Good stuff first:|We decided upon Treehouse as it's new and in the area where we like to stay in Manchester, at the arena end of Deansgate. Leave the hotel and you couldn't be in a better city centre location imho. It is undeniably a beautiful looking hotel internally and I appreciate they've done what they can externally. Every member of staff who we dealt with was lovely: professional, polite and helpful and it felt like there was a good ratio of staff to guests in the Pip restaurant and bar area. We had some nice cocktails on both of the days we stayed and breakfast was divine on both mornings. We were also given a free upgrade to a king deluxe room, which we really appreciated - thanks Treehouse!||The room had a very comfy bed and pillows and the total blockout blind is excellent if you like a pitch black room, which I do. There were other things I really liked about the room: nice robes, lovely products in the bathroom, in room recycling, good AC, an iron & ironing board, decent laptop sized safe, a safety latch that made your room impossible for someone else to enter when you were in the room. There was also a filtered water tap on the corridor to use. The views from our room over the Irwell and out to Salford and as far as Rivington pike were great and I liked watching the hotel bees coming and going from their hives on the lower rooftop.|| We didn't use the gym but went to have a look and it looked pretty decent. It's also a dog friendly hotel and we met a young French bulldog who was clearly the superstar guest this weekend.||||Not so good parts:||There are parts of the hotel that aren't open yet including the second restaurant and the rooftop bar.||By far the biggest negative was that the rooms were too tiny for 2 people and combined with the concrete ceiling, I felt a bit claustrophobic like I was sleeping in a car park. There's also a really insanely bright flashing smoke alarm right over the bed that negates the superb blockout blinds. ||Not really anywhere comfortable to sit in your room - one wooden chair or a padded bench near the door that felt like a church pew - so as a couple you can sit at opposite ends of the room! Also, there is no plug where the kettle and the rest of the tea/coffee making kit is, that's just bizarre.|||I like the aesthetics and styling concept of the room very much but having a fabric headboard, 3 wool and furry large cushions and a patchwork bedspread that aren't going to be cleaned between guests isn't practical or hygienic for a hotel and is a big no for me. I couldn't do much about the headboard but the cushions and bedspread got removed straight away and folded up taking up valuable room space that wasn't really there to begin with.|||Lastly, I get this is a very new hotel and these are minor points but there were several snagging issues that need looking at in our room, 803. Loose toilet seat, loose shower control handle, poorly fitted trim on the shower door that leaks water onto the floor when the shower is in use. There were also visible assembly stickers left on the tv unit.||Would I stay again? Yes, but it would need to be one of those Manchester trips where I know I won't be spending a lot of time...

For context, my husband had already checked out (another guy at the back desk helped him) of the hotel after breakfast and he along with my two kids were waiting for the taxi outside, while I did a last minute room check to make sure we hadnāt left anything behind.
When I came downstairs, I walked straight to the reception only to drop off the key (it wouldnāt even matter if I didnāt since we had already been checked out), but this guy was dealing with another customer. Now I didnāt ask for his time and attention, I only INFORMED him that Iām returning the key and before I could even finish my sentence, he looked up to me (read: my skin color) and decided to go ballistic. He almost barked in a demeaning tone: āIām busy with another customer!ā
Even the lady who was being dealt with was shook and looked at me in horror, I was absolutely disgusted at the insult, so I just left the key at the reception and walked towards my family visibly upset.
This guy (who was the same color as me btw) is in hospitality industry and I wonder if he wasnāt trained to speak to customers. Even if he was busy, he couldāve at least heard me and nicely asked me to wait. But he decided to publicly humiliate me which set the tone for the rest of my day.
Which is a shame because other staff was great, especially the two girls at the reception who checked us in the first night and made sure we had a...

The hotel is absolutely gorgeous, you can see that every detail was thought through - every wall hook and door handle are unique. Hats off to the designer of this hotel, it's so cosy and aesthetically pleasing. We stayed in a Studio Suite which was spacious enough for our needs. The bed was very comfortable. The room was spotlessly clean and everything was in a perfect working order. The location of the hotel is perfect - walking distance to the majority of the main attractions. There are plenty of restaurants, museums and shops within 5-10 minutes of walk.
We went for the breakfast included rate for convenience. We were unsure on the food - whilst it was freshly cooked, the selection was limited. I'm sorry to say that the coffee served at breakfast was terrible - we had to go elsewhere for our morning coffee after having breakfast at the hotel's restaurant.
The service was fine, we didn't encounter any issues. However we discovered that they add an "optional" service charge to your final bill at check out. They mention briefly that it will come out of your already preauthorized security deposit (which is £50 per night on top of your room rate by the way). We were surprised to hear about that and when questioned they advised it was optional (which was not made clear straight away). It's a bit awkward and seems a bit petty as this hotel is already priced above average. It just felt like they were trying to squeeze a few extra pennies out of customers which doesn't sit...
