This is an amazing hidden gem. The hotel itself is rich with history. The decor is tastefully done and throws you back into history. The staff is amazingly accommodating and friendly. The owner often times is available to talk during social hour (5-6pm) or breakfast. Both are free. The breakfast offers two choices between a savory and sweet dining option. I'm not overly impressed that often with food, and this was the real deal. Breakfast was absolutely amazing! For social hour, it's a free hour of wine and beer. Selection of beverages is somewhat limited, but the ambiance of Maggie's pub in the basement of the hotel is amazing. There is a real hour glass on the mantle above the fireplace. Test its accuracy by tipping it over as you start out happy hour. Each room has its own theme. We stayed in the Library and enjoyed our stay (it has a Clue theme, think of the board game). The bed is super comfortable and the linens make you feel like you're royalty. The location of the hotel is conveniently located near downtown. If you want to go out, it's a short walk or Uber/Lyft ride. If you get down a few blocks, the neighborhood becomes a little sketchy, so you may decide to take a drive instead of a walk downtown. Parking is free, which is a nice bonus. Three spots are available on site and additional spots are available one block away. If you're looking for a relaxing and/or romantic getaway, this is your place. My wife and I were debating between here and other 4 star places downtown, and we were so happy we chose here. It's not cheap, but you really feel you get a good value for your money. If you're 420 inclined, the owner is receptive and willing to allow you to indulge (outside on a patio), but if you're not 420 inclined, you're not met with any semblance of it in the hotel. Note that this is an adult friendly hotel. This is not the place to bring kids.

Our stay at The Inn was exceptional. From check-in to check-out, every detail was thoughtfully considered, and we felt truly cared for throughout our entire visit. The staff was incredibly attentive to our needs, ensuring that we had everything we could possibly want. We stayed in the Gusteau room, which featured a stunning bathroom with a beautiful clawfoot tub—perfect for relaxing before or after a night out on the town. The breakfast was nothing short of amazing—hearty, delicious, and filling. If they’re offering it, definitely don’t miss out on the tomato jam—it's a must-try! Located in the peaceful and safe Cap Hill neighborhood, the Inn is within walking distance to a variety of great restaurants and spots to unwind, including the charming 12 Ghost Tavern. The bar has a cozy, welcoming vibe that makes it feel like a home away from home. Whether you're looking for a romantic staycation or a cozy retreat to explore Denver, this place is the perfect choice.

Absolutely loved our stay at the Patterson a couple weeks ago. The breakfast was delicious - actually some of the best food we had while in Denver! Brandon was the waiter/chef that took care of us and he is a great chef and we really enjoyed talking with him. The hotel was very clean, comfortable, and quiet. The bed was super comfortable and rooms were spacious and the bathroom was VERY large. We chatted with the owner down in the bar and he was very friendly and welcoming. The location was great. I was originally worried about how the free parking worked, but it was just like a 1 minute walk and there are reserved numbered spots for the guests, so it was no issue at all and worked well. I really can't think of a single negative thing about the stay. I will definitely stay here again the future - if nothing else, for the breakfast food! I uploaded a picture of Brandon's homemade cinnamon bread french toast and it was the best french toast I ever had.

