Writing this review for anyone who has doubts due to the ongoing construction- still get a room, better still a suite!!! We arrived at the Canopy on a Monday after previously booking a different Hilton hotel that I wasn’t too excited about. I wanted something more elegant or at least, interesting. I’d previously wanted to book Canopy but the reviews on the construction had me in doubts so when we got there, I asked the Front desk rep if we could see a Suite and a River view room and we did. We saw the Double Queen River View first, and the One Bedroom King Suite next. As soon as we stepped into the suite, I knew it was the right choice! Amazing river and harbor view!! Suite was clean (I’m a germophobe so I always do additional cleaning on my first day in any hotel but it was satisfactorily clean). Customer service was excellent. I didn’t interact much but every time I did, the service was stellar. We stayed for five days and received additional beddings for the sofa bed whenever we asked; housekeeping was provided on request and very well done. Once, I requested house keeping items after the 9PM closing mark and still got them anyway. Front desk was very respectful and very polite. Dorothy was our absolute favorite and a huge factor in getting us to decide to stay here. Thank you Dorothy! I wanted to say thanks at checkout but guess it was your day off! I had initially booked the suite breakfast inclusive, but when we found my younger child couldn’t eat some of the offerings due to nuts and peanut oil, I reached out to the management team and we received breakfast credit for all 5 days (4 nights). I only heard the thumping sound of construction for a few minutes on our 4th day but it did not bother us as it sounded far away but I can understand why anyone in the harbor view rooms would be bothered. Parking was a breeze. As soon as we decided to stay in the hotel, I pre-booked parking for all 4 nights at P2308 and always found a spot. P2308 is closest to the hotel and very convenient. My spots were like 30 second-1minute walk to hotel entrance. My only gripe with our stay were the taxes. A whopping 17% lol; and I truly wasn’t tracking to it being that high but I found it had nothing to do with the hotel or Hilton and Dave (the manager) handled it very well, patiently explaining and providing his contact to go over my bill if I wanted to but the overall bill was fine and I appreciate his effort to ensure I was satisfied with every aspect of our stay. There is a nightly $100 deposit for incidentals but you receive a refund if you do not rack up additional charges from room service, etc. Just be aware, it’s $100 per night for every night you plan to stay but again, it is refundable. At the price we paid for our suite (about $750 per night plus taxes, minus breakfast), I honestly do not think it was expensive. I needed a place to relax my brain for a few days and it served my purpose. I travelled with two kids who absolutely loved the hotel, including a 9-year old who cried on her first day because she was afraid of heights and had to constantly look down through the all glass walls from our top floor suite. She also refused to go to a different hotel, promptly overcame her fear and didn’t even want to check out on our last day. I also heard the gym is great (from my 15 and 9-year old) who went there repeatedly during our stay. If you’re wondering if this is a great vacation spot, IT IS! If you need a get away spot? Right choice! If you’re in Baltimore to work or just want a spot for a night? Canopy is perfect. I’m making this my go to home away from home whenever I’m in Maryland and I’m hoping the quality stays the same. It was truly a calm and enjoyable experience. Canopy by Hilton will also be my first Hilton brand to check out whenever I’m traveling, which will be a lot going forward.

