How could you leave a place that feels so much like home? My family occupied 3 rooms in this 4-bedroom house for 3 nights and thoroughly loved everything and every minute of our stay. From the lovely owner Nai and her gentle assistant Lek who looked after us like family (we will miss their smiles), to the light and airy spacious bedrooms with lovely blue decor, comfy beds and cool airconditioning, the pleasant tropical garden complete with native squirrels running up and down the trees, and best of all, an amazing breakfast spread of local delicacies like mango and sticky rice, rice cakes, bananas, pumpkin in coconut milk, pad thai etc...so delicious, it was an effort to tear away the breakfast table to go sightseeing! The dining area also had tea, coffee, snacks, bottled water and bananas available all day - my hungry boys truly appreciated that, as well as the fast and reliable internet signal. We had blissful sleeps here, so quiet at night and waking up to the sound of birds was a treat. Yet it is within the old town so everything that Chiang Mai has to offer is so accessible. You could walk to a lot of nice places from here, or just hail one of the red trucks from the main road for 30baht per person to anywhere. This place is simply the best. We had a wonderful stay at this homestay. I believe the padded flooring in the upstairs rooms might be a recent improvement, as I had read some earlier comments about soundproofing. In our experience, we didn’t hear any noise from the other rooms at all—maybe we were lucky with the guests, but it truly felt peaceful and quiet.

The area itself is very calm. You might hear some loud birds, but that seems to be common across Thailand, starting as early as 4 AM. That said, it never bothered us and added a bit of charm to the mornings.

One of the highlights was definitely the breakfast. Every morning, the host prepared a traditional Thai breakfast that was both varied and authentic.

Also worth mentioning: the air conditioning is thoughtfully placed. It doesn’t blow directly onto your head while you’re sleeping, which has been an issue in many other places we’ve stayed. This made for a much more comfortable night’s rest.

We had a wonderful stay at this homestay. Both the property and the room were exceptionally clean and well maintained. One of the true highlights of our stay was the breakfast. While it’s not a typical hotel buffet, the host prepares an incredible Thai breakfast with a variety of different dishes each day, each one more delicious than the last. It’s generous in portion and includes several items such as yogurt, fresh fruit and a dessert.

The location is excellent, right in the heart of Chiang Mai’s Old Town and within walking distance to the city center, shops, and restaurants. The staff were also very kind and helpful throughout our stay. We highly recommend staying here!

The only downsides were that the floors tend to squeak and you can hear some noise from other rooms. Fortunately, the other guests were considerate and kept noise to a minimum. Also, while towels were changed regularly, the beds were not made during...

We were so excited to stay here but it turns out this homestay was just overrated. Location is gd. Rooms are small with very poor sound insulation. You will here clearly ppl talking n walking. As mannered guests, we try best to lower our voice n mind our steps. Can't relax at all when staying here. Gate lock is really a traditional one. Kind of not user friensly n cause lots noise at night. Breakfast is okay. Not really as surprisingly gd as expected. We had better breakfast at other homestays with same price range in CM. Didn't really feel owner's sincere hospitality compared to other hotels/homestay in CM. There are many better choices in CM with same price range. We kind of regrats we booked two nights here, Can't wait to go back to our original one where we can really relax.

We were so excited to stay here but it turns out this homestay was just overrated. Location is gd. Rooms are small with very poor sound insulation. You will here clearly ppl talking n walking. As mannered guests, we try best to lower our voice n mind our steps. Can't relax at all when staying here. Gate lock is really a traditional one. Kind of not user friensly n cause lots noise at night. Breakfast is okay. Not really as surprisingly gd as expected. We had better breakfast at other homestays with same price range in CM. Didn't really feel owner's sincere hospitality compared to other hotels/homestay in CM. There are many better choices in CM with same price range. We kind of regrats we booked two nights here, Can't wait to go back to our original one where we can really relax.