I visited this place back in November 2024. I wasn't going to write a review because I didn't think it was necessary, but, based on recent events I think others should know. I went into their "pub" or whatever they call it for a drink one night. I went with a friend. While there, we got to chatting with the chef who was off the clock - not working. He was super kind and polite and very excited to talk about the food he prepared there. That's when it went down hill. The owner who was tending bar came over and inserted himself into our conversation. He started casually riffing on the chef - saying playful yet demeaning comments about him to us. At first it seemed like he was just trying to be silly, but he kept going. It got really awkward and embarrassing. He just continued to demean the chef with every sentence he said. The chef seemed embarrassed and unsure of what to do. But the owner continued. Every time he would make a criticism about the chef he would look at us as if looking for approval. We gave him no such satisfaction. He then realized that it was getting awkward so he asked the chef if he wanted a water to which the chef replied "actually, that would be great. Thank you very much." The owner then snapped back "Well you know where the water is. Go get it then." This may seem benign but he did this to the chef in front of us as we were trying to have a conversation. It was really sad. After the owner walked away for a moment I asked the chef if this kind of interaction was normal to which he got all nervous and deflected without answering. He came back after a moment and continue to rip on the chef and complain/criticize the people who stop by on ghosts tours - something that he uses as his "claim to fame" talking about them like they were vermin. He even ordered the guy who was off the clock and clearly engaged in our conversation to "go to the back and get me some cherry compote, now." to which the chef did without comment. The chef was obviously more concerned with our experience than the owner was. We had had enough at that point and left feeling completely creeped out by this guy among being suffocated by the most sad awkward attempt at putting someone down - someone HE hired. After reading other reviews and his responses to some of the negative ones this behavior doesn't seem uncommon. I will never visit a place like this who treats their staff so poorly and I would suggest you not either. He shouldn't be encouraged to continue acting this...

When a mountain lodge suddenly cancelled our reservation due to illness, Patterson Inn was able to accommodate us with less than 24-hours notice. We were celebrating a special event, and they surprised us with champagne and a gluten-free and vegan dessert, which was such a sweet gesture! While we had made special arrangements in advance regarding my dietary restrictions with the previous B&B, Patterson Inn was able to whip up a safe breakfast with no warning. We were extremely impressed, and the food was very good. The reason for the 4 stars instead of 5 is that we did have a few issues. First, the neighborhood was pretty sketchy, and we were concerned about our car being vandalized, but everything ended up being fine. (Though, it was a pain there wasn’t enough hotel parking; we had to park a block and a half away.) Second, the room was not clean, which surprised me based on the other reviews, so maybe it was just an off week, but it looked as though no one had cleaned in the corners of the bedroom and bathroom in a month, and there was at least a week's worth of dust on everything else; however, most egregious were pubic hairs and dried urine in the bathroom that most definitely did not belong to us--as we had just arrived. I always come prepared with cleaning supplies when staying somewhere new (I've worked in hospitality and have probably seen one too many Dateline specials), but this was pretty gross. Even the sheets had someone else’s hair on them (we're hoping it was the maid's). If this had been a large, well-staffed chain, I would have called down, but they'd been so accommodating in everything else, we decided to just deal with it ourselves. The final issue was the other patrons, most of whom were advanced in years and got up at an ungodly hour and woke us up as well, since there is almost no noise buffering. Though in hindsight, we probably woke them up when we tiptoed in after 10pm (it was like sneaking back in your parents' house after curfew). Overall, we had a nice time and would stay here again; though, I would still bring along our own...

Let me just start with how beautiful this location is. The inn itself is amazing with beautiful rooms. The only complaint I have is with the service. I stayed a week with my wife for our honeymoon and over the 7 days we were there we only saw a couple people that stayed one night. The service was still slow even though we were the only ones there. The binder in the room stated there was complimentary cocktail hour at the bar each night, but when we went down we were charged for our complimentary beer and wine. When we brought it up to the owner he stated it was only the first night. They should not mislead the guests into thinking it's every night. They would have made more money from us if it was offered every night. The bar and hotel seemed vacant most of the time. No one is manning the desk so it was hard to ask for help or to answer our questions. Overall for what we paid for with the room it was not worth the week stay. There were no water bottles offered in the room or in the hallway even though there was an empty water cooler so we had to go out and buy bottled water each day. Colorado is known for having higher altitudes so water would have helped with the altitude sickness. There was no coffee maker in the room which was annoying so we had to wait for the slotted breakfast time to get our morning coffee. There was no champagne service even though it was advertised on the website so I wasn't even able to enjoy some in our room for our honeymoon. They sell champagne in the bar so they could have accommodated us. For the price of this inn there should be more amenities. There is so much more potential this inn could have. The service is really slow here so we had to wait a lot for breakfast even though we were the only ones there. This inn needs to be staffed more if it wants to charge luxury prices. The staff is polite and the food was great, but overall it needs to run more efficiently for how much we...