My family and I set out for our 4pm check in, looking forward to seeing the fireworks on the water later that evening. First off, the hotel is very hard to find. Signage is painfully lacking. The only visible hotel name was very low, placed just above the lobby entrance. This posed a problem because the hotel is positioned at the bottom of a hill on a dead end street. The sign is blocked by the hill itself and the construction directly in front of the building. Both my wife and I were actively looking for the hotel, using GPS mind you, and drove around the block several times trying to orient ourselves. The entrance for the parking is conveniently located right next to the hotel entrance. Unfortunately, parking is prohibitively limited. We called ahead of arrival to ensure that we understood the parking options. We found there are many reserved (unavailable) spaces near the hotel. The available parking is actually on the other side of the block. There's nothing wrong with a short walk, but the process should have been much more straightforward with clear signage. Upon arrival at the front desk, we were informed that guests were not being assigned rooms because there was a mishap with the hotel's linens. Everyone was forced to wait for the missing linens to be delivered to the hotel. Long story short, the linens didn't arrive until nearly 10pm. We paid for a room with a view of fireworks and didn't get what was agreed upon. We were able to secure a partial refund through our booking agent and hotel management, but the entire cost should have been waived. We made the best out of an (un)avoidable situation. The hotel itself is obviously new. There is a clean cut, angular, almost minimalist style that runs throughout the property. The lobby was inviting and comfortable despite being full of perturbed guests waiting for rooms. The room appeared clean. The refrigerator was almost useless. Small is fine, but small and warm is not. No visible control to adjust refrigerator temperature. The A/C was exceptionally efficient! The thermostat was easy to use. The beds were comfortable. The shower was well equipped with multiple spouts/heads, including the overhead rain fixture. There should be legislative action against hotels installing sliding farm doors in their rooms. These sliding doors are impractical for bathrooms and I abhor them. My wife told me they had the doors before we booked. I decided to give the hotel a chance anyway. My mind has not changed. Farm doors and poor ventilation in the bathroom is poor design and quite easily remedied, but I digress. I commend the 2 front desk clerks trying to hold it all together. They deserve a raise. In my experience in hospitality, business and pleasure, I must question what efforts management made to rectify the small problem that caused a complete shutdown of their operations for nearly six hours. This hotel has potential if you're looking for new construction and proximity to the water. With a few tweaks a completely different experience may be possible. It may be worth giving a second chance, but not anytime soon.

Staying here now and not impressed for the rate per night. I'm a Hilton Honors Gold member and will hit Diamond status in the next 60 days. Getting bottled water here is like pulling teeth. I'm pretty sure I'm supposed to receive this at check in as part of my status, but didn't. I had Door Dash delivered and asked at the front desk if they have bottled water available to purchase. I was told there is filtered water available on each floor and there's a "bottle" in my room that I can fill up. Sorry what? I'm looking for sealed bottled water, not a glass jar in my room that I need to fill myself and that I have no clue if it was properly sanitized from guest to guest. I’m adding photos of the water area they want me to use to fill the jug with…it looks so dirty. Definitely don’t want to drink from this. I questioned again if they had any bottled water and offered to pay for it. The front desk clerk's response was "we have some, but it's a part of check in." I explained I didn't receive any at check in and she then reluctantly gave me one bottle. I'm sorry, but after staying with Hilton week after week and traveling this much, it shouldn't be this hard for guests to get a $1 bottle of water. It should at minimum be available for purchase at every hotel. Now I'm spending $30 to Door Dash. a $3 pack of bottled water to my room. Which is crazy when I'm spending $300/night on a room? Cm'on Hilton - it's the little things that make or break a guest's stay. They even give free dog treats at check in but apparently guests don’t get water? There are also NO disposable coffee cups until he room. Only glass - which again, I don’t want something others have touched or used and there’s no way to know if these have been properly sanitized. The rooms are decent, but beware the windows are floor to ceiling and the building is so close to other office and residential buildings that that everyone can see right into your room, so you have to keep the curtains closed. If you're okay with this, there can be nice views if you're on the right side of the building. There's a lot of construction going on in the neighborhood which can add additional noise and it makes the area not seems as walkable with all the construction - it feels a bit disconnected from other things in the area. My bathroom sink is clogged badly, making it gross to brush my teeth or wash my hands. I added a service request in the app but 3 hours later haven’t gotten a response. The bed seems comfy. However, overall, based on the unfriendly and unhelpful service, lack of access to bottled water and maintenance issue, I would not spend the nightly rate they're asking for. This is much more on par for a Hampton (Hampton would actually be better - I always get my two bottles of water there with no questions asked).

If I can give this hotel a zero, I would. This is a lengthy review (my apologies) as I had such a bad experience, I felt compelled to share our experience being that we used the reviews to select this hotel. Our hope is to help someone else from making the mistake we made by booking here.

