A good-sized building is being constructed next door. I estimate it is 80% complete but some construction is still being carried out. So if you're thinking of sleeping late, forget it. My recommendation is to avoid this hotel for another 3 - 6 months (I'm not sure what their speed of work is like) to be safe or enquire whether construction has been completed before doing your booking.||||The room is clean but very basic. The lack of overhead lighting in the main area also makes for a dark room. Of course this can be remedied by opening the curtains, but with the building next door quite close, this means no privacy at all.||||No stationery was provided, no kettle or cups. There is a medium-sized fridge, two glasses and two bottles of 500ml complimentary water everyday. The TV is actually small for the room of this size. No TV station guide and only a few channels in English.||||The WiFi worked but speed was erratic. I used the Ookla app to measure it and got varying results from 1Mbps to the best being 10MBps.||||Contrary to my experiences in other hotels all around Thailand, the staff here will not greet, smile or acknowledge you unless spoken to directly. A sign on the counter states that keycards need to be updated everyday after noon but no reasons were given why.||||The keycard is used for both entry & power in the room and MUST be entered in a specific way. An arrow on the card shows the right direction but not which face must be up (or down). Due to this I spend about 5 minutes trying to enter the room (for the first time) and getting the power on.||||This is a very basic hotel (close to being an inn or hostel in fact) so no concierge or trolley service was visible or offered.||||The only saving grace was the cleanliness and the extremely low price I got via...
Read moreThis place was great. It's a budget hotel but it was clean, shower pressure/temperature was great, wifi was fast, room was spacious and had a lot of natural light. Big fridge. I had the "do not disturb" sign on the door for my whole stay, and they left extra toiletries/water bottles hanging on the door daily.
Beds are on the hard side but comfortable. If you're overweight they might not be as comfortable.
Some staff struggled with english but they could handle simple requests like a wifi password refresh or questions about extending the booking. This is the only reason "service" gets 4 stars.
Location is close to anything in Nimman but you're a bit out of the city noise since it's not close to any high traffic roads. Absolutely plan to stay here again when in Chiang Mai.
There are local restaurants and businesses all the way to the hotel so you're never "alone" when walking to and from the hotel. It's absolutely in smaller side streets, but I don't think this area of Chiang Mai is ever...

I found that quite ridiculous, given I paid 550 for the room, they were charging me 60% of the nightly rate for a plastic card replacement...
I could deal with it though, if it weren't for the fact that they didn't ask for ID, my name, etc... They just gave a key based on the room number.
What if I got my room number wrong? I guess I would've just ended up with a key to someone else's room at 1AM because there was no verification at all.
