The property is great and in a nice area; however, the property manager, Erin, is incompetent. After being offered a job in Arizona, I, along with two other family members of mine, spoke with Erin directly about options for breaking the lease. She stated I would have to pay 4 months rent up front; however, once they rent the apartment, they would prorate the payment and return the remainder of the money to me. The specific example she gave to both me and my other family members on two separate occasions was, "If you pay November, December, January, and February's rent upfront, and we rent the apartment December 15th, you would receive the rest of December, January and February's rent back." She proceeded to state, "We won't have an issue renting your apartment since it is on the 17th floor with a harbor view." With this information, I proceeded to take the job in Arizona, paid the four months worth of rent, and moved.
I moved out November 8th, on December 11th I noticed my apartment was taken off of their website. I emailed Erin to see if they rented the apartment and to see if my security deposit has been sent, yet. On December 17th, six days later, she responded stating they have rented the apartment and the person is moving in on December 28th. She continued to state I will receive December 29-31 rent back, and my security deposit has been processed and mailed to my address. On January 16th I sent another email stating I still have not received my security deposit. Additionally, I stated in my email, "Just to clarify, I will be receiving December's prorated rent in addition to January and February's like we discussed prior to move out, correct?" After not receiving an email back, on January 24th I sent another one for an update. After multiple phone calls and voicemails left for Erin to call me back, she finally sent me an email on February 21st stating I will only receive the prorated amount of December's rent (29th-31st) and January and February's rent is the buyout fee and is nonrefundable. She said it is stated in the lease.
After finally reaching Erin on the phone, she stated that she never said those things about me receiving January and February's rent back. She said "i'm sorry you misunderstood". Additionally, I asked why it took so long for her to respond and she stated she's been busy, which is a lie. She accidentally sent me an email that was supposed to go to another "Ian" in the building. The email she was replying to was sent the same day she responded. This shows me, she was avoiding my emails because she knew she screwed up. On top of that, she denied ever saying I would receive January and February back. Additionally, on March 1st, my security deposit was finally sent, four months later. It's disappointing when I looked to the property manager, the person in charge of leasing, for guidance on breaking the lease, she gave me information that I trusted, and she ended up costing me 8 thousand dollars. If I would've known this, I wouldn't have moved. Lesson learned.
After leaving voicemails with 1405 Point's management company, Kettler, on five separate occasions, I have yet to receive a call back. It seems to be a systemic issue with this company. Read moreI love my apartment unit. The views are beautiful and I often get amazing sunsets to watch when I’m home from work. The two bedroom layout is perfect for me and my WFH fiance. My work orders are usually completed in a timely manner (my microwave was broken on move in and took months to fix. The other minor issues I’ve had were quicker and the repairman has been very sweet to work with)
My issues, however, are with the function of our “luxury” building. I have been at this apartment for 1.5 years now and during this time, have had frequent interrupts to my comfort and amenities.
For 17 floors, there is often only one elevator in use. For the past 3 months alone this has been the case. This is quite frustrating when trying to leave or come home from work, often waiting 10 minutes or more to leave the building. This adds on a significant amount of time to my commute in the morning. I live on the 14th floor so I cannot feasibly take the stairs.
The in unit fire alarms die every 3 months. They are supposed to have batteries changed/tested during inspections but they don’t, they only change the air filters. This causes chirping in my apartment every 3 months as each battery dies and requires replacing (3 smoke detectors dying at different intervals every 3 months is very frustrating).
There are not enough mail lockers for this building. They are usually full and instead of being placed in the locker for you to grab, are piled in a package room. I have had “lost” packages before with no resolution. When you ask for help from the front desk, they almost always have a bad attitude. This stresses me out when I’m just trying to receive a package. One time a friend delivered an edible bouquet to my apartment, and I never received a text or alert it was with the front desk and it sat for hours downstairs until my friend ultimately had to spoil the surprise. The boxes are often jammed and require someone from security to reset the boxes and pull your package by hand. When there is such a large “lounge” area on the first floor that is NEVER used, I don’t understand how we can’t have a functional mail system for the amount we pay in rent.
Hot water has been turned off around 5 times during my time here for water pipe repairs. There has also been flooding on some of the lower floors and the gym which required repairs and was out of use for a while.
The lounges on the 11th floor are nice but the tv / speakers often do not work. The small gaming tables where you can play Pac-Man and joystick gaming is also always broken. I bought grilling supplies when my mom was visiting and found the grills to be out of gas.
I am quite sad the building is run this way. If they offered rent reduction or compensation for these issues, I would understand. For the price I pay to live here, I am ultimately dissatisfied with the quality of...
Read moreI moved into this apartment with high expectations, especially considering the premium rent, but my experience has been far from satisfactory due to persistent maintenance issues.
The first six months were fine, but things quickly went downhill. The elevator, which is essential for this building, was out of service for months at a time. During that period, we had to rely on the stairs or wait for long periods for it to arrive.
However, the biggest issue has been with the water. I’ve lost count of the number of times the water has been completely shut off or the hot water disabled due to plumbing problems. Below is a list of all the dates I’ve experienced water shutoffs or hot water disruptions:
3/9/23 – Water shut off for half a day 10/26/23 – Water shut off 12/4/23 – Water shut off 12/12/23 – Water shut off 1/3/24 – Water shut off 1/4/24 – Water shut off 1/5/24 – Water shut off 2/7/24 – Water shut off 3/4/24 – Hot water disabled 3/7/24 – Water shut off 3/28/24 – Water shut off 4/10/24 – Water shut off 4/15/24 – Water shut off 4/17/24 – Water shut off 4/17/24-4/19/24 – Hot water disabled and water shut off 5/17/24 – Hot water disabled 7/24/24-7/25/24 – Water shut off 9/3/24 – Hot water disabled 9/24/24 – Water shut off 11/14/24-11/16/24 – Hot water disabled
Despite these recurring issues, the management’s response has been frustratingly inadequate. They claim to send their service team within 30 minutes of a complaint, but when the water is shut off so frequently, receiving just a "prompt update" is not sufficient. What’s even more disappointing is that I’m paying a premium rent for this apartment, yet the management has refused to offer any compensation, such as hotel accommodations during these water outages. Additionally, the elevator issues were compounded by frequent alarms ringing in the middle of the night, which added to the overall inconvenience, and there has been no explanation as to why.
Overall, my experience at 1405 Point has been plagued by ongoing issues with basic amenities and a lack of effective communication or compensation. I sincerely hope that management takes these concerns seriously and addresses them, as right now, the value simply isn’t worth the rent.
P.S. I will update my review depending on how the remainder of my lease goes, including the move-out process. However, at this point, it’s hard to recommend...