Arrival: We arrived at the hotel on Thursday evening. I liked that they had digital check in- which means we could go straight to our room. Upon opening the hotel door, we realized that we were given the wrong room. We paid for a balcony with harbor view. Instead, we walked into a room with no balcony and a view of the construction next door. We spoke to the front desk clerk, who by the way was very "matter of fact"- unapologetically said that they were completely booked out and did not have the room that we requested. We booked this room months in advance, so we were totally blown away by this. We told him that we paid for a room with a balcony and views of the harbor and that is what we expected. After a while of searching, he was able to get us a room with balcony with harbor views (Yay). Onto the elevator we go, then realized the card and our phone (which can be used to work the elevator) was not working. So, back to the front desk we go. Again, unapologetically- matter of fact attitude, he reprogrammed our cards and told us to not have it near our wallet (which we never did, but at this point, we were tired and just wanted to get some rest). Our new room was next to the gym. Now after going through all that, we sat in our room and could hear every sound from the gym. The walls are super thin.

Valet: Be prepared to wait 20 minutes for your car. The valet parking is a hot mess. I actually feel sorry for the valet guy. It is one guy taking care of all the cars. It is a lot on him.

Room: The room is pretty standard. They have a coffee machine but do not have any complementary water bottles for the machine, so you would have to buy your own water or use tap water in order to use the coffee machine.

Housekeeping: This is where everything went downhill for us. We checked in on Thursday and noticed that housekeeping did not come on Friday. We figured it was no biggie. Saturday came around, we left our hotel room at 9am, and came back about 9:30pm, to our surprise, housekeeping NEVER came. We did not have any clean glasses (they usually have 4), no clean towels, trash from the food we ate the previous days, and wanted a fresh set of sheets on the bed, especially being there since Thursday. So, again we called front desk. Front desk placed us on hold for over 10 minutes. My husband decided he would just go down and speak to them ( since we were on hold for such a long period of time) and ask for housekeeping to come. After 10 minutes of our request, housekeeping came and handed me towels. I asked her if she was not coming in to clean the room as requested. She said no, she was told that we requested a "refresh" which means fresh towels. I shared with her that our room had not been cleaned since we arrived Thursday. It is now Saturday night, and it still has not been cleaned. She apologized (unlike front desk staff) and said that she is the night shift and not sure what they do during the day, but they do not clean the rooms unless you request to have the room cleaned and sheets changed. I was totally blown away by this. Also, no one told us that we had to make this request. At this point I was so exhausted, I asked her for the sheets and some clean glasses. She came back with two glasses and told me she could not replace the 4 glasses (which came with the room, two tall glasses and two short glasses) because all of their other glasses needed cleaning (This is a hotel right?).

Decision: We looked at our room-- trash from two days, clean sheets that were handed to us, two clean glasses and the 4 dirty glasses, the super soft beds that was hurting our backs, and the noise from the gym---- we made the decision to leave one day early. and yes, we had to wait another 20 minutes for our...

Writing this review for anyone who has doubts due to the ongoing construction- still get a room, better still a suite!!!

We arrived at the Canopy on a Monday after previously booking a different Hilton hotel that I wasn’t too excited about. I wanted something more elegant or at least, interesting. I’d previously wanted to book Canopy but the reviews on the construction had me in doubts so when we got there, I asked the Front desk rep if we could see a Suite and a River view room and we did. We saw the Double Queen River View first, and the One Bedroom King Suite next. As soon as we stepped into the suite, I knew it was the right choice! Amazing river and harbor view!! Suite was clean (I’m a germophobe so I always do additional cleaning on my first day in any hotel but it was satisfactorily clean).

Customer service was excellent. I didn’t interact much but every time I did, the service was stellar. We stayed for five days and received additional beddings for the sofa bed whenever we asked; housekeeping was provided on request and very well done. Once, I requested house keeping items after the 9PM closing mark and still got them anyway. Front desk was very respectful and very polite. Dorothy was our absolute favorite and a huge factor in getting us to decide to stay here. Thank you Dorothy! I wanted to say thanks at checkout but guess it was your day off!

I had initially booked the suite breakfast inclusive, but when we found my younger child couldn’t eat some of the offerings due to nuts and peanut oil, I reached out to the management team and we received breakfast credit for all 5 days (4 nights). I only heard the thumping sound of construction for a few minutes on our 4th day but it did not bother us as it sounded far away but I can understand why anyone in the harbor view rooms would be bothered. Parking was a breeze. As soon as we decided to stay in the hotel, I pre-booked parking for all 4 nights at P2308 and always found a spot. P2308 is closest to the hotel and very convenient. My spots were like 30 second-1minute walk to hotel entrance.

