|Would I return? No.||Summary – Good room locations are few and far between. The hotel and local area feel tired and low-budget, yet prices remain high.