My only gripe with our stay were the taxes. A whopping 17% lol; and I truly wasn’t tracking to it being that high but I found it had nothing to do with the hotel or Hilton and Dave (the manager) handled it very well, patiently explaining and providing his contact to go over my bill if I wanted to but the overall bill was fine and I appreciate his effort to ensure I was satisfied with every aspect of our stay. There is a nightly $100 deposit for incidentals but you receive a refund if you do not rack up additional charges from room service, etc. Just be aware, it’s $100 per night for every night you plan to stay but again, it is refundable.

At the price we paid for our suite (about $750 per night plus taxes, minus breakfast), I honestly do not think it was expensive. I needed a place to relax my brain for a few days and it served my purpose. I travelled with two kids who absolutely loved the hotel, including a 9-year old who cried on her first day because she was afraid of heights and had to constantly look down through the all glass walls from our top floor suite. She also refused to go to a different hotel, promptly overcame her fear and didn’t even want to check out on our last day. I also heard the gym is great (from my 15 and 9-year old) who went there repeatedly during our stay.

If you’re wondering if this is a great vacation spot, IT IS! If you need a get away spot? Right choice! If you’re in Baltimore to work or just want a spot for a night? Canopy is perfect. I’m making this my go to home away from home whenever I’m in Maryland and I’m hoping the quality stays the same. It was truly a calm and enjoyable experience. I'd like to say thank you to the individual working overnight that gave us beds in another room because of how obnoxious the 3:00 a.m. partiers were in the room adjacent to us.

Construction noise and grinding, paper thin walls, combined with two sets of inconsiderate noisy neighbors, different set each night in same room, and incorrectly adjusted entrance doors on every room that slam when the door is allowed to close naturally; doors wouldn't be an issue until they're opened and closed every 1 minute after 10:00 p.m. Canopy, you can do better.

Location is top notch and the parking is easy, definitely marketed towards the millennial and younger crowd looking for what a premier hotel used to provide but without some of the other frills.

Restaurant has some interesting offerings but won't appeal to many clientele because they are just a bit too unique for a normal meal.

Beware, can't bypass the front desk because digital keys only work in the elevator and not in the hotel room doors. Also, some staff need another re-education in guest services; Was hit and miss depending on who you got.

Although the hotel is new, the quality of craftsmanship is questionable in areas such as the floor tiles popping up in the bedroom as they were incorrectly installed; also looks as if someone tried to incorrectly repair with glue when the tiles really need to be installed with proper spacing from room edge so they can float and not pop up.

You can tell the bathroom floors have not been cleaned properly on a regular basis and the grout is already dirty in both the shower and on the floor around the toilet. Lack of Bathroom cleanliness was observed in two rooms. Perhaps they hotel management has not properly equipping their housekeeping with the correct tools, training, and alloted necessary time, to do a proper job. Noise and craftsmanship aside, bathroom cleanliness is the one thing that's completely unacceptable and needs to be rectified.

Sheets on the bed were comfortable enough but not properly sized for the mattress so they couldn't be tucked in on the sides and would twist up in the night. They use a standard hotel flat sheets so this could be rectified by ordering the next size up.

Mini fridge drawer is fancy but not really functional, it holds a few to go containers but I wouldn't expect food to stay fresh as it doesn't cool like a regular fridge. If we don't eat the food from yesterday, it'll be thrown out by tonight...

When mentioning construction noise by calling "guest services," I was told that it was out of their control. I understand that it might be out of their control because they don't own every floor in the building, however, they have not noted in their hotel info that the building is still under construction and provided no beware's even when checking in. This business practice should be corrected. Construction at a location should be communicated during the reservation process, the online or in person check-in process and posted at the entrance to the hotel.

At this point we do plan to return because of the convenience of the location, the views, and the necessity for medical trips. While the balconies are nice, the experience of how much noisy those rooms are is not a payoff in the winter months. To get away from the construction noise, 12th floor please...
